25% commission on this amazing short sale! WOW, now that is incentive to sell, but we all know the banks won’t pay that. So what is this offer that is being presented to me by my seller? Well, it seems my seller is living out of state and this house is a mess! Its cluttered and there is just stuff everywhere... and I mean everywhere. I’m not even sure if I should put it on the market yet, just for the safety of others. I tell this to my client and she says, "Hold a garage sale, everything must go!

Now, let me say this before you get to mad. I've done many pre-written price reductions, especially when it comes to short sales. But, where do the actions of the agent and having a pre-written price reduction cross over in to an ethics violation? Today, I have to say I think one agent I have been trying to work with took the pre-written price reduction and posted it despite his clients' best interest. I would say close to 90% of my sellers are going to be buyers after they sell, and I would say they all need a loan in order to get that new home. Most of us have had the fun of putting up the SOLD sign on a listing...it can be a great feeling. (I know there are some new agents out there, you will get your first chance soon!) Today is Friday, Febuary 22, 2008 and it is time for another breakdown of homes sales in the Washington County, Oregon market. I'm happy to say if you own a lower to medium priced home, sales are still making a moderate increase, if your home is price correctly. While this is good news, higher priced homes are starting to sit a little longer on the market. I am kind of in charge of getting a condo conversion project sold in Tigard, Oregon, and in 1 month's time we had about 30 showings and two offers. Not bad, since the only home we had to show them was the model, and if they put an offer in, then we put the finishing touches on the unit they would like to buy and get them moved in.
