Retiring in Pinehurst does not have to be expensive. There are many affordable homes under $300,000 with lots of things to do!

In the Village of Pinehurst there are many choices for real estate including single family homes and condos. Prices range from around $100,000 to over a $1,000,000. Prices vary depending on the location, size and age of the home as is the case in most areas. Even thought there is a wide price range in Pinehurst. There are over 200 homes available under $300,000 including some located on one of Pinehurst's seven golf courses (course No. 8 doesn't have any homes as of yet).

Some of the properties come with a transferable membership to the Pinehurst County Club. The transfer fee is currently $12,000 and gives access to 6 of Pinehurst's courses including Pinehurst No. 2. The monthly fee will depend on your level of membership and full details can be obtained through the Membership office at 910-235-8103.
But Pinehurst isn't only for golf. There are many other outdoor activities such as tennis, boating, biking, hiking and garden clubs. There is also a very large community of bridge games for the social player as well as the more competitive player. There are also art galleries and clubs as well as theater groups and we even have Opera from the Met in New York played live in HD at the Sunrise Theater.
Retire in Pinehurst whatever your price range for real estate or your indoor or outdoor favorite activities | there is a good chance you will find if here.
One of the most often questions I get as a Pinehurst real estate agent "is how is the market"? I'm sure agents in all areas get this questions as well. This can be a difficult question because market conditions in one neighborhood in the Pinehurst market can be different from another. That being said, I can give an opinion on the overall market conditions based on historical sales in Pinehurst from 2006-2007.
This chart represents the number of homes including condos sold in Pinehurst from 2006 through 2011. The chart clearly shows a decline in the number of homes sold each year, however, the rate of decline began to slow considerably after 2009.
This chart is the average price of homes sold in Pinehurst for the period from 2006 to 2011. As you can see the prices peaked in 2008 and as of the year ending 2011 prices are below 2006.
What I also find very interesting comparing these two charts is that as the number of home sales was declining - the price of homes was increasing until 2009. This is an indicator that the market was beginning to show stress, but buyers where unaware as homes prices were still increasing.
It is hard to predict what the future holds. But using these charts as guides, it would be my opinion that as the number of sales is still declining, though not significantly, we can expect prices to continue to decline. The real estate prices for homes in Pinehurst are also effected by the number of homes on the market. We have approximately 2 years of inventory based on the past years homes sales as compared with available residential homes for sale in Pinehurst.

The temperatures are cooler in January, but they are usually still mild enough to enjoy equestrian events in the Pinehurst/Southern Pines area.
The Carolinas Golf Association (CGA) has released its annual schedule for USGA Rules of Golf seminars and the first one is to be held on Feburary 27th at Pinehurst Resort and Country Club's members club.
This is the 36th year the CGA has presented the Carolinas with golf rules education. The seminar is free of charge and will be a narrated computer presentation lasting from 1 1/2 to 2 hours and will include the 2012-2013 Rules of Golf book. The presentation at the Pinehurst resort will be from 5:30-7:30 and you can register online or call 910-673-1000 for more information. There are also 20 other seminars to be held around the Carolinas and you can check out the schedule here.
Anyone is eligible to participate including CGA members, college and high school teams as well as members of the public. Participating in the seminar will also give MSR education credit to PGA and LPGA members.
As a beginner to the sport as well as seasoned players and coaches - this is an excellent opportunity to learn the rules of golf as well as get up to speed with rules changes and where better to learn than in one of the best golf resorts - Pinehurst!
Pinehurst golf resort will host the 64th Donald Ross Junior Championship this week on Dec. 28-29.
The tournament is open to junior boys age 18 and under and have not completed high school. There will be 3 divisions - 11 and under - 12 to 14 - and 15 to 18. The first two groups will play on Pinehurst's No. 1 course and the older boys group will play on courses 4 and 5.
The tournament began in 1948 as a tribute to the golf course architect Donald Ross who is well know for designing the famous Pinehurst No. 2 course. In addition to the 2 days of play for the juniors, there will be a father-son tournament on Friday, Dec. 30. Eligibility for the father-son round requires that the son has competed in the Junior tournament.
There will be more than 200 players competing in this weeks championship with Pinehurst area locals competing in all age groups. Some families have relocated with their children who have a strong interest in golf and have all of the many available golf courses and professionals to hone their skills. Even if you do not have a family member playing in the Donald Ross Junior Championship you can still come out to the Pinehurst golf resort and watch some of the juniors in action.
November real estate homes sales for the Pinehurst area of Moore County, NC were flat year over year and not changed much from October 2011.
Total home sales for the entire county including Pinehurst for November 2011 were both lower in unit sales and slightly higher in price compared to the same period a year ago and from October of this year. We seem to be stuck in a pattern of very flat sales overall, and either we see a pick up from one month to the next in unit sales with lower prices, or the reverse of lower unit sales with a slightly higher prices.
Inventory levels are lower as some people have simply withdrawn their homes off the market and fewer people listed their homes in the Pinehurst area in November. However, there is still a great selection of homes available for buyers in a wide range of prices and sizes.

Tonight, December 5, 2011 is the annual Top Hat and Tails event at the Pinehurst Fairbarn to raise money to help homeless pets.
This photo is from last years event and the cute puppy this guy is holding found a home. At the Pinehurst Fairbarn located on 200 Beulah Hill Rd just down the street from the Pinehurst Resort is the annual "Puttin' on the Ritz" Top Hat and Tails fund raiser sponsored by Animal Advocates of Moore County. The event is from 5:30-9:00 and the cost is $40 per person. Tickets can be purchased at the Sandhills Winery in Seven Lakes, the Country Bookstore in Southern Pines, at Dazzle Boutique in Pinehurst and Pawz Grooming & Pet in Aberdeen.
The pets will arrive in antique cars and will proceed down the red carpet with introductions. The pets are usually black and white for this event because for some reason they are harder to adopt out. If you can't make this event, and you would like to help Animal Advocates or adopt a pet you can call 910-944-5098.
In addition to meeting all the wonderful pets for adoption, there will be wine and food provided by Elliots on Linden. There will also be a silent auction where you will find a variety of items including gift baskets for that special Christmas or Holiday gift.
Every year I look forward to this fund raiser for the animals in Pinehurst. The hard part is not bringing home another dog! Hope to see you there!

11/30-12/3/11 - Weymouth Holiday Tour
12/3/11 - The Annual Southern Pines Christmas Parade begins at 10:00 AM. Don't miss this event with local marching bands and much more!
