Saratoga is seeing more of the effects of the down market. Inventory is up, sales are down. Also, the average price is down. However, this appears to be more the result of a change in buyers changing their focus to lower priced homes in Saratoga. The good news is that homes in Saratoga are selling quickly. Over 75% of the homes that sold in June 2008 sold in under 30 days. Read on for all the details.

The Los Gatos home market continue to charge right through this overall market downturn. The only indicators that the market is down at all are reflected in higher inventory and slightly slower sales. However, average price continues to be up from the same time last year. Cupertino - June 2008 - Real Estate Market Analysis - 07/15/08 11:09 AM
The Cupertino housing market continues to be robust. Sales are up and the inventory of homes for sale continues to be low. In fact, for every home that sells in Cupertino, there are only about two home on the market! Still a strong sellers market, but the rate of price increases has slowed and buying of upper end homes has also slowed.

While some areas of the country start to feel like their feet are firmly sitting on the bottom of this market, there are segments of the housing market that continue to get hit hard. We are not just talking about little mom and pop players here. Some of the biggest names in new home construction are taking hard hits that some fear could cause some of these familiar names to fall by the wayside.

We are seeing some new trends in our local market. These give us some reason to be optimistic. We are seeing another month where the home statistics are slowing on the band end, and picking up a bit on the good end. I am happy to pass along to everyone that I have started my very own real estate brokerage company. Despite the current market conditions, perhaps even because of them, I know that this is the time to go out and try to make my own mark on the business - where I call the shots.

Holiday lake estates has really been hit by the market. It got to the point where reporting market activity on a monthly basis did not make sense.Nothing was selling! There have been plenty of attempts to get homes sold, but many have ended in homes languishing on the market or being withdrawn from the market or expiring. Now the same can be said for the first two quarters of 2008! In the last 6 months, 1 (one) home has sold in Holiday Lake Estates! Read more for the rest of the data.

Saratoga is another one of those communities that has shown itself to be very resilient in the face of the current down market. However, the data for May 2008 does show that the housing market in Saratoga has been effected in some ways.
