or: A small way you and your teenage children can help Japan is by donating blood - 03/21/11 02:21 AM
Spring break is here in Oregon and what a better time for you and your senior kids who are old enough to donate to do so. What a great way to show love for your fellow man. Your blood is now needed in Japan and will help. The fact is I can just be me and donate an hour or two ever six weeks. The American Red Cross needs your blood, no matter the type. So, instead of saying "Oh, I'll donate blood next week" and then next week never comes. Donate today while you have time and are

Have you ever thought about being a SUPERHERO? As a young boy I wish I could fly, save lives and now as an adult I realize I don't need to be able to fly to save a life. The fact is I can just be me and donate an hour or two ever six weeks. The American Red Cross needs your blood, no matter the type. So, instead of saying "Oh, I'll donate blood next week" and then next week never comes. Donate today while you have time and are thinking about it. Donating blood

or: Tigard and Beaverton Short sales and short sale success mean having to make sacrifices… How far you willing to stretch to have success? - 04/28/10 12:21 PM
Beaverton and Tigard, Oregon short sales are tough on buyers, sellers and the agents, they are not easy to navigate, but when you complete the transaction, everyone is happy! But, what does it take to be successful at short sales? Personally, I think it takes time, patience, and a lot of cooperation from all parties involved. But, again, my question is, “Are you willing to make that leap to make the sale?” Here on the west coast, sometimes we are at a disadvantage because we are dealing with an east coast bank that may close at 5pm their time,

or: Short Sale and Loan Modification Nightmares – Week Six - 02/09/09 12:37 PM
There are not as many stories as I had hoped this week, but we still have a few, including a story of the government trying to kick home owners when they are down. Another one where I personally had to call out the big guns to get a bank to take some action on one of my short sales, and then one where the agents didn't know if they should laugh or cry. I say cry because it really was a case where everyone lost. Janine Hook from Keller Williams in Vancouver, reported how the State of Washington was planning to

or: The Lease Option Home Question in Beaverton, Oregon - 09/26/07 03:27 PM
The number one question I get from my buyers of lease option properties is how do I get paid? I get usually between $50-$100 from your monthly rent and the remaining when you exercise the option to purchase the property. I tell them this is why, despite me telling them they can get a house with no credit check, I still want a copy of their credit report. What I do during the terms of the lease, is I help them work on their credit issues at no cost to them! I tell them that it is in my best interest

or: How do you increase the value of your home? - 09/21/07 01:09 PM
Do you need a certain amount of money out of your home, but it just isn't worth that yet? I have a solution for you that can be done in any market. It doesn't matter if it is a sellers or a buyers market! I can get you much more than the appraised value for your home, and it really doesn't take any extra work on your part, like doing a complete remodel would. The way to do this, is for you the owner, to either offer a lease-option or owner-financing. This can increase the amount of money you get for

or: Beaverton Oregon Investing: Rehabbers Protect Yourself! - 09/19/07 12:09 PM
Why buy a property, fix up the property, put it on the market and then wait months for a buyer, when you can find the buyer before you even put a penny down on the property. Yes it is that simple! Do you purchase fixer properties, fix them up, and put them on the market for a profit? Have you ever had to discount the price of the home from what you originally estimated you could sell it for before the fix up? What if I was to show you a way that you can find homes to fix up, make

or: Beaverton Oregon Real Estate: The Empowered Investor - Investment Club - 09/07/07 09:37 AM
Beaverton Oregon Real Estate: The Empowered Investor - Investment Club by Todd Clark I've started an investors club here in Oregon called, "The Empowered Investor". It's a club with both new and experienced investors. The wonderful part of this club is that no one criticizes anyone's ideas. In fact, some of my most experienced investors have been very impressed with some of the first time investor ideas. What happens is, with time, investors start to get in a rut and never change what they are doing or how they are doing it. First time investors, with their thirst for knowledge, can

Beaverton Oregon Real Estate: It may have become the time to buy by Todd Clark If you have been watching the home market for awhile, you may have noticed that homes are starting to sit for a longer time than they have in the past few years. If you are a buyer, this can be a great opportunity to find a home that just a few years ago would have been lost due to a bidding war with another buyer. When the homes start to sit on the market a little longer, and bidding wars don't happen, this is what is

Beaverton Oregon Real Estate: Don't say no to an investment property again by Todd Clark As an investor myself, I was always running into other investors that would say, "I had this property last week that was perfect for a rehab or a rental". Then they would say, "Unfortunately I am already tied up with two or three other properties and couldn't grab it." This has all but stopped, since I have started my investors club. I have been bringing investors together and putting a list of wants and needs together for each investor. So now, when an investor finds a

or: Finding the right investment property for you - 08/07/07 11:44 AM
Yesterday I met an investor at our condo conversion project that wanted to buy one as a rental. He was upset that the HOA dues and the interest rate his bank was going to charge were going to be more than he could charge for rent. I explained to him, that he may want to consider buying a home in another part of the city where the price of the home and rents collected would be closer together. He said he didn't want a house, because he would have to do all the yard work. I asked him if this was

or: Breaking through the glass ceiling with your rental properties - 07/02/07 08:37 PM
Most investors who buy a rental property collect rent every month and sometimes even lose money. But, there is a better way and every two years you can even double your income. Some of the advantages of a rental are all the deductions. I have a way you can keep those deductions and charge a larger amount of a deposit that is equal to the monthly lease. If they break the lease, or are late with the rent, you get to keep the deposit no questions asked! Let me show you why my clients and I lease-option our properties instead of

or: It’s not easy being green - 06/27/07 08:02 PM
Have you ever walked into a property and the first thing you see is a green shag carpet? Well, there are a lot of homes still out there like this, and the reason they can't sell is because people lack vision and can't see past that thick shag carpet. I see this in a lot of probate homes and this is why investors who buy these homes get such great deals. They can see past that, but pretend they can't and ask for discounts. The family, for some unknown reason, would rather discount the price of that home
