selling a home in beaverton oregon: How to avoid the BLUE TARP discount when selling your Oregon home - 05/24/11 12:12 PM
How to avoid the BLUE TARP discount when selling your Oregon home! What, you don’t know what the blue tarp discount is? The blue tarp discount is that immediate $10,000-$15,000 price reduction a buyer has in their offer on your home because of that ugly blue tarp on your roof that is keeping the rain out, because your roof seems to have a hole in it. Now, there are times this can’t be avoided, especially if you have had a large item come crashing through your roof, but if it is just small leak it can be fixed and usually if

selling a home in beaverton oregon: Nothing makes me happier than when I touch a customer enough for them to call a year later with great news - 07/27/10 02:28 PM
Sometimes you meet great people in the world through your kids, friends, or in this case, through her grandparents. You see I met this wonderful past client through her grandparents who were buying a home in Beaverton, Oregon through me and I ended up listing her home. There were a couple of challenges with this one as it was being sold because of a nasty divorce that involved a restraining order. I was told I had to be very careful about open houses and if I saw him anywhere near the home I was to get out and call the police.

selling a home in beaverton oregon: Hey Mr. & Mrs. Seller if you want your home sold, you may want to take my advice - 03/22/09 12:49 AM
If you are a seller, you hired your agent because of their expertise. I am one that is proud of my ability to sell homes. But, when you want me to do something that is counter productive to the sale of your home, I will tell you flat out, “I WON’T DO IT” Two weeks ago today, I got a call from a seller who said she wanted me present at all the showings of her rental property. I told her that I wasn’t going to do that because as an agent that also shows buyers, if a listing agent

selling a home in beaverton oregon: What you say may cost you when buying a home - 07/20/08 12:47 AM
When I'm working as a buyer's agent, and I take a buyer out to look at homes, I always tell them never to talk about the house too much while we are in the house. Just look around, leave, and then we will talk about it in the car. The reason I do this is sometimes the sellers are home, and in one case a few years ago, the seller was video taping the house. In my experience, a buyer that says too much is costing themselves thousands of dollars. No matter what you say, good or bad, it can affect

OK, I know you are asking, "Todd, you are joking right? Where are you taking this?" Well, here it goes.Have you ever heard that when you buy furniture you should always take it home with you right from the store and never have it delivered? If you haven't you had better start doing it that way! The reason why is a lot of furniture stores go out of business all the time and did you know that if you order the furniture, pay for it and they file bankruptcy they have no obligation to deliver it, even though they have your

selling a home in beaverton oregon: Who is this “WE” you speak of…Do you have a frog in your pocket? - 11/13/07 10:21 AM
Don't ask me where I got the phrase, I've used it for years. But, have you ever had a deal go south, and the buyer or seller calls you and asks, "So where did we go wrong on this one?" Well time for me to bring my phrase book out. "Who is this "WE" you speak of? Do have a frog in your pocket?" I have had so many great transactions go south because a buyer or seller wouldn't listen to my advice until the second transaction, when they have to learn the hard way that I was right! The most
