investing in beaverton oregon real estate: You are only fooling yourself if you call yourself an investor - 01/08/08 12:39 AM
I know it sounds harsh, but the statement is true! I've been to many investor clubs and talked to many "Real Estate Investors" that have been going to the meetings for 5 years, yet have never actually invested in a single piece of property.
This is strange to me, but the more I talk to people the more I find out they call themselves investors because they buy all the books, go to every meeting and think they are experts. But, when you get right down to it, they are scared they will lose everything and will never actually invest anything … (10 comments)

investing in beaverton oregon real estate: My inner man is costing me - 08/19/07 12:54 AM
I admit it! In my last rehab, my inner man got the best of me. I saw something that wasn't that expensive and I thought how that cool that would be to have in this remodel. Well, looks like the buyers have spoken and I'm am now having to spend even more to take what I thought was totally cool and having to replace it with practicality.
So what is this item that I had installed in my rehab? NOW, men back me up on this one, I decided to put remote controls on ALL the lights in the house. With … (9 comments)

investing in beaverton oregon real estate: Take a slice of the pie - 07/06/07 10:24 AM
One of my investors asked me the other day, if I knew why he helped other start investors. What he saidamazed me.
He said "When I started, I had NO MONEY! Then someone invited me to the party and said to me a phrase that change my way of thinking." What did he hear that changed his life and how he did business? "Son, you will never get started if you keep going for the whole pie"

What the investor was saying was team up with 4 to 8 other investors and all of you will get at least … (5 comments)

investing in beaverton oregon real estate: The Empowered Investor - 06/20/07 10:58 AM
Why does one investor get rich, while another investor loses his shirt? Usually it is because of the amount ofresearch one does prior to getting into investing. You don't think Warren Buffet just wakes up and says, "I will buy that stock for that price," and gets rich do you? That isn't the case at all; he investigated each company he invested in, sometimes for months, before putting a dime in to that company.
As an investor in real estate you should do the same. Find the home, evaluate it, do a cost analysis and then if the numbers work, buy … (0 comments)

investing in beaverton oregon real estate: Beaverton Oregon Real Estate Investing: How a lease option can save a rehabber thousands - 06/09/07 07:28 PM
Did you know that as a rehabber you can buy a fixer and save thousands by never closing?

A closing costs money! But if you lease a property for PITI from an owner you can pay hundreds less per month, fix it up and then sell for thousands more. You cash out the original seller and assign the contract to the new end buyer, and you keep the difference for yourself.
A true win-win for everyone involved. The seller's mortgage payments are paid, you get a property without having to close, and pay closing costs, and the end buyer … (6 comments)
