The Offer That Broke the Listing's Back - 01/22/12 02:55 PM
The Offer That Broke the Listing's Back Part of being a good Buyers Agent means representing the buyers in a purchase. For any real estate agent working with buyers, we all know that sometimes buyers can have unrealistic expectations. This post is about an offer that broke the listing's back. A property came up on the market as a new listing. It was in the exact location the buyers were looking in, had the amenities they desired and met the other wants/needs. So I sent the listing over. The buyers agreed it was a tour-worthy property. They liked it! We toured the property (73 comments)
Portland Metro Market Report Year-End Comparison - 01/20/12 05:56 PM
Portland Real Estate Absorption Rates First, let's discuss "Absorption Rates." The absorption rate is, bascially, the rate that homes sell in an area. Sellers Market: 1 to 5 months supply of homes Neutral Market: 5 to 6+ months supply of homes Buyers Market: More than 6 or 7 months' supply of homes How Is Absorption Rate Calculated? To calculate the absorption rate, take the number of homes that sold in a month for an area and divide it by the total number of (7 comments)

Portland Real Estate | Market Report For December 2011 - 01/17/12 05:27 PM
Portland Real Estate | Market Report Dec 2011 This is a Portland Real Estate Market overview for the month of December 2011. The market seems to be doing fine. But what this graph indicates is the pattern of listings . . . which are down for the month. Matter of fact, listings have been off about 25% from last year starting in June 2011 and continuing to drop the remainder of the year. Last month's report, Portand Real Estate Market report for November compared the new listings, pending sales and closed sales and indicated a drop of new listings for the month (9 comments)
Metro Portland Real Estate Market The Year In Review 2011 - 01/17/12 12:02 AM
How Was the Portland Real Estate Market This Year? It used to be that we'd say "I wish I had a dollar every time . . . " Now with inflation I wish I had $10 every time someone asks me "how was the Portland real estate market this year?" The year started out slow, with the first two months showing only about 1,000 properties closed for both January and February. What Where The Strongest Months in the Portland Real Estate Market 2011? June seemed to be the strongest month for monthly solds. 1958 properties closed in the Metro Portland Market (8 comments)
The Rev. Dr. Martin Luther King, Jr., "Higher Ground" And Playing For Change Around the World - 01/16/12 03:11 PM
Today we are observing Martin Luther King Day, a Federal holiday in the United States of America. The impact of his movement was lost on me when I was living through it as a young girl. I was 9 when he was assassinated and not into current events. His death clearly impacted my Mother terribly . . . and that impacted me. It was a Thursday, I remember because we had choir practice on Thursday nights. I sang in the church choir. The following Sunday, as a request to our Pastor, a special collection plate was passed around to collect donations for Dr. King's (12 comments)

Sweat Equity And What Ever Happened To It: Part II - 01/10/12 03:44 PM
What Ever Happened to Sweat Equity? In my recent post Does Anyone Remember Sweat Equity Part I, my trip down memory lane had me recalling when I bought my first home when I was 19-years old. As mentioned, that was many moons ago. To recap: At that time, some 30 years ago, a buyer looking to get into the home ownership game bought a home that needed TLC. It was expected that the homes available to us at that the, i.e., those first time buyer types, would not be in pristine, move-in, turn-key ready condition . . . unless we had (12 comments)
How Do YOU Spell "Trust"? - 01/06/12 11:09 PM
How do you spell "T-R-U-S-T"? Did you realize that "YOU" are right in the middle of "TRUST"? Not sure about other folks, but I can't spell TRUST without YOU! The thing with TRUST is that it's a two-way street. I trust YOU. YOU trust me. If either one of the "Yous" aren't in sync . . . there is no TRUST. My vocation is real estate. As a real estate agent practicing since 1999 TRUST is an integral part of my business. As an Exclusive Buyers Agent, I am a true Buyer Agent Fiduciary. Credit Suisse Monthly Survey of Real Estate Agent December 2011 survey results As if there are any surprises . . . yawn. Rising rents pushes some buyers off the fence Inventory drifts lower which is EXACTLY what I'm experiencing in my market . . . ARGHHH. But there is some guarded optimism with inventory coming back up in Spring. Let's hope so! In my maket, Metro Portland, a few highligths (and this report is found (1 comments)
What Ever Happened To Sweat Equity? - 01/04/12 10:22 PM
What ever happened to sweat equity? Many, and I mean MANY moons ago I bought my first home. I was 19, married and we used my (then) husband's VA benefits. The house WAS NOT in a really great area. It was not in the best condition. It didn't have everything I dreamed of. But the house WAS NOT an apartment, It was not unlivable. It didn't have bad bones, or bad neighbors. I didn't lack anything. The roof was good, the siding was sound, the lot was nice. When we bought the home we knew one thing: We would be putting in some SWEAT (52 comments)
