Many agents I’ve talked to lately only take short sales to get buyers leads and I think this is a very wrong way to approach short sales. When you go in with an attitude that it won’t close, guess what, it won’t. I’m so sure that my short sales are going to close that even my vendors on my short sales are willing to wait on payments on certain fixes.

By Todd Clark (Broker/Sales Coach) 503-524-9494 I’m about one week from closing on a home that is in foreclosure and the loan that is in foreclosure is a VA loan. The bank that is foreclosing is about 2 months away from foreclosing on this property, yet I still got a call today from a VA appraiser wondering if there was a lockbox on the property so they could do an appraisal on the property.

It is true, I don’t know where my pants are! You see, I am one of those who, during the summer months, catching me in pants is not something you see very often, except for at church on Sunday. But, even that hasn’t helped me.
You see, somehow, some way during the packing of stuff that was going to our new home, all my pants got boxed up and taken over to the new house and I’m stuck wearing my shorts. Now, this wouldn’t be so bad if it hadn’t been 38 degrees when I left the house yesterday.

Have you ever had a seller call you interested in selling their present home and buying a new one? Of course we all have, but the seller says, we would like to kind of just start looking around while we fix our present property. Then a wonderful thing happens, within 2 days you find them their dream home, and they just can't wait and buy it.

Either way, I really don't care and I think it is a great idea, but can the American public accept the change that the United States Government has been trying to get accepted for the past 30 years?
On Friday, here in Portland, Oregon, the US Government parked an armored truck in the middle of Portland's Pioneer Square and had a money exchange. They were exchanging one dollar paper money for the new one dollar coins. With interest rates creeping up every month and down payments near 3%, I am finding more and more buyers that like the houses they are finding, but don't like the payments they are being quoted from the lenders.
Thirty year fixed rate loans are nearing 6.5%, and PMI (Private Mortgage Insurance) is also going up. You, the average home buyer, may be coming out of pocket, an extra $200 every month despite having an 800 credit score. You also have to figure out where to get another 3% for closing costs!

As I write this I am amazed at the fact that I didn't think of this before. What makes me stand out from other agents? What can I do to make my self stand out more? What makes people think of you when they think of real estate? Is it a calendar on their fridge? I can't count how many listings I've taken with another agent on the fridge. Is it your newsletter? I've seen people hire me and then ask me about an article in another agent's flyer.
