Nothing upsets me more than when I see an expired listing that only expired because it had a lazy agent involved. I had one of those experiences, but I have to say that lazy agent made me look like a rock star to this seller.

Today I got a call from a lady who was crying uncontrollably. So much so that I was having a hard time understanding her. But, when I finally got her to calm down enough that I could understand her, she wanted to know what she could do. There are many reasons people do either a lease option or owner financing, but usually the biggest is credit issues. Now, this doesn't mean that all people taking these options are in this situation.

Hiteon Park in Beaverton, Oregon is a smaller park that seems a lot bigger because it connects to a school. Baseball fields, and even the school playground equipment, are available if the kids got bored with the equipment in the park.

Why do I say this is a scam? In some states the banks won't allow you to purchase the home at a discount with the intent of selling it back to the person in default. It is mortgage fraud!

The number one question I get from my buyers of lease option properties is how do I get paid? I get usually between $50-$100 from your monthly rent and the remaining when you exercise the option to purchase the property.
