The Offer That Broke the Listing's Back
Part of being a good Buyers Agent means representing the buyers in a purchase.  For any real estate agent working with buyers, we all know that sometimes buyers can have unrealistic expectations.
This post is about an offer that broke the listing's back.
A property came up on the market as a new listing.  It was in the exact location the buyers were looking in, had the amenities they desired and met the other wants/needs.  So I sent the listing over.  The buyers agreed it was a tour-worthy property.

Portland Real Estate | Market Report Dec 2011 This is a Portland Real Estate Market overview for the month of December 2011.
The market seems to be doing fine. But what this graph indicates is the pattern of listings . . . which are down for the month.  Matter of fact, listings have been off about 25% from last year starting in June 2011 and continuing to drop the remainder of the year.

Today we are observing Martin Luther King Day, a Federal holiday in the United States of America.
The impact of his movement was lost on me when I was living through it as a young girl.  I was 9 when he was assassinated and not into current events.  His death clearly impacted my Mother terribly . . . and that impacted me.

Did you realize that "YOU" are right in the middle of "TRUST"?
Not sure about other folks, but I can't spell TRUST without YOU!

As if there are any surprises . . . yawn.
To highlight a few of the findings:
Sellers lower prices in an attempt to sell before Winter sets in (and that's in some areas . . .) Rising rents pushes some buyers off the fence Inventory drifts lower which is EXACTLY what I'm experiencing in my market . . . What ever happened to sweat equity?
Many, and I mean MANY moons ago I bought my first home.  I was 19, married and we used my (then) husband's VA benefits. 
The house WAS NOT in a really great area.  It was not in the best condition.  It didn't have everything I dreamed of.
But the house WAS NOT an apartment,  It was not unlivable.  It didn't have bad bones, or bad neighbors.  I didn't lack anything.  The roof was good, the siding was sound, the lot was nice.
