loan modification: Banks aren’t the only ones being hit with foreclosures, but there is a difference – NO BAILOUT! - 07/09/09 04:12 AM

Over the past 6 years I’ve been in real estate, I’ve done a lot of owner financing and lease option deals for owners and buyers. But until this last summer I had never had a situation where a property was given back on a lease option or a home owner had to foreclose on a buyer.
But, there was a difference with the buyers and sellers of these properties versus the ones that were in pre-foreclosure with the banks. The sellers (who also were the bank on these sales) were willing to listen to the buyers and their situations and … (36 comments)

loan modification: Ok banks, that makes no sense at all! - 01/13/09 11:54 AM
In this time of banks taking homes back in foreclosure left and right, you would think that some common sense would still prevail. However, here I am telling you the story of another home that will go into foreclosure because of a banks stupidity!
You see I met someone who owned their home that they got in the divorce, the only thing was, that the home had to be put into her name and that she had to make all the payments on the loan. It was looking good for her until about August when her payments adjusted because of an … (19 comments)

loan modification: Putting our experiences together to make the banking experience better for all - 12/06/08 12:46 AM
Over the past couple weeks since writing a post called, "The foreclosure that never had to happen", I've been trying to figure out how we can get our stories together and send them on to congress, so they can see the real story of what is going on with the banks.

loan modification: More and more people are calling me asking how to talk to their banks - 10/07/08 12:16 AM
As more and more people realize that they may have to go in to default, I'm starting to get more and more calls from people asking me how to talk to their banks about how to avoid losing their homes.
The story time after time is that they called their bank and the banks all say, "Sorry, can't help you until you are already in default." Now, I've been able to help a few of these people, but most of the time I have to sit down with them and discuss their options with the HOPE program, talking to a lawyer … (12 comments)

loan modification: Families shouldn’t be forgotten in a short sale - 09/29/08 12:10 AM
One of the toughest things about working short sales is knowing you are helping a family who is in trouble. For some reason, they can't afford to live there anymore. Many times it's because of life changing situations such as divorce, job loss, death, or many other reasons. But, now they have to sell their home and don't have the equity to pay us or what is owed to the bank.

The loss in value in the last two years has made it impossible to sell a house for the same price they bought it for plus 6%-8% to cover … (9 comments)
