short sale expert: Todd, what is it like in a day of a short sale agent? - 11/26/11 04:44 PM

Well after many questions from clients on what it is like to be a short sale agent in this current market of banks being… well, being banks! So, I figured what a better way than to show a picture of a typical short sale agent after a 2 hour phone call with the short sale department at any bank.

short sale expert: The battle for acceptance from the bank in Beaverton, Oregon short sales (Not always easy, when your buyers jump ship before the day is over) - 09/18/11 03:47 PM

The thing with Beaverton, Oregon, short sales is they sometimes take a long time to close, but I do have to say that time is getting shorter. I think the banks are finally starting to figure out that they are actually making more money by acting and accepting these short sale offers quickly than they are if they delay, delay, and delay some more.
But, what happens when the unforeseen happens? A game of price starts to happen and the buyers are jumping ship almost as fast as they are presenting the offers. Recently I took a short sale listing … (13 comments)

short sale expert: Why would another agency’s principle broker hire me to short sell their home? - 03/02/10 07:51 PM

By Todd Clark (Broker/Sales Coach) 503-524-9494
I have been doing short sales for some time now, but one of the things that surprise me is the amount of misinformation out there about short sales and how to perform them and get them to close. But, at the same time, how often inexperienced agents and even principle brokers put themselves and their clients at risk when doing short sales.

A couple months back, I was talking to a principle broker about short sales and she was telling me about her situation and I quickly got a concerned look … (13 comments)

short sale expert: Hey bank don’t change the locks or you may not sell the home and could get sued - 01/09/10 07:57 PM

By Todd Clark (Broker/Sales Coach) 503-524-9494

If you work short sales, I’m sure you have run into the phone call in the middle of the afternoon where a buyer’s agent is at the door and they are calling to ask you why the keys don’t work. That is when you find out the locks have been changed by the bank. (Is this legal?)
Well, one of my clients who happens to be a long haul trucker and really only uses his house for a storage place, told me to list his home. He had me put it in … (20 comments)

short sale expert: My Christmas gift to four families this year was four more successfully negotiated short sales! - 12/21/09 11:54 AM

By Todd Clark (Broker/Sales Coach) 503-524-9494

In the last 7 days I have successfully negotiated four more short sales for families and to them that was the greatest Christmas gift they could have received. Many agents take on short sales not having any idea what they are doing and by doing this they are only setting up the home owners for disappointment and themselves up for a lawsuit.

Are you a home owner in Washington County, Oregon that has gotten behind on your payments and don't think you can catch up? Do you want to sell but have … (10 comments)

short sale expert: Beaverton Oregon Real Estate: Why does selling your home on a short sale take so long? - 05/28/09 12:53 PM

This is one of the questions I get a lot from both buyers and sellers of properties that are in a short sale situation, but one thing I can tell you is it has nothing to do really with the buyer or the seller.
What happens when a listing is taken by an agent that is going to be in a short sale situation has a lot to do with how long the process will take. If that agent gets all the paperwork up front from the seller, submits it to the bank right away, and gets on the … (9 comments)

short sale expert: Short sales in Beaverton Oregon are hot, but waiting to purchase one could be a big waste of your time - 03/19/09 08:54 AM
One thing I hear from buyers looking in to buying a short sale property in Beaverton, Oregon, is, “I want to wait to see if the price comes down any further on it”. Let me tell you, this could be a big mistake and could end up just wasting your time.

Now here is the reason I say that. When a home goes on the market as a short sale the owners are usually already behind on the payments. This gives the listing agent only so much time to sell it. I list a lot of short sale properties and … (5 comments)

short sale expert: Beaverton Oregon - Nickel and Dime your way to fun! - 02/22/09 01:41 AM
Today everyone seems to have a game system at home, be it a Wii, Xbox, or a Playstation, but don’t you wish you could just show your kids what it was really supposed to be about? Well, if you are in Beaverton, Oregon, on vacation or live here, than I suggest you get your kids over to Wunderland.
This place is awesome and has some great video games, including the ones you remember from the 80s and 90s that you can show your kids and it will only cost you a couple bucks to get in the door and then a … (7 comments)

short sale expert: I don't feel like typing Saturdays! (Spring is coming) - 02/21/09 01:39 PM
This was a picture of my daughter just dancing in the rain. Now I can say that my beautiful wife took this picture and can not be used unless given written permission. I am hoping to raise a lawyer and if you do use it, once my kids are done with law school, be prepared to be sued.

short sale expert: The power of the CC: (A short sale success story) - 02/09/09 12:56 AM
As many of you know, for the past couple months my group, Short Sale and Loan Modification Nightmares, has been sending story after story to the banks about what is going on out there in the trenches, because I truly believe they don't know.
On October 1st, I put in an offer from a buyer on a property that was going to have to be a short sale. The owners lived in small town that had one of only three major businesses in town shut down and put hundreds out of work. Basically, 1/3 of all the homes in the area … (19 comments)

short sale expert: I won’t lie to you, I’ve never done a short sale before - 01/27/09 09:41 AM
I got a call about one of my listings the other day and this agent had a very interested buyer in one of my homes that happens to be a short sale. But, she said, "I won't lie to you, I've never done a short sale before."
I said that is fine, before I did my first I hadn't either. She had to laugh at that and I gave her a run down of the process and what happens during what can be a long process unless you met the right person within the bank.
She said to me, "Wow, you … (15 comments)

short sale expert: They didn’t give up and they called me this time! - 11/24/08 12:57 AM
I've written several posts about other agent's buyers calling me after the fact about advice and what they should do. In all those cases I did what I could to help these people, knowing that I wasn't going to get paid for that advice. I also knew in the end that most of these people would never want to trust another real estate agent again after losing usually their home and most of their life savings.

