I had a request for occupied home staging. My client wanted makeover with what they alreay have at home. He wrote a list of what he likes to purchase for his new future home - new comforter set, lamps, and pictures on wall. I selected items for each room within budget. They already have large silk trees and nice area rug hiding in other room.

I hope my clients can enjoy great night sleeps in brand new bedroom before moving day comes!!

 

 

 

How have you beeen!! I have beeeeen on morning sickness for last couple of weeks. I couldn't even get up to pick up the phone. I had to say sorry to the people who I have to cancel my appointments.

I feel much better today so I decided to upload some of my pictures I forgot to add. With extra greenery and accent pillows. I bring more colors to the living room.

I met a lot of nice people through AR. Thank you so much for cheering and caring my health.

I will take only light job for a while till I pass through my morning sickness time. After that... I am not sure how I can handle with my big belly, but I try not to stress too much and enjoy my next 7 months!

 

 

Hi, I almost finish staging this property in Brookheavn area, Buckhead. My client decided to purchase whole furniture and accessories instead of rent to sell them together with this house.

I enjoyed selecting furniture for my client. Especially, a long dining table and leather & wicker chairs and a leather bench were new look for this year. I love it all together so much!!

We haven't finished some of the area yet since we are still waiting for furniture to get there. But so far, we staged enough area to take nice pictures up on MSL listing.

I find out I got pregnant! It is good or bad... I really have to hire a few asistant to up and un load decoration from my truck.

I am not sure how it works out but I really really have to find someone I can rely on. I put an ad for asistant wanted on craiglist the other day. I have at least 20 replys back. I cannot choose by just reading their resume and letter, nor don't have time to have interview with 20:P

One thing I noticed was that everybody says "I have passion, and great eyes on interior design". That might be true, but unless we have same taste of interior design, I cannot ask her to pick some items for each room. I tried it and it didn't work out. I rather select by myself since this will be my work and people judge my work by looking at my interior design.

I haven't taken pictures of living, kitchen, masterbedroom and other area yet. Even last picture, I forgot to hold the towels on coutertop. I still need to go back there for a couple more times.

I was wondering how long you, stagers usually take to stage whole house? My ad says "ONE WHOLE DAY", but actually I always need to go back for a couple more times before I feel completed.

 

I just test listing the property I staged on Realestateshows.com. I still don't know how to use this site. I will come back to fit and add some more. I thought it is nice that I can add my staged properties on Realtors.com and MLS for my realtors as showroom with this video clip. 

I thought it is great additional service to offer Realtors and homeowners!

I just finished staging 2 open houses on same subdivision. This was very first biggest project for me in one day!@ I run back and forth on between 2 houses. Furniture arrived 6pm. They took almost 2 hours to set up furniture (2 living, 2 dining, bedroom sets). I thought I brought enough accessories to decorate 2 homes but I needed to get more wal arts and decorations. I was glad that my assistant was very helpful. She helps me a lot. Finally we finished everything at 1am.

Anyway, I had a great experience to stage these houses. I have several calls to set up 10x10 booth for Realtors tradeshow. I will post here again. I am planning to reserve a booth for trade show on August. Is anybody here in Atlanta participating??

My client emailed me with this picture above to get advice to display her family photos.

I usually see a lot of my clients like to display their personal photos all around the rooms like on the top of fireplace, buffet cabinet and even on coffee table. It sometimes creates clutter feelings with too many picture frames everywhere. I advised this client to put them on one wall as picture gallery with shelves to display her collection of elephant together since she was looking for place for them also. (If you are planning to have open house, I would recommend to hide them instead of display).

OMG! This was not how I thought I wanted to display. I stopped her and emailed back with a picture below to install shelves randomly. I was glad that she emailed me the picture before she installed!!

She emailed me back after her husband and she purchased shelves and picture frames, and installed themselves.

 

I stopped by today and added a little accessories (her collection of elephants) around as a finish touch. I really appreciate the power of Internet and emails, and PPT. It was impossible to direct them how to display their pictures without email and pictures exchanges. I am glad that they didn't display the way they showed on first picture. I save a lot of time to finish this project by directing them using email consultation!

I think they did a great job by themselves afterall!!

 

Simple furniture arrangement. Furniture scale were too large for this small dining room. By removing 2 master chairs away from table, I created space around the wall. These two chairs were blocking the way.

There is only one table cross in Before pic to as a source of color. I added colors all around the room to bring warm feeling to this room.

She has expensive cristal collection in china cabinet. Nobody would notice anything in cabinet since they are too clear against mirror finish cabinet shelves. I added colorful plates and imitation leaves on cabinet shelves as accent colors to give them more attention.

Light is also very important for presentation.

Eventually we couldn't follow the design theme I planned with many many many reasons...:(

We just did a simple "redesign to live". We couldn't afford to do a lot of things I wanted to get done but at least we created fresh new look with small budget except plazma screen TV! << this is not a props, actual TV they purchased:)

Problem for this room was a wall mirror reflecting everything in this room. I avoid adding too many accessory items in this room to make it look simple and clean.

Just adding light source on image makes a lot of difference too!

I moved around same props for opposite side to take another picture. I forgot to bring a wall art, and a brown curtain I prepared:( Blame on heavy rain today!!

I took first photo with an angle to show double sinks, a garden bathtub, and a shower. Second one to show a nice size window by bathtab showing the view.

I am not just used to decorate the room with white wall. I have to get used to it.

Hope I will meet the clients who are willing to paint on wall soon:)
