mls: The pressure is on or is it? - 09/24/08 03:46 AM
How close are you to an area that still uses well water for its water source? Does the time of year affect the pressure of your water in your house? Does the property have a reserve tank? What does it mean when the reserve tank kicks on? If you don't know the answers to these questions, you may want to ask your agent before you buy that next home.
Living in the Portland area, it doesn't take that long of a drive to get to homes that still use well water for their water source, but what does that mean to a … (6 comments)

mls: Why sell your home on a lease option - 09/18/08 04:13 PM

With more and more buyers being told no by traditional mortgage lenders, because of lack of down payment or credit history, lease options are becoming a great way to make more from the sale of your home.
The great thing about lease-option is the flexibility of a property owner to sell whether its a house, or a condo. Lease-option could also be use for commercial properties.
Lease-option is a complete opposite of your typical home sale. There are always more lease-option buyers than there are sellers.  When you have more buyers it will surely be easier to sell your home.  It will be a … (13 comments)

mls: Only if… - 09/17/08 04:56 PM
What if instead of putting a price on a home in the MLS, you were able to type $MAKE AN OFFER! Oh, what do you mean we have that already? Oh, yeah, it is called the words SHORT SALE in the comments section.
But I don't think this would stop those 10 calls a day per listing that ask, "How low will the bank go?" Well, I don't know, make an offer and we will see how low they will go, let me ask you a question... How much are you willing to pay?
Hey, here is an idea, instead of $MAKE AN … (6 comments)

mls: I actually told a seller to rent it, despite what I told another person last week - 08/27/08 01:43 AM
Last week I wrote a post called "If you can't sell it, I'm going to rent it (HUH?)" and this week I have to retract that statement...Well, ok, not completely, but in this situation I did.
You see this seller read this article and gave me a call because they wanted to know more about what I was saying. (Thank you Activerain) After meeting with them, I had to tell them that they should keep the property as a rental and enjoy retirement!
Why did I tell them this after writing that article? They were in a special situation, they were buying a … (10 comments)

mls: West Linn, Oregon Parks - Hammerle Park - 07/27/08 04:07 PM
Hammerle Park is a 5 acre plus park located in West Linn, right off Hwy 43. This park, during the hot summer days, is great for kids as it has a wading pool that is only about a foot deep, but to a hot child, that is all they need!
This park also has swings, slides, and two different sets of playground equipment, one for older kids and one for kids under three. (Personally, I love this, as usually younger kids get run over on the bigger equipment by older and faster kids.)
Located at the north end of the park they have … (2 comments)

mls: Beaverton Oregon Real Estate: Errol Hassell Elementary School - 06/04/08 05:54 AM
One of the biggest decisions for a family when they move in to an area is what the schools are like. Errol Hassell is located at 18100 SW Bany Road in Aloha, Oregon, and only had about 550 students enrolled in the 2007-2008 school year, and the school report card was pretty darn good. Click here to go to the Beaverton School Districts website and see for yourself.
Many weekends my family and I go to Errol Hassell's playground because the playground is fenced in and is really close to the 3 amazingly well kept baseball fields, this way my 4 year … (3 comments)

mls: Granada Park in Aloha Oregon (Beaverton) - 06/02/08 08:38 PM
This is a little park, maybe 3 acres, located between the Granada Park neighborhood and Bany Road in Aloha, Oregon. This park may be small, but the walking paths aren't bad and the wildlife seems to be abundant. During our family walk in the park we saw two woodpeckers and a heck of a lot of squirrels.
The kids enjoyed the walk and afterwards we walked over to Errol Hassell Elementary and practiced baseball on one of their three baseball fields while my youngest played on the playground equipment.

mls: Burnsridge Park in Aloha Oregon (Beaverton) - 06/02/08 07:49 AM
You will find Aloha and Beaverton, Oregon, full of wonderful little parks and Burnsbridge is no exception to this. This small, little park has a large grassy area perfect for playing Frisbee with the kids or the family dog.
If you are in the mood for a picnic, the park also features a few picnic tables and while you are eating, the kids can play on the playground equipment that is nearby. This park doesn't have much, but what it does have can make for an afternoon of entertainment for the entire family.
