One of the things I like to do when I visit a neighborhood when I’m looking at Portland, Oregon real estate is to visit the local parks like Hancock Park in North East Portland. By doing this I can usually get a really good feel for the neighborhood.

Sometimes a neighborhood just needs a little brightening and you never know what simple thing can do that. When I see a yard with lots of flowers in a neighborhood with no landscaping or any sign of green, it just makes me smile as one owner has taken the steps to make their yard shine and in the process has done the same to the neighborhood.

Recently I was showing homes and had to stop in the road because there was a bunny in the middle of the road. Now, this is weird, but that bunny wasn’t about to move for little ole me and my car. That is when a person came out and picked up rabbit and moved it to the side of the road.

One of my listings in Beaverton, Oregon is in escrow, and though this would seem to be great news, we seem to have run in to a little snag. It seems the owner who has owned the home since 2001 and has never paid and HOA found out from title that according to the title records the HOA needs to be contacted to make sure there are not HOA dues that are due from the seller upon close.

In the early 1900’s Bull Mountain was once an area rich with farm land as you may be able to tell from the two main roads on Bull Mountain.  (Bull Mountain Road and Beef Bend Road) Until about the early 1970s, that was almost all you could find on Bull Mountain.
Then, in the early 70’s, the first developments started to show up on Bull Mountain as farmland gave way to housing needs. Though there are still a few farms left off Beef Bend Road, most have gone to upscale housing developments, including two Street of Dreams developments.

You have had your home on the market for four to six months now and all of a sudden it expires. Why do you think that is? Was it your agent's marketing? I doubt it! Was it the neighborhood? I doubt it! Heck, was it just that dang barking dog next door? Once again I doubt it!
So, what could it have been? My guess it was price and price only! Sometimes a home could use some clean up and staging, but usually it all comes down to you, the seller, thinking your home is worth more than it actually is. … (11 comments)

Have you ever listed a house that the owner is moving because they hate the neighbor? You certainly don't want to tell a prospective buyer that the person is selling because the neighbor is an ASS, but sometimes the buyer knows who the neighbor is and still buys.

On the surface, that sounds like a statement where I could lose my license, but it's not where the neighborhood is, its just one particular condo association. The reason I won't show my buyers condos there, is because if they ever need to sell, it is almost impossible to sell it.
There are 4 condo complexes on this same street and three of them have an average sales time of only 43 days, yet this one condo, right in the middle has an average sales time of over one year! Even with prices 15-20 thousand less, than the other three complexes … (16 comments)
