I have a client that bought a brand new roof and chimney in 1999 and today they have to sell that home. The problem is the inspection came back and the roof was installed incorrectly and the chimney is pulling away from the house, cracking and pulling the roof away from the home as well. Now, not only were these done by the same person, but they cost way more than they should have been and the person is no longer in business. The cost of 2 fuses is only $2.99, but when you have to replace the fuse every time someone comes to show the home and they ring the door bell to make sure no one is home, then it can get real expensive real quick. Thought the price of the home is great, when they walk in and see that there is no power in the main rooms, then they tend to know something is wrong. No inspector needed to tell me there isn’t enough power to run everything in the house when the fuse is blown when you walk

Yesterday I got a call from a past client and someone who I now consider a friend. Though she has called many times before with referrals and believe me I love that. This time she called to thank me for something I did at the bargaining table when they were buying the home. You see I said “No matter how perfect the home is, we should get an inspection and also a home warranty, you just never know!” Well, the inspection found a few things and we got the major ones repaired, but what the inspection didn’t find was

Are repairs a necessity? Only if you want to sell your home! Over the past couple months I have written lots of offers on homes for buyers and many were lost due to the inspection, well really not the inspection, but the seller’s unwillingness to do any repairs. For many buyers they just don’t care, they understand a home is not perfect and expect to do some repairs upon moving in, they know they are buying a used home. Well, I am certainly a real estate agent and not a handy man. I can now admit this. I had a leak in ourbathroom sink and I thought I could save $45 by spending $4.99 on a used home depot self help repair book. I WAS WRONG! I've now spent $45 + $12 in gas and the $4.99 for the used home depot self help repair book. No matter how many times I showed the sink the picture in the book and yelled at "SEE, THIS IS WHAT YOU ARE SUPPOSED TO LOOK LIKE", it still leaked! So, now I'm waiting for

Recently, I was told that it was a buyers market and I had to somewhat disagree, and when I saw a copy ofanother agents repair addendum, I was floored! A listing agent was telling me this and when I disagreed that itwas a complete buyers market, then she told me to read this. It was a repair addendum for a listing she had! For the record, they told the buyer where to stick it, because theyknew this was the kind of buyer that was going to sue the after the sale no matter what they said yes too. Thishouse
