for sale by owner: Going alone or hiring help, is it worth it? - 03/23/11 01:38 AM

Every day I see how many people try to sell their home on their own as a FSBO “For Sale by Owner” and I have to wonder, why?  Then it hit me, mainly because I was sitting here trying to do my taxes by myself. (Also not a wise move)
How do I know it wasn’t a wise move? Well, unlike real estate, I got a do-over, a second chance, a mulligan. I decided to take my taxes to a professional because as I was looking over all the new tax laws, even since last year, and I thought, I … (14 comments)

for sale by owner: I’m selling my home “For Sale by Owner” why do you agents keep calling? - 01/18/10 11:30 AM

By Todd Clark (Broker/Sales Coach) 503-524-9494

I’m selling my home “For Sale by Owner” why do you agents keep calling? That is the question I get most often when I call someone who is trying to sell their home on their own. But, let me tell you a little secret, there are three types of agents that will be calling. Ones that tell you up front why they are calling and others that will also be honest, but are looking to get to the real goal in another way, and the third who isn’t interested in your listing at … (46 comments)

for sale by owner: Your house hasn’t burned down has it? - 12/07/08 12:28 PM
This is how the conversation went with a FSBO I met yesterday after he asked, "Why on Earth would I need an agent? I can do this on my own. You are just a glorified paper pusher that gets six percent for doing it."
Me:  "Your house hasn't burned down has it?"
Mr. Seller said, "No, why does that matter?"
Me: "You can put out a fire, can't you? Then why do you need fireman to come over? You have homeowners insurance to cover the home if you make a mistake and can't save the home, right? So, of course, since … (16 comments)

for sale by owner: Do your homework and you may get a reward - 11/18/08 12:50 PM
Nothing upsets me more than when I see an expired listing that only expired because it had a lazy agent involved. I had one of those experiences, but I have to say that lazy agent made me look like a rock star to this seller.
You see this home had been on the market for six months with another agent and that agent just couldn't sell it. It only had one picture on the MLS, she didn't do her homework on the property, and she was missing one big selling point about this property that made it a slam dunk for … (87 comments)

for sale by owner: How to win over a For Sale by Owner – Attitude is everything! - 09/04/08 11:35 PM
Tonight while watching one of my favorite movies of all time, I realized that this movie described me every time I left the office, or my house, to go to a For Sale by Owner's home. I left with all the confidence in the world, but upon getting in to the house, I was a wreck and sounded like an idiot!
So thank you Mel and Gene for putting exactly how I feel about taking on a For Sale by Owner. I didn't have to change a word in this dialog, it was perfect!

for sale by owner: For Sale by Owner (Who the hell are you?) - 07/01/08 10:30 AM
I love talking to FSBO (For Sale by Owner) people. They are some of the most intelligent and well meaning people I've ever met. They usually are just trying to save a dollar, not realizing that they can cost themselves thousands by not using an agent.
But, this FSBO wasn't that at all. This FSBO was ignorant, abusive, and darn right rude toward me as an agent. In my career, I've only had one other situation like this. But, this time was different, he wanted me to go away and wanted me to go away fast!
Something wasn't quite right here … (23 comments)

for sale by owner: How much do you charge to clean up someone else’s mess? - 05/03/08 06:38 PM
Today, I was asked by a friend to help out his buddy, who decided to by a house from a FSBO without representation. He said his friend didn't know about using a real estate agent and that the seller could help pay for the agents services, if the seller agreed.
The seller is willing to pay for me if the buyer is willing to raise the price of the house by that much. The buyer is willing to do it if I agree to a lower commission that I would normally charge when helping a buyer .75% to be exact. Well, … (49 comments)

for sale by owner: Beaverton Oregon Real Estate: Selling For Sale by Owner – Save the commission “Hire the Right Agent” - 05/10/07 10:15 AM
Are you selling your home "For Sale by Owner"  (FSBO) because you don't want to pay a Realtor® a commission? I personally don't have a problem with that! How many agents change their own oil or do their own websites, just to avoid paying someone else to do it?
I can show you how hiring me as your agent will make you enough extra to pay for my services, but also give you an additional $50,000 or more! The reason I can say this is because I can show an owner how to sell their home with owner financing. I can find … (0 comments)

for sale by owner: Beaverton Oregon Real Estate: Don’t be in the dark when selling your home - 04/12/07 12:45 PM
When you walk in to a lot of houses today do you notice there are no lights in the living room or family room?  Why is this? It was original done to save money on wiring and permits in a lot of homes. What the builder wanted you to do is put lights in the corner that plug in for mood lighting. The only problem is that it makes the rest of a room very dark and when you go to sell a home a dark room looks smaller. What I suggest is either put in a ceiling fan with very … (0 comments)

for sale by owner: Stop trying to sell your home! Invest in your future instead - 04/04/07 06:22 PM
I've heard this from seller after seller, "I need the equity from my present home to purchase my new home". I tell them "Yes you do, so why are you throwing it away, by selling it the traditional way?"
Let me teach you a better way! Offer your home with owner financing or lease-option. The fact that you need the equity for you new purchase is exactly what you are going to get plus! Offer your home for sale with owner financing. Tell a new buyer with 5% down, you will finance them at 7.5% for 5 years and then at … (2 comments)

for sale by owner: Make some extra money before you move - 03/23/07 02:26 AM
You are now about to move and you look around and say to yourself "Where did all this stuff come from?" We all collect things over time, that when it comes time to move that we just don't want to either take with us or just don't want any more.
Most everyone hates moving and that is why so many moving companies exist. We just throw up our hands and say you take care of it. This can cost thousands of dollars and when we get to our new home we are just amazed why we kept this and that as … (0 comments)

for sale by owner: The AS-IS Mistake when selling your home - 03/22/07 09:27 PM

If you are putting you home on the market you are looking for the most suitable buyers. Telling your Realtor to mark the home to sell AS-IS can and will discourage 50-75% of potential buyers from ever seeing your home at all.
When a buyer is looking on the internet for homes to purchase they are looking for homes that they feel are move-in ready. Most will pass right over a home when they see that is sold AS-IS, because the see the home as a fixer and may have problems.
Now even if you are planning to sell your … (1 comments)

for sale by owner: To sell or not to sell? (before you buy) That is the question? - 03/21/07 08:36 PM
Have you every heard this advice? "Make sure you have your home sold before you find your new home." This can be good advice or bad advice, it can cost you thousands and you may not get what you want in your new home.
I'm not saying don't put your home on the market, but I am saying you really want to start looking at the same time your home is put on the market. The reason I say this is because if you don't have an idea what you are looking for or the prices of the kinds of homes you … (0 comments)

for sale by owner: Making a House a Home - 01/17/07 04:09 AM
You started prepping your home to put on the market. This is the time to consult a Realtor®. Why, you may ask? The professional Realtor® will help you with hints that will make your house a home to a potential buyer. A competent professional Realtor® will not try to list the home until it is ready. They want to see you get the most for your home and not worry about losing it to another agent, because they wanted to do what was right for you. The thing I do with most of my clients is I take them out to … (0 comments)

for sale by owner: How To Sell Your Home Quickly - 01/17/07 04:05 AM
When you put your home on the market your agent assumes that you want to sell your home as quickly as possible for the highest amount of profit. If this not what you have in mind, you need to tell your agent up front what you want.
A home that sits on the market for a long time doesn't do you or your agent any good. The best way to sell your home quickly is to price it accurately from the start! A lot of people think that you should price your home high and then come down over time. This … (0 comments)
