listing agent: Here is an idea for banks that deal with lazy BPO agents! - 01/14/12 01:31 PM
Here is an idea for banks that deal with lazy BPO agents! For those of you who have dealt with short sale listings have all had that experience where the BPO came back way higher than the home is really worth. Why would the BPO agent bring back a high BPO to the bank? Well, one of the reasons is that I think they are hoping the bank will foreclose and they will get the listing. But, why doesn’t the bank question these agents to the value of these properties. I think one thing that would stop these bad BPOs is

listing agent: New home sales are up, but you still have to pay attention to where you build - 11/13/11 03:25 PM
Oregon has seen some recent activity in new home construction that to say the least is encouraging, but in order to make a profit and no go bankrupt like so many builders have in the past 2 years you need to be smart! Know your numbers is the first thing I can suggest and second is know the area and what is going on in that area. About three years ago a well known builder in the Portland area started a subdivision up in the Clackamas County area of Oregon. Great views, large houses and sales were going great when

listing agent: Pilkington Park in Lake Oswego, perfect for that spring picnic - 03/27/11 10:54 AM
Are you looking for a great park in Lake Oswego that you can have a small BBQ at, play a game of touch football or play catch with a Frisbee? If so, the Pilkington Park is the perfect park for you. This park features a large open area perfect for those places where you need a little more room. Heck bring you dog to this very pet friendly park and play catch with them as there is plenty of room to run. Now, though there is no playground equipment in the park itself, if school isn’t in session

listing agent: One of my accidental creative ad ideas that got me the most calls and leads has been sold! - 03/20/11 08:56 PM
A few months back, I had a listing that I forgot spare batteries for my camera and since I knew this was a great listing in a great neighborhood, I had to get creative to make sure the listing had pictures. This is what I put on Craigslist and the MLS for the first 24 hours. They ended up staying for 5 days because of the response I got. So, now I’m happy to say this home has been sold!!!

listing agent: I’m sorry, I’m not going to sell your home, here is your listing back! - 01/09/11 07:42 AM
Many times the seller is the one that wants to cancel a listing with an agent in Beaverton and that is how I get a lot of my listings, I’m the second agent. But, how often does it happen that I’m the one doing the firing? One of the questions I’m asked when I take a listing is, “How easy is it to cancel the listing if I’m not happy?” Well, the simple answer them is, “Give me a call and tell me you are unhappy” But, then I have a follow up question for them “How easy is it going

listing agent: I’m not a drive-thru, I’m more like a sit down restaurant (Join me won’t you) - 11/26/10 08:15 PM
There are many fine restaurants out there and don’t get me wrong I love Sonic, Jack-in-the-Box, Burger King and most of the fast food restaurants. But, these places are more known for having a drive-thru, they have limited menus and you can get in and out quickly. I like to think of myself more as a full service restaurant, where I specialize in one type of food, but still have a full menu to offer you. My menu is designed for families. I help families find homes, that is my business model. I’m not going to get you your

listing agent: Sometimes kids just leave you shaking your head! - 10/06/10 01:12 AM
OK, I admit it, my Jeep got a little dirty over the past couple weeks with taking it on a little 4x4 challenge and camping. But, when I came downstairs to go out and show homes the other day it had some writing on the back window. Now, I knew it had to be one of my kids as it was in the garage the whole time. So, I checked out the writing and it said “Hi Tascha” in the back window, so I had a good idea who the culprit might be just by the name and the

listing agent: What happens If Buyer A goes 50 mph from Beaverton and Bank B goes 1,000 mph from Washington DC? - 09/28/10 02:09 PM
What happens when a buyer going 50 mph toward a short sale in Beaverton, OR, while a Bank backed by the politicians in Washington DC is going 1,000 mph toward the house, what happens when the market comes crashing down around us? Every day we hear of the talk in Washington DC and how their policies are supposed to help the housing market. Last week we even heard that the recession ended in June 2009! To me, that was right up there with the dumbest statements ever to come out of Washington. So, how are we supposed to fix

listing agent: Are repairs a necessity? Only if you want to sell your home! - 09/06/10 12:17 PM
Are repairs a necessity? Only if you want to sell your home! Over the past couple months I have written lots of offers on homes for buyers and many were lost due to the inspection, well really not the inspection, but the seller’s unwillingness to do any repairs. For many buyers they just don’t care, they understand a home is not perfect and expect to do some repairs upon moving in, they know they are buying a used home. But, the people who don’t always think this way are the banks. But, when I show homes to buyers that

listing agent: Sometimes it just too hot to play… So let’s just talk - 08/14/10 09:09 AM
Our church just had this event that they kids got to play in the water all afternoon and though the kids enjoyed it, it did get rather hot and you could tell some of the kids just wanted to find a way to escape the sun. Well, my son and his friend found away to do that by just relaxing in the $6 kiddy pool and talking. So, I guess sometimes it is even too hot to play! My guess is Monday when we are supposed to hit 100 degrees here, it might just be another one of those

