Many times I get emails directly from sellers after I showed their home to a potential buyer asking me why my buyers didn’t buy their home. Many times I have to answer, “This really is a question that you should be asking your agent”. But, if you would like have your agent send me this question and CC you on it and when I send back my response I will hit REPLY ALL. (I never like having a listing agent mad at me, I have my own listings to worry about.)

So you have an ugly house, so what? It doesn’t mean it won’t sell, it just means you need to put some lipstick on it and find the right person for it. Look at a Friday or Saturday night at any bar in any town, 2:30 rolls around and even the ugly people go home with someone, so why can’t this be your house?

I had a listing that had some neighbors that were nice neighbors, but their yard was somewhat of an eyesore. It really wasn't as much the yard as it was the house. It also needed some touch up and my seller was willing to help out.
You see, in today's world my seller and I figured the reason for not painting the house and doing the up keep on the yard was because of the lack of money. But, it turns out that they just didn't see a reason too.

I listed a home early this year that was a short sale. The owner lived in another state, and though the neighbors didn’t like it, I was told not to mow the lawn! She wanted to make sure the appraisal came back low, that way when an offer came in and they were ready to get their appraisal, I could mow the lawn and get the appraised value higher for the buyer.

One of my buyers was looking at a house and the mother in law also came over to check out the house. But as she was walking up the sidewalk to the house, there were walnuts everywhere and she stepped on one, lost her balance, and broke her ankle.
Now, the sale still went through, but it almost didn't. It was Saturday morning, the tenants had moved out and I came back to take pictures. Inside, the house had been cleaned to the point, I almost didn't recognize it.
But, the yard, though very well landscaped, had a lawn that clearly hadn't been watered in a while. I told them that despite the home looking great inside the curb appeal was just horrible and they needed to start watering the lawn everyday and get this home back in to shape.