Well, I am finally getting paid for all the time I have spent helping other agent's clients. One of those people that called me … (25 comments)

short sale expert: Should you test your agent? In my humble opinion…YES! - 11/05/08 01:01 AM
Over the last couple months, I have been finding it harder and harder to get a hold of agents when I have a question about one of their listings. I have gotten many buyers because they called or e-mailed them their listing agent and they never got back to them.
Where does this leave you, the home seller? Well, it leaves you with a home that isn't selling because buyer's questions aren't being answered. Here are a couple things you can do to see if your agent is losing buyers because of the lack of response time.
Have a friend call … (17 comments)

short sale expert: What do you mean your client isn’t buying it just because of the countertops? - 09/29/08 11:38 PM
What do you mean your client isn't buying it just because of the countertops? My client just spent $5,000 on those granite countertops to make it look this good so it will sell faster and now you are telling me that you aren't buying because of them?
Yep, this was the conversation I had with a buyer's agent on Saturday and I was in shock to what I was hearing. Those countertops looked dang good and it made that kitchen look awesome! Evidently, this buyer could not see that and says to my seller that if they want to sell it … (25 comments)

short sale expert: After negotiating with the president of the bank on behalf of my client, now what? - 07/12/08 01:32 AM
Earlier this year, I took on a listing that was to be a short sale and two other listings for a person that weren't going to be short sales. But, my client had an 800 credit score and had never missed a payment.
The problem was he over-remodeled a property and it was now not going to be able to sell for what he owed. My client didn't want to rip off the bank and not pay them what was owed, but wanted to some how come up with an arrangement with the bank that they will get all their … (10 comments)

short sale expert: Beaverton Oregon Real Estate: Short Sales – You need to know who to talk to - 05/20/08 12:23 PM
Are you in a situation that you are in default, but can't sell your home for what it was worth when you bought it? Maybe the problem is the home is still the same value as it was when you bought it, but after real estate fees and taxes, you would have to come out of pocket, with money you don't have, to sell your home.
These are all reasons people sometimes sell their home via a short sale and sometimes you don't have to, if you know the options. Because even though you aren't going into foreclosure, a short sale … (1 comments)

short sale expert: Not a fan of big brother, but I admit I’m thinking of getting a medical ID chip put in me! - 09/18/07 12:59 AM
I hate the CIA, FBI, and all the other conspiracy theories that people talk about in movies, books and the internet. But, when I heard about people putting ID chips in themselves with all their data, including medical history, I thought to myself, "If there is a real conspiracy out there, these people are asking to be watched by the government."
Then I started to think about my own situation. I'm supposed to be wearing a medical ID bracelet, but haven't in years since I lost it.
But, what happens if I'm knocked unconscious in an accident? I can't tell them … (5 comments)

short sale expert: Beaverton Oregon Real Estate: Condo living isn’t for everyone, but I’m starting to like it - 09/17/07 12:38 PM
When I first moved in to this condo as an investment property, I didn't think I would like it. I bought it for a couple reasons. One, the amount I was going to make after the resale on a lease option was going to be pretty nice and since it is a one level condo, my dad, who just had knee surgery, could come over anytime.
What I didn't expect was the joy of not having to mow the lawn every Saturday morning, having a pool that didn't need to be cleaned by me, and water and garbage bills that no … (7 comments)

short sale expert: Parents need to take responsibility or I will call the police like I did yesterday! - 09/16/07 12:54 PM
As a lot of you know I live in a condo conversion project and half the complex is still occupied by renters while we remodel the vacant ones. Well yesterday, while showing one of the units, I see one of the renter's cars drive by with their 11 year old son at the wheel and his best friend in the passenger seat.
I saw the mother a few minutes later and asked if I saw what I just thought I saw and she said, "Yes! I taught him to drive." OK, then. This project has many kids and they are always playing … (16 comments)

short sale expert: Beaverton Oregon Real Estate: Dealing with a personal representative - 09/16/07 12:34 AM
If you have to ask what one is, then you have never dealt with a probate home or have not been involved in one yourself when a loved one or friend has passed on.
A personal representative can be anyone, a friend, relative or even a court appointed lawyer. The personalrepresentative is sometimes chosen by the deceased in their will.
The personal representative's job is to liquidate all of the deceased's items, pay off all the creditors, and then distribute the remaining to the heirs if there is any money left over.
Usually, except in the cases of lawyers, this person … (1 comments)
