Don’t look at my nuts or at least stop looking at me like I am nuts! Over the past couple months we have seen the news reports that real estate prices are starting to climb nationwide, but here in Beaverton, home prices have stayed the same and even dropped in some areas.

Most of the time the owners don’t fall for these peoples lies, but from time to time the owners waste months and months to find out the banks aren’t going to accept or even entertain these offers. (This then leaves the owners with days to find an agent and a new buyer to avoid foreclosure)

With all the foreclosures going on in real estate you would think the banks would have their hands full, but seems this isn’t the case with all banks. Recently one of my investors who owns 5 homes got a “Due on Sale” notice from his bank that he had 90 days to pay or they were suing him for the money.

What was the real problem with this notice? He hadn’t sold, he still owned the property, so what triggered the due on sale notice? He hadput his home in an LLC on the advice of his lawyer to avoid any potential … (19 comments)

I presently have 7 short sales listings in my listing inventory and I'm not a big fan of the person that comes in within one week of the home being on the market and writing an offer for 40-50% of the loan amount.
The fact is, when a buyer calls on one of these short sale properties, I refer them to another agent in my office as I don't like to work both ends of the transaction. I don't feel I can be fair to all parties involved with all the work that is involved in a short sale.

I have to ask, did Christmas arrive early and I miss it? Last late week, I wrote a post about Santa Claus and his early Christmas present to one of my clients. But, then last night on the news, I hear a story that at one of our local auctions a son and mother team heard a lady crying when they announced a certain house.

Are you an investor with rental properties, but only seem to be getting people to put in applications that have bad credit? Don't let this keep your investment properties empty! I have some investors who cater to this type of client and don't have problems because they put safeguards in place that not only keep the rent coming on time. They also have rents that are above the market prices for the area, and not by just $25 or $50, we are talking hundreds higher per month.

I have a group of investors that have learned that investing in real estate doesn't have to be venture in losing money like so many investors have in the past year. You see, they learned that you can't really lose money if you are buying properties at 60% of the appraised value.
Why were they able to do this? Because they found out about homes before they even became part of the MLS, or they worked together with other investors and bought a group of homes (Portfolio) from banks at a discounted price and then they divide the homes among themselves.

Recently I met a couple of young guys who spent $25,000 on one of those "get rich quick" scams, as I like to call them.
They were doing everything right getting homes under contract, but when they were buying them at 70% of retail price they were using the highest comps they could find and not the average.
This always put their numbers closer to 80-85% of retail, then they got upset when they couldn't sell any of them on the wholesale market.

I presently have a property listed that had the worst possible renters, FAMILY!
The situation was, the parents bought the property so their daughters could rent it back from them. So far so good. But the one of the daughters didn't pay the rent and damaged the property to the point that is nearly impossible to sell.
