Plenty of scary stories out there in real estate. Not all of them involve ghosts and ghouls - really bad loan folks and real estate agents are usually enough. But after a while, the scary stories start to pile up. Let's take some time out to re-tell a few stories to fit the season. Santa Clara County - August 2007 - Real Estate Market Analysis - 10/13/07 05:44 PM
If you have been keeping an eye on my previous reports, you know that I have often referenced the market back in 2001. Well, we are now officially in a market where things are "worse" than they were in 2001.
Despite this, we still have not seen a drop in the average price of a home. 
Inventory is up, sales are down and the number of homes added to the market was also down in August.

Morgan Hill - July 2007 - Real Estate Market Analysis - 10/13/07 04:34 PM
We finally see a double digit drop in the average price of homes in July of 2007.
In addition, we see a continuing increase in the inventory and a drop in sales.

Some interesting numbers this month. The rate at which inventory is going up has slowed. This is good news for a market that just seemed to see its homes available for sale continue into an almost orbital trajectory.

We are officially into what is normally considered the best selling time for real estate in Santa Clara County. Unfortunately, nobody seemed to inform the market of this.
Santa Clara County as once again managed to enjoy an increase in property values when compared to the same time a year ago. However, that is in the face of record setting high inventory numbers and low sales. What is going to bring this market back into balance? So far, nothing has moved in terms of more buyers or lower prices.

Morgan Hill - June 2007 - Real Estate Market Report - 10/12/07 04:42 PM
You have to wonder when this is ever going to end. Yet another month of increasing inventory and decreasing sales.
We did see average home prices drop - but only by a single digit - not nearly enough to draw more buyers into the market.
In addition, consumer confidence numbers are painting a picture of buyers that are waiting out the market - expecting values to drop even further.

Note: Sorry for the delay in posting this. But I will be bringing all my regional market analysis posting up to date this week. Thanks for your patience.
Inventory up, sales down, days on market up. You would think that this would all add up to a drop in prices. But once again, we would be wrong. Despite all the numbers, the average price of a home went up 8.9% in June.
I keep saying that something has gotta give - but it never seems to happen. Read on for all the nitty gritty details.

Buyers finding their moment - 10/08/07 02:51 PM
The market has finally made the "big" turn in my area. Last month, we saw a drop of 27% in sales price from the previous year. Up till now, prices had been relatively flat with a few months where we might drop a point or two lower than the previous year. We finished off this summer season with the biggest drop in average sales price in more than 15 years.
