REALTOR Magazine came out with this article about changing floor plans in new construction.  I'm finding that we need it in the Pac NW due to the influx of multiple ethnic groups that have traditions of an parent coming to live with a young couple once they have children.  There don't seem to be nearly enough floor plans that allow for this kind of household environment.

I found that my contact at Bank of America does have options available and they're offering up to a 6-month loan rate lock. I'm curious if anyone has seen anything else out there.  My clients and I are talking to a new construction project that is investor funded and the 17 lots platted already have 4 houses up, including the model, with one of them a property they'll consider - or they'll choose another lot and put the house they want on it with a couple of modifications that will work better for them.

I'm working on a couple of newer contracts for some clients who are buying new construction within the City of Seattle limits.  Each of these properties/clients is reaping the benefit of a credit program that Golf Savings has been extending to several builder projects where their parent company, Sterling Savings Bank, was the originator of the construction loans.

Famous for its Norweigan heritage (lutefisk and all) and worldwide fame for its cedar shingle manufacturing  from the early settlers days in the area, this neighborhood has grown into a more sleek version of itself in the 2000's. Realty Times recently had an article published that outlined many of the customer trends that were impacting new construction.  I've seen many of these same trends within my own client base regardless of whether they were buying new or resale homes.
This should be a list that sellers should consider when preparing their homes for sale, or for homeowners who are looking to do some remodeling but want to know what might help them make a more viable and market friendly home for the future.  The items I really agree with in this list are smaller square footage, storage, recycling centers, … (0 comments)

I've been recommending this style of carpet to several clients as of late.  Has anyone run into any issues with this style of carpet?  I like it because it's not a regular pile, berber or a more traditional shag and it seems to look really good.  A lot of local builders were using it in their new construction homes, but what I haven't heard or seen is if it holds up well over time.
Anyone got any comments about it?
I did do some research and found that perhaps not all vacuums will work well with it.  Probably good to know  … (7 comments)

new construction: large (over 5000 sqft) in-city parcel in Seattle's Greenwood neighborhood coming on line... - 10/17/08 12:06 AM
I'm about to take a listing in Seattle's Greenwood neighborhood that is basically a tear down house on an over 5700 sqft parcel.  Zoning is SF5000 so there is no townhome option unless someone is getting a variance or knows of upcoming rezones in the area, but it's about a half block off of 99 near the Windermere Oak Tree offices (but west side of 99).
