I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere.  It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen.

Over the weekend I was out showing homes in Torrance to a very nice young couple.  They had their 18 month old daughter with them and were looking, of course, for something with a yard, room to grow and great schools nearby.

I've tried to embrace it.....tried to convince myself it's for the best.....tried to believe that the MLS had my best interest in mind (ok I know that's a reach), but I just have to admit it. 
I hate that SAFEMLS little token.  There's just got to be a better way.  I have yet to speak with anyone that actually likes the little thing.  With the proliferation of the Redfins, and the Trulias, and the Zillows does it really keep our information safe?  Can we not come up with another way....one that doesn't require us to continually have this little thing attached … (6 comments)

While the real estate market around the country may be taking a hit, home values along the coast of the South Bay is almost as stable as ever.  The "sand" section of Manhattan Beach has remained particularly strong as oceanview and oceanfront homes that are walkable to the beach are always in demand.  Home prices in the sand section (see map) are reaching unbelievable highs with full lot walkstreets in the 3-6 million dollar range, depending on age, condition and view.

When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities.  Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd and directly across the street from Manhattan Beach.  As the market cooled so did the prices in Fusion and we're now seeing smaller 2 bedroom townhomes selling in the low to mid $400,000 range.  The homes are just a few years old and are a great option for those looking to live near the … (0 comments)

As the parent of two here in Hermosa Beach, I'm always on the lookout for new and healthy activities in the Beach Cities and always happy to pass along information for kids activities.  We had the chance to get a free session at Dawn Barnes Karate Kids back in 2006 in Redondo Beach.  Our daughter seemed to enjoy it so we enrolled in the age appropriate class and were happy....for a while.

Ah to live in the South Bay.....Ice Skating at Seaside Lagoon, Holiday Walks in Manhattan Beach and Riviera Village, and activities for everyone.  If you're looking for something a bit different than visit King Harbor for the 17th annual Christmas Boat Parade.  The parade of lights starts at 5:30 on Saturday December 13th and it's a great way to enjoy the holiday spirit in true South Bay style.  Visit the King Harbor Yacht Club for more information.

manhattan beach: Expiring Listing? Protect Yourself and Prepare Your Clients - 11/18/08 02:54 PM
As I've seemed to say quite often in my posts lately...it seems that desperate times call for desperate measures.  I realize that there's a whole slew of agents that target and hunt expired listings but it seems that they're getting more aggressive than ever... and it's good to let your clients know what's coming.
It always good advice to contact your seller prior to the listing expiration and let them know what's about to happen.  If possible it's also good to remove their contact information from the listing prior to expiration, or put in the notes that it will be re-listed etc., … (1 comments)

Although it shouldn't, it never ceases to amaze me just how different people are in terms of what concerns them during escrow and inspections.  Just when you think you know what personalities are going to care about what issues.... people surprise you.  I recently had buyers that I thought for certain would be concerned about mold and having the home inspected.  When I recommended it, they came back with "why would we care about mold".  When the inspector noted that the plugs in the bathroom were not GFCI, however, they refused to accept that the seller wouldn't replace them as they … (1 comments)

As our South Bay MLS merged into the much larger MRMLS early this year, I was certainly hoping for improvements, additional features, and for the new MLS to help me grow my business. 
Boy was I wrong.  I've been disappointed in the both the transition and overall experience. The auto-email limitations have been particularly problematic. 
My first and most pressing problem is that the new MLS system has a limitation of 250 auto search email updates.  What does this mean?  That if you are searching for more than 250 clients with daily updates.....you're outta luck.  I've worked very hard at growing my business through a … (4 comments)

manhattan beach: Isn't technology supposed to mean everything gets smaller....what's with the new suprakey? - 09/09/08 08:21 PM
Most of the time, I love technology.....faster, smaller, and making our lives easier (this last part is purely theoretical).  Having said this I can't say I'm a big fan of this new "ActiveKEY" that I have to carry around.  The fact that it updates itself is nice, but why does it need to be bigger than the last one.  I feel like I'm carrying around a kids 5 dollar walkie-talkie except that it looks cheaper than even those.  The other issue is that this constant updating means the battery dies....and not often at an opportune moment.  A car charger would have … (13 comments)
