We have investors that have seen the deals and are now riding the waves in Beaverton, Oregon. They know buying these homes today at greatly discounted prices are netting them a profit each month in rental income and they are hoping in 10 years to be able to sell them a huge profits.

Don’t look at my nuts or at least stop looking at me like I am nuts! Over the past couple months we have seen the news reports that real estate prices are starting to climb nationwide, but here in Beaverton, home prices have stayed the same and even dropped in some areas.

I know you said you would invest in real estate in the Portland area when pigs fly, well… This is the time, because pigs are starting to take flight! You see right now you can buy properties on mortgages again at monthly payments that are well below what the current rent would be on those homes.

With all the foreclosures going on in real estate you would think the banks would have their hands full, but seems this isn’t the case with all banks. Recently one of my investors who owns 5 homes got a “Due on Sale” notice from his bank that he had 90 days to pay or they were suing him for the money.

I know there is fraud here somewhere, but why? I was talking to one of my investors the other day and he said he was talking to an investor buddy of his that is going to try something that he heard about on a radio show, but my question is and was… WHY?

I ran into an agent that works with an investor who buys foreclosures and he has had great success getting his offers accepted. I had to ask, "HOW DO YOU GET SO MANY ACCEPTED?"

Are you an investor with rental properties, but only seem to be getting people to put in applications that have bad credit? Don't let this keep your investment properties empty! I have some investors who cater to this type of client and don't have problems because they put safeguards in place that not only keep the rent coming on time. I have a group of investors that have learned that investing in real estate doesn't have to be venture in losing money like so many investors have in the past year. You see, they learned that you can't really lose money if you are buying properties at 60% of the appraised value.
Why were they able to do this? Because they found out about homes before they even became part of the MLS, or they worked together with other investors and bought a group of homes (Portfolio) from banks at a discounted price and then they divide the homes among themselves.

Yesterday I got a call from one of my investors and he gave me a free tool to offer my other investors who own rental properties. I love it when people from the Empowered Investors group share what they have found, without worrying about losing business or a competitive edge in the market place.
This group is so willing to share with each other, they'll work together to do 1031 exchanges. They just share new marketing ideas or cost saving loans with each other. It really is a community of investors wanting to help each other.

I am amazed at how many investors hire an agent that seems to have all the answers, but really great agents will always say, "Let's find out." The reason I say this is because the biggest and most expensive mistakes made in real estate investing are the ones that are made on someone else's knowledge instead of your own due diligence.
Laws are constantly changing and what might have been the correct answer last week could be the wrong answer this week. That could cost you thousands of dollars, and to me that just isn't worth it.

Have you ever had a residential home that you have been using as a rental and now you want to sell? Then when you go to put the for sale sign up, you find out you have a tenant that doesn't want you to sell, and does everything in their power to keep it from selling?

If you have to ask what one is, then you have never dealt with a probate home or have not been involved in one yourself when a loved one or friend has passed on.
A personal representative can be anyone, a friend, relative or even a court appointed lawyer. The personalrepresentative is sometimes chosen by the deceased in their will.
The personal representative's job is to liquidate all of the deceased's items, pay off all the creditors, and then distribute the remaining to the heirs if there is any money left over.

Are you thinking about buying a rental property? Make sure you ask your agent how many other non-owner occupied properties are in the area first! Why is this so important to know?
                                                  
If an area has more non-owner occupied than owner occupied properties, it can actually affect the value of your property when it comes time for resale. Go look at neighborhoods that have more rentals than owner occupied homes and you will see a major difference.

Recently I met a couple of young guys who spent $25,000 on one of those "get rich quick" scams, as I like to call them.
They were doing everything right getting homes under contract, but when they were buying them at 70% of retail price they were using the highest comps they could find and not the average.
This always put their numbers closer to 80-85% of retail, then they got upset when they couldn't sell any of them on the wholesale market.
