foreclosure: Home is a special place - 01/06/12 02:18 AM
Where we love is home - home that our feet may leave, but not our hearts. Oliver Wendell Holmes I love this quote below because I believe that everyone should have a place to call home. Yet, so many really understand what a home is. Home isn’t a house, a condo, an apartment, no a home is a place where you heart resides. Foreclosure is tough on families, but to me a home is nothing more than a building and your true home is in your heart and as long as you stay with the ones you love,

foreclosure: Can a bank tell a home owner they have to hire an agent to sell their home? - 12/17/11 03:49 PM
I got a call a couple days ago from a seller that wants me to list their home, but really they don’t! You see they are in a short sale situation, not by much, but enough. They wanted to limit the damage to their taxes by selling the home themselves, saving the commission and getting a smaller 1099 at the end of the year. What was the problem? The bank told them that they weren’t going to allow them to do a short sale unless they used a real estate agent. They were very upset by that and they

foreclosure: Beaverton Foreclosed Homes: Really? Really? That is how you feel? - 12/01/11 01:52 PM
Beaverton Foreclosed Homes: Really? Really? That is how you feel? Well, yes, yes I do feel that way! When you walk up to a foreclosed home and open that door, you really never know what to expect when you open that door. Heck, there are times that a sword may not be enough and you need a gas mask before entering the home. When you go to purchase a bank owned home, you need someone on your side that knows what to look for and what you need to do to protect yourself. You see, when a bank forecloses on a

foreclosure: I want to buy the house I’m renting, Is this possible? - 12/30/10 08:00 AM
I got this email the other day and I said “Possibly” as it really isn’t a yes or no question without finding out some other facts about the property first. The first is, “Have you been pre-approved for a loan by a mortgage broker?” This is a very important step because if you can’t get pre-approved, then there is no reason to even ask the other questions or even approach the owner of the property. OK, you now have a pre-approval, the next question we need to find out is the seller even willing to sell? Some people consider

foreclosure: Are developers despite filing bankruptcy with their business still on the hook for the loans? - 10/15/10 09:34 PM
Many developers here in the Beaverton, Oregon, area were building homes left and right in 2008 and 2009 and they thought these homes would sell and they would make big profits. But, when the market started to turn and their homes weren’t finished yet, they saw their profits all disappear. Some of these builders have enough money to finish the project and sell the houses at less than they originally wanted, but still not depleting their bank accounts. While others bet the farm on the future sales of these homes and ended up losing everything. But, what we are

foreclosure: Can a bank go after a seller for fraud if the intent wasn’t to defraud the bank? - 07/06/10 09:29 AM
I had a client that was in the middle of a short sale when the bank started investigating them hard for mortgage fraud. Now when they filled out the loan documents, and signed at closing, all the information was true and they didn’t see any changes on the horizon. Fast forward to today when they have lawyers contacting them daily and are threatening them with jail time for mortgage fraud if they don’t bring their account current and continue with this short sale. Now, what is happening with this couple is probably happening with thousands of others across our country

foreclosure: Todd, please come list my home. I would love to, but you don’t own it! - 06/29/10 04:40 PM
I do lots of preparation when I list a home, but when someone calls me saying they are in trouble and behind on their payments, I always ask what is the date of the foreclosure. Usually I get the answer of they haven’t given us a date yet or not for another 4 or 5 months, we just got the first notice. Well, yesterday I got a call that gave me the first answer, they haven’t given us a date yet and we haven’t received a foreclosure letter in a month or two. Great, this is one I can save…

foreclosure: Are you thinking about doing a loan modification to keep from losing your home? WHY? - 06/17/10 09:39 AM
WHY? Simple question that can save you lot of time and heartache when it comes to doing a loan modification and trying to keep your home. Many people are going through hard times right now and many of these people want to keep their homes and I’m betting if you are reading this you are one of them. But, my question to you is “What was the reason you need to do the loan modification?” If you saying because your payments are too high or is that because you are getting paid less or could it be you have a

foreclosure: The family home… With the economy not being so hot, this is become a viable option again - 06/10/10 01:16 AM
As many of you know from your friends, family and even your past clients the job market isn’t as hot as it once was. People are either losing their jobs or being paid less than they were a couple years ago. This means families need to scrimp and save to make ends meet. One of these ways of saving money is call the Family Home. This is where family members move in with other family members. Usually this is an mom or dad who is now single and are moving in to help the kids with the bills

foreclosure: Banks going after investors who are just trying to protect themselves and their investments - 04/11/10 08:37 PM
With all the foreclosures going on in real estate you would think the banks would have their hands full, but seems this isn’t the case with all banks. Recently one of my investors who owns 5 homes got a “Due on Sale” notice from his bank that he had 90 days to pay or they were suing him for the money. What was the real problem with this notice? He hadn’t sold, he still owned the property, so what triggered the due on sale notice? He had put his home in an LLC on the advice of his

foreclosure: Could the new health care bill cause the next wave of foreclosures? - 03/24/10 03:08 PM
I know it sounds crazy, but I got two calls from panicked home owners yesterday that were convinced they were now going to lose their home. They were worried because they were already on a tight budget because of cut backs at work, but as of today they managed to stay up on their home payments. But, when the health care bill passed they were worried now that they are going to be forced to buy health care insurance that they were no longer going to be able to pay their mortgage payment. I told them, I wish I
