As part of our ongoing tour of South Redondo Beach real estate, today we take a look at one of the oceanfront condominium complexes in South Redondo Beach known as The Sand Castle. keith kyle: Fusion South Bay Impacted by Short Sales - 08/10/11 01:08 AM
Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices. As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices. Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder. While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010.

As I work with a number of short sale sellers and buyers I do realize that the market has been dramatically impacted by these distressed sales.....but the reality even surprises me once in a while. I was just doing a quick search of single family homes in Gardena California, for homes with 3 bedrooms and priced under $400,000. Now granted that anything in the South Bay under $400,000 is a reach but I just couldn't believe the results. Of the 18 homes priced under $400,000 that are currently active, 13 of them are "distressed" sales with 12 short sales and one bank

I was just on the MLS setting up appointments for showing tomorrow with my client. He's interested in finding a newer townhome in Carson and generally in the $375,000-$425,000 price range. In searching the homes that he's interested in seeing it never ceases to amaze me the sheer volume of short sales. Of the ten homes he's hoping to see....9 of them are short sales. I've tried to embrace it.....tried to convince myself it's for the best.....tried to believe that the MLS had my best interest in mind (ok I know that's a reach), but I just have to admit it. I hate that SAFEMLS little token. There's just got to be a better way. I have yet to speak with anyone that actually likes the little thing. With the proliferation of the Redfins, and the Trulias, and the Zillows does it really keep our information safe? Can we not come up with another way....one that doesn't require us to continually have this little thing attached

As a north Hermosa Beach resident, and the father of a 3 year old and a 6 year old, I seem to spend much of my time at Valley Park in Hermosa Beach. Valley Park is located on the corner of Gould (which....just to confuse....is also Artesia which is also 27th Street) and Valley. I had a listing about a year ago for a very nice townhome in Inglewood, California. I knew I had a challenge ahead when I pulled up the street to meet the owner and saw at least 15 for sale signs, many of which had "bank owned" or "foreclosure" on them. In today's market stats show that over 80% of potential homebuyers begin their search online. With all of the available data out there many homebuyers and sellers use sites such as Zillow to find values for an area, determine if something is priced well, and see what comparable homes are on the market. As our South Bay MLS merged into the much larger MRMLS early this year, I was certainly hoping for improvements, additional features, and for the new MLS to help me grow my business. Boy was I wrong. I've been disappointed in the both the transition and overall experience. The auto-email limitations have been particularly problematic. My first and most pressing problem is that the new MLS system has a limitation of 250 auto search email updates. What does this mean?
