homes for sale: Where have all the bank owned homes gone? Manhattan Beach Update - 02/10/12 01:52 PM
It was only a few weeks ago when the inventory of distressed homes hovered at around 10 and it's been that way for the past 6 months with any short sales or bank owned homes in Manhattan Beach being quickly replaced by a new listing. That's certainly changed with only 2 current distressed active MLS listings and now 9 pending home sales which is absolutely an amazing turn of events. Below is a list of the current "active" distressed MLS listings in Manhattan Beach along with a list of the current pending home sales. Keith Kyle is a licensed Realtor,

homes for sale: Fusion South Bay - A Manhattan and Redondo Beach Alternative - 02/01/12 02:15 PM
I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere. It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen. Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there. The typical buyer is a first time buyer currently living in the Beach Cities and hoping to make their transition

homes for sale: South Redondo Bank Owned - Foreclosure Update - 01/23/12 11:40 AM
The number of bank owned homes in South Redondo Beach has continued to be steady with any new pending or closed sales quickly being replaced with new listings and the overall number generally hovering under 10. While bank owned homes, or REOs (Real Estate Owned) may not be quite the discounted price that is often seen in short sales, much of the delays, unknowns and aggrevations are alleviated. Currently ther are 6 bank owned homes on the market with all of them being townhomes or foreclosures. For an updated list of the foreclosures and short sales in Redondo Beach visit our

homes for sale: Hollyglen Market Update - Inventory Up in February 2010 - 02/14/10 11:53 PM
One of the more hidden neighborhoods in the South Bay is the area of Hawthorne known as Hollyglen. With it's own award winning school system, tree lined and inviting neighborhoods with only single family home, and a great location Hollyglen is a great option for many buyers that find themselves priced out of nearby El Segundo, Redondo Beach and Manhattan Beach. As the area is fairly small and the demand is usually quite high, homes often sell quickly and prices have held firm. The inventory of homes west of the 405 San Diego Freeway hasn't been this high in quite a while

homes for sale: Don't call for status.....if it shows active it is available (Unless it's not) - 02/03/09 04:47 PM
In this continually changing South Bay real estate market in which you just can't seem to avoid short sales and bank owned homes, I keep running across listings with the agent remarks "Please don't call for availability. If it shows active it is available." That's great and all, but it seems that more often than not I go view it with my clients, call the listing agent with a question about my clients wanting to write and offer only to be told.....it's actually in escrow. Now I realize that many of the agents that specialize in REOs and short sales have quite a

homes for sale: Signs of the times in Redondo Beach - 09/26/08 05:22 PM
I had a listing about a year ago for a very nice townhome in Inglewood, California. I knew I had a challenge ahead when I pulled up the street to meet the owner and saw at least 15 for sale signs, many of which had "bank owned" or "foreclosure" on them. As I have written in prior articles, in terms of real estate the South Bay is not one large community, but a number of very different towns with values and demand basically increasing as you get towards the beach. The cities within couldn't be more different and factors that impact one

homes for sale: One of The Problems with Zillow - 09/24/08 01:20 PM
In today's market stats show that over 80% of potential homebuyers begin their search online. With all of the available data out there many homebuyers and sellers use sites such as Zillow to find values for an area, determine if something is priced well, and see what comparable homes are on the market. I'm not hear to critique everything about Zillow and even post all of my listings there. The problem is Zillow often gets it wrong and uses comparables that......well aren't comparable. The often take into account the real differences in homes that real estate professionals in the

homes for sale: Understanding the South Bay real estate market....or markets - 09/16/08 07:00 PM
I have many clients contact me that are interested in buying a home in the South Bay and they've often read headlines that often don't give them an accurate picture of the South Bay. The reality is that there are many individual real estate markets in the South Bay based primarily on the individual city, but often can get down to the neighborhood level. The South Bay in terms of real estate generally reaches up to parts of Inglewood in the north, Torrance and Harbor Gateway to the east and Palos Verdes to the south. What lies in between are neighborhoods

homes for sale: Transferring to the LA Air Force Base?.....Hollyglen or Del Aire might be the neighborhood for you - 09/11/08 05:27 PM
I've had a number of clients over the past year contact me as they're being relocated to the LA Air Force Base and want to explore housing options before they arrive. As with many, the conversation usually starts out with their interest in Manhattan Beach, Hermosa Beach and Redondo. That is....right up until I let them know what the average home prices are in those cities. This is the "we're not in Kansas anymore" moment....or in this case it's usually Colorado. There is an alternative, however, and it's the fairly unknown neighborhoods of Hollyglen and Del Aire (see real estate
