Here is an idea for banks that deal with lazy BPO agents! For those of you who have dealt with short sale listings have all had that experience where the BPO came back way higher than the home is really worth. Why would the BPO agent bring back a high BPO to the bank? Well, one of the reasons is that I think they are hoping the bank will foreclose and they will get the listing. Oregon has seen some recent activity in new home construction that to say the least is encouraging, but in order to make a profit and no go bankrupt like so many builders have in the past 2 years you need to be smart! Know your numbers is the first thing I can suggest and second is know the area and what is going on in that area. A few months back, I had a listing that I forgot spare batteries for my camera and since I knew this was a great listing in a great neighborhood, I had to get creative to make sure the listing had pictures. This is what I put on Craigslist and the MLS for the first 24 hours. They ended up staying for 5 days because of the response I got. So, now I’m happy to say this home has been sold!!!

Many times the seller is the one that wants to cancel a listing with an agent in Beaverton and that is how I get a lot of my listings, I’m the second agent. There are many fine restaurants out there and don’t get me wrong I love Sonic, Jack-in-the-Box, Burger King and most of the fast food restaurants. But, these places are more known for having a drive-thru, they have limited menus and you can get in and out quickly.

OK, I admit it, my Jeep got a little dirty over the past couple weeks with taking it on a little 4x4 challenge and camping. What happens when a buyer going 50 mph toward a short sale in Beaverton, OR, while a Bank backed by the politicians in Washington DC is going 1,000 mph toward the house, what happens when the market comes crashing down around us? Every day we hear of the talk in Washington DC and how their policies are supposed to help the housing market. Last week we even heard that the recession ended in June 2009! Are repairs a necessity? Only if you want to sell your home! Over the past couple months I have written lots of offers on homes for buyers and many were lost due to the inspection, well really not the inspection, but the seller’s unwillingness to do any repairs. For many buyers they just don’t care, they understand a home is not perfect and expect to do some repairs upon moving in, they know they are buying a used home. But, the people who don’t always think this way are the banks.

Giving back is what we should thing about doing everyday. Saving someone's life isn't something you should have to be asked to do. But, today I'm going to ask you to do just that. I promise you can be a hero! How can you be a hero in only a couple hours? Donating blood at the local Red Cross. (Especially if you have a rare blood type)

I know, we hear it all the time when someone from somewhere else stops to get gas here in the Beaverton, Oregon real estate market… “WHAT DO YOU MEAN WE CAN’T PUMP OUR OWN GAS?” Yep, we can’t. We aren’t allowed, it is a $500 fine. So, don’t feel bad New Jersey, you aren’t alone! If think the answer is “yes” or your agent told you that it is going to be harder now that the $8,000 tax credit is gone, then you need to think again. It is business as usual if you have a home that is show ready and priced right. I can tell you that there are just as many buyers out there today as there were last month all looking for homes. Beaverton and Tigard, Oregon short sales are tough on buyers, sellers and the agents, they are not easy to navigate, but when you complete the transaction, everyone is happy! But, what does it take to be successful at short sales? Personally, I think it takes time, patience, and alot of cooperation from all parties involved. How do you compete when you have a house for sale that isn’t a short sale? Well the first thing I suggest is to stage it and make it show ready.
