houses: When is a 2nd bathroom, not a second bathroom? - 04/03/11 07:36 AM

As you look at a blank piece of paper would you call that a work of art? As you look at a raw piece of land, would you call that a park? Is an items end result even if never started what we should call it? Can I call a tree a pencil or a tooth pick even why it stands in the forest?

Seems stupid I know, but as I walked in to a listing last week this is how my client approached the master bedroom. WHY? Because is this a bathroom or a closet? The listing paperwork … (16 comments)

houses: One of my accidental creative ad ideas that got me the most calls and leads has been sold! - 03/20/11 01:56 PM

A few months back, I had a listing that I forgot spare batteries for my camera and since I knew this was a great listing in a great neighborhood, I had to get creative to make sure the listing had pictures. This is what I put on Craigslist and the MLS for the first 24 hours. They ended up staying for 5 days because of the response I got.
So, now I’m happy to say this home has been sold!!!

houses: I’m a qualified buyer, but I want lower payments. What do I do? - 08/14/08 03:12 AM
With interest rates creeping up every month and down payments near 3%, I am finding more and more buyers that like the houses they are finding, but don't like the payments they are being quoted from the lenders.
Thirty year fixed rate loans are nearing 6.5%, and PMI (Private Mortgage Insurance) is also going up. You, the average home buyer, may be coming out of pocket, an extra $200 every month despite having an 800 credit score. You also have to figure out where to get another 3% for closing costs!
But, what if I could show you how to buy a home … (3 comments)

houses: Selling a residential home with a uncooperative tenant – An easy solution - 03/05/08 11:28 AM
Have you ever had a residential home that you have been using as a rental and now you want to sell? Then when you go to put the for sale sign up, you find out you have a tenant that doesn't want you to sell, and does everything in their power to keep it from selling?
In my state you have to give the tenant 24 hours with a posted notice that you are going to be entering the property, then, if the tenant wants, they can still make it difficult for a buyer. They just leave the house a mess and … (7 comments)

houses: Beaverton Oregon Real Estate Investing: If you are buying short sale properties or probate properties to wholesale them, don’t skew the numbers - 09/13/07 11:47 AM
Recently I met a couple of young guys who spent $25,000 on one of those "get rich quick" scams, as I like to call them.
They were doing everything right getting homes under contract, but when they were buying them at 70% of retail price they were using the highest comps they could find and not the average.
This always put their numbers closer to 80-85% of retail, then they got upset when they couldn't sell any of them on the wholesale market.
I really do feel sorry for these two, they are some of the hardest workers I've seen in a very long time, … (3 comments)

houses: The secret maybe as close as the neighbor - 08/14/07 12:32 PM
Want to know how to find great homes, in great neighborhoods, at a GREAT PRICE? The secret maybe as simple as going home on a different side street everyday until you find what you are looking for.
What are you looking for? An uncut lawn, newspapers stacked in the driveway, and just general disrepair. Many of these homes have just been abandoned do to death, divorce, or other life changing event.
This is where talking to the neighbor can help you find out the details on a property that the owner may not want you to know. I have gotten many great deals … (7 comments)

houses: What a difference a day can make - 07/18/07 05:34 PM
I showed a house to a couple a few weeks ago and I knew they would love it! It was the perfect home for them.
That particular day it was dark and raining, we went to the home and they just hated it! Everything was wrong with it! I was amazed, it had everything they wanted.
So over the next few weeks of e-mailing them, they e-mailed back and say we found the perfect home. So they sent me the MLS# and what do I see. The home I showed them 3 weeks earlier and not even a price change. I DIDN'T SAY … (22 comments)

houses: MPAA takes on home theatres - 06/05/07 04:41 AM
You all know you can't copy CD's and give them to your friends, but what about having your friends over for a movie? This BBSpot article was written as a spoof to all the ways the MPAA has, and is, still taking on all the illegal downloads of movies, CD's and software.

The article was such a good spoof that the next day letters were being written to all the major electronic outlet stores and online technology blogs. We joke about it now, but can it really happen?
Only time will tell!

houses: Investing in Real Estate in Beaverton Oregon - It is easier to start than you may think! - 05/30/07 03:18 PM
The number one reason people don’t get into investing is they don’t think they have the money
to do so. If you are thinking you would like to invest and are under the assumption that you don’t
have enough money to invest, I can show you many ways to get your first investment
property for as little as $500 down.
One of the problems is finding someone to loan to you when you either don’t have good enough
for the purpose of investing. One way to get around this is either purchase the home from a
seller willing to do owner-financing, or … (1 comments)

houses: Buying a home in Beaverton Oregon: Lease Options and Owner Financing a good opportunity - 05/15/07 05:41 PM
Some people are unable to get a home because of medical bills, divorce or just bad decisions in the past. This doesn't mean you can't get a home, it just means that you have to find someone willing to help you.
First of all I need to tell you that most people have better credit than they think they do. When someone calls me and tells me that they have to do a lease-option or owner financing because of their credit being too bad, I advise them to talk to a mortgage broker and get their credit checked by a professional. 75% … (0 comments)

houses: How To Sell Your Home Quickly - 01/16/07 08:05 PM
When you put your home on the market your agent assumes that you want to sell your home as quickly as possible for the highest amount of profit. If this not what you have in mind, you need to tell your agent up front what you want.

A home that sits on the market for a long time doesn't do you or your agent any good. The best way to sell your home quickly is to price it accurately from the start! A lot of people think that you should price your home high and then come down over time. This is … (0 comments)
