Here is an idea for banks that deal with lazy BPO agents!
For those of you who have dealt with short sale listings have all had that experience where the BPO came back way higher than the home is really worth. Why would the BPO agent bring back a high BPO to the bank? Well, one of the reasons is that I think they are hoping the bank will foreclose and they will get the listing.

A few months back, I had a listing that I forgot spare batteries for my camera and since I knew this was a great listing in a great neighborhood, I had to get creative to make sure the listing had pictures. Are repairs a necessity? Only if you want to sell your home! Over the past couple months I have written lots of offers on homes for buyers and many were lost due to the inspection, well really not the inspection, but the seller’s unwillingness to do any repairs.

If think the answer is “yes” or your agent told you that it is going to be harder now that the $8,000 tax credit is gone, then you need to think again. It is business as usual if you have a home that is show ready and priced right.
I can tell you that there are just as many buyers out there today as there were last month all looking for homes. They didn’t stop looking because the $8,000 tax credit was over. The fact is many buyers didn’t even start looking until the tax credit was already over.
