hawthorne: Fusion South Bay - A Manhattan and Redondo Beach Alternative - 02/01/12 02:15 PM
I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere. It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen. Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there. Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices. As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices. Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder. While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010.

Posted April 4, 2010 The real estate market in Fusion South Baycontinues to be very active with 8 homes currently for sale and all but one of them in escrow. Only the 2 bedroom unit at 5412 #10 is currently available with 7 homes currently at some point in the escrow process. Fusion South Bay is a fantastic community built in 2006 and is in the Hollyglen neighborhood of Hawthorne, adjacent to Manhattan Beach. Of the 8 homes only 2 are short sales which is very unusual for homes built in 2006 which was the peak of the South Bay market. Visit

One of the more hidden neighborhoods in the South Bay is the area of Hawthorne known as Hollyglen. With it's own award winning school system, tree lined and inviting neighborhoods with only single family home, and a great location Hollyglen is a great option for many buyers that find themselves priced out of nearby El Segundo, Redondo Beach and Manhattan Beach. As the area is fairly small and the demand is usually quite high, homes often sell quickly and prices have held firm. The inventory of homes west of the 405 San Diego Freeway hasn't been this high in quite a while

hawthorne: Lower Priced Hollyglen/Del Aire Housing Market Really Picking Up - 01/08/09 01:08 PM
With downward pricing pressure from foreclosures and short sales, the market for lower priced homes in Del Aire is really picking up. Homes that had been sitting on the market are now going into contract. Of the 5 single family homes priced below $400,000 (which would have been unheard of a year ago) 4 have gone into escrow in the past month after some were sitting on the market for quite a while. When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities. Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd and directly across the street from Manhattan Beach. As the market cooled so did the prices in Fusion and we're now seeing smaller 2 bedroom townhomes selling in the low to mid $400,000 range. I've had a number of clients over the past year contact me as they're being relocated to the LA Air Force Base and want to explore housing options before they arrive. As with many, the conversation usually starts out with their interest in Manhattan Beach, Hermosa Beach and Redondo. That is....right up until I let them know what the average home prices are in those cities. This is the "we're not in Kansas anymore" moment....or in this case it's usually Colorado.
