Oh, the words I really don’t like to hear from a buyer or a seller. You know the phrase “My friend told me…” Now, I was talking to a buyer on the phone the other day about a home they were looking at and about what was the best way to finance it in their situation.

You may have had the highest and best offer on a Beaverton home, but Google could cost you the home. Well, it happened this last week to another buyer that called me today. They put an offer in on a home and they said their offer was the highest and best. You know the story, above asking price, conventional loan with 30% down. But, that wasn’t enough thanks to the power of Google.

We have investors that have seen the deals and are now riding the waves in Beaverton, Oregon. They know buying these homes today at greatly discounted prices are netting them a profit each month in rental income and they are hoping in 10 years to be able to sell them a huge profits.

A lot of agents look at their business once a year and re-evaluate what they need to do in their business to make it successful. Now to me this is a huge mistake! I look at my business every month and if something isn’t working, I will eliminate it. If you don’t evaluate your business and continue what is working and eliminate what isn’t, you to like this general store will become obsolete.  How often do you look at your business?

I hear it from agents and mortgage brokers everyday “I want more business, do you have any ideas?” Well, I have some ideas, the same ideas I’ve been giving you for the past 4 years and you wouldn’t listen then and I’m hoping you will listen now.
Referrals can be a huge part of your business, but if that isn’t getting you enough business right now, then you need to generate new leads. But, sitting in the office waiting for the phone to ring isn’t going to get you those leads unless you are doing something to make that phone ring.

One of the things I like to do when I visit a neighborhood when I’m looking at Portland, Oregon real estate is to visit the local parks like Hancock Park in North East Portland. By doing this I can usually get a really good feel for the neighborhood.
I can usually tell if it is a good neighborhood by how many families are in the park in the afternoons or if during the day, I can tell a lot about the neighborhood by looking for graffiti. If I don’t see a lot of graffiti, then I know that chances are the … (6 comments)

Lake Oswego Real Estate: Hide and Seek is easy when you have trees this old. While out and about this weekend my kids managed to find a place where they thought they should bring their friends for a great game of hide and seek.
