I ran into an agent that works with an investor who buys foreclosures and he has had great success getting his offers accepted. I had to ask, "HOW DO YOU GET SO MANY ACCEPTED?"
Well, her answer surprised the heck out of me, but it made perfect sense and the results spoke for themselves. What this buyer was doing was putting 5 offers in at the same time on the same property. I am amazed at how many investors hire an agent that seems to have all the answers, but really great agents will always say, "Let's find out." The reason I say this is because the biggest and most expensive mistakes made in real estate investing are the ones that are made on someone else's knowledge instead of your own due diligence.
Laws are constantly changing and what might have been the correct answer last week could be the wrong answer this week. That could cost you thousands of dollars, and to me that just isn't worth it.

If you have to ask what one is, then you have never dealt with a probate home or have not been involved in one yourself when a loved one or friend has passed on.
A personal representative can be anyone, a friend, relative or even a court appointed lawyer. The personalrepresentative is sometimes chosen by the deceased in their will.
The personal representative's job is to liquidate all of the deceased's items, pay off all the creditors, and then distribute the remaining to the heirs if there is any money left over.

Are you thinking about buying a rental property? Make sure you ask your agent how many other non-owner occupied properties are in the area first! Why is this so important to know?
                                                  
If an area has more non-owner occupied than owner occupied properties, it can actually affect the value of your property when it comes time for resale. Go look at neighborhoods that have more rentals than owner occupied homes and you will see a major difference.

Well, there are a lot of homes still out there like this, and the reason they can't sell is because people lack vision and can't see past that thick shag carpet.