listing agent: Help someone else in need today (Donate Blood in Beaverton, Oregon) - 08/08/10 11:12 PM
Giving back is what we should thing about doing everyday. Saving someone's life isn't something you should have to be asked to do. But, today I'm going to ask you to do just that. I promise you can be a hero! How can you be a hero in only a couple hours? Donating blood at the local Red Cross. (Especially if you have a rare blood type) Donating blood is quick, easy and like I said only takes a couple hours. Then the rest of the day or evening you can be the hero you are and where

listing agent: Silent Saturdays: Oh, this feels so good, I'm just going to sleep here! - 08/07/10 11:15 PM
When we saw this guy just relaxing up against a rock with that absolute look of content on his face, we had to take a picture. All the others didn't look as relaxed him, but he wasn't going to let all the noise from the others disturb him. He just fell asleep there and nothing was going to wake him from his slumber and his good dream. listing agent: Oregon has some unique things about it… We can’t pump our own gas, but we own the beach! - 08/02/10 12:59 PM
I know, we hear it all the time when someone from somewhere else stops to get gas here in the Beaverton, Oregon real estate market… “WHAT DO YOU MEAN WE CAN’T PUMP OUR OWN GAS?” Yep, we can’t. We aren’t allowed, it is a $500 fine. So, don’t feel bad New Jersey, you aren’t alone! But, what we do have, and that I actually applaud the government for, and you won’t hear me say that all too often, is open beaches. When you visit California there are certain stretches of beach that the public is not allowed because it is

listing agent: Can a crappy house picture really help sell a house in Tigard, Oregon? - 07/10/10 09:16 AM
Well, I’m going to tell you no, but I’m going to still try to prove myself wrong! WHAT? Yes, I’m going to try to prove myself wrong and try to prove that a crappy photo can help sell a home in Tigard, Oregon. When I list a home I use a Nikon D90 Camera to get the best possible pictures of your home, so it can shine in the best possible light on the MLS. But, what I’m going to do, starting today, is use my iPhone to take pictures of the house and post it to twitter

listing agent: Big agencies are closing, little offices are closing, who do I hire to list my home? - 05/25/10 02:02 PM
Big agencies are closing, little offices are closing, who do I hire to list my home? This is a question I get asked all the time and I’ve worked for both big companies and little offices. For me personally as someone who goes out of my way to market my properties, I didn’t need a big company, the fact is it was a hindrance. But, many who work for big companies will tell you the exact opposite. They have thousands of agents worldwide that they can market your home to. I say hogwash to that as well! The simple

listing agent: Did the end of the $8,000 mean the end of the world if you are selling your home? - 05/21/10 10:03 AM
If think the answer is “yes” or your agent told you that it is going to be harder now that the $8,000 tax credit is gone, then you need to think again. It is business as usual if you have a home that is show ready and priced right. I can tell you that there are just as many buyers out there today as there were last month all looking for homes. They didn’t stop looking because the $8,000 tax credit was over. The fact is many buyers didn’t even start looking until the tax credit was already over.

listing agent: Take a loaf… Can seller’s giveaways make a house sell? - 05/19/10 01:11 PM
Yesterday I took a buyer out for the first time, we looked at a total of 4 houses, all in the Tigard, Oregon area, but the one that was talked about the most wasn’t the one that was the best looking or even the best priced, it was the 2nd one we looked at that gave away banana bread. You see when we walked into this house the first thing we noticed was the smell of warm fresh baked banana bread. (It smelled so good) But, we continued to tour this house and when we came to the

listing agent: Tigard and Beaverton Short sales and short sale success mean having to make sacrifices… How far you willing to stretch to have success? - 04/28/10 12:21 PM
Beaverton and Tigard, Oregon short sales are tough on buyers, sellers and the agents, they are not easy to navigate, but when you complete the transaction, everyone is happy! But, what does it take to be successful at short sales? Personally, I think it takes time, patience, and a lot of cooperation from all parties involved. But, again, my question is, “Are you willing to make that leap to make the sale?” Here on the west coast, sometimes we are at a disadvantage because we are dealing with an east coast bank that may close at 5pm their time,

listing agent: Why would another agency’s principle broker hire me to short sell their home? - 03/02/10 07:51 PM
By Todd Clark (Broker/Sales Coach) 503-524-9494 I have been doing short sales for some time now, but one of the things that surprise me is the amount of misinformation out there about short sales and how to perform them and get them to close. But, at the same time, how often inexperienced agents and even principle brokers put themselves and their clients at risk when doing short sales. A couple months back, I was talking to a principle broker about short sales and she was telling me about her situation and I quickly got a concerned look
