redondo beach: Fusion South Bay - A Manhattan and Redondo Beach Alternative - 02/01/12 02:15 PM
I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere.  It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen.

Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there.  The typical buyer is a first time buyer currently living in the Beach Cities and hoping to make their transition … (0 comments)

redondo beach: Spotlight in Redondo - 615 Esplanade - The Sand Castle - 01/23/12 03:49 PM
As part of our ongoing tour of South Redondo Beach real estate, today we take a look at one of the oceanfront condominium complexes in South Redondo Beach known as The Sand Castle.  The Sandcastle is located at 615 Esplanade.  The Sand Castle consists of two buildings with panoramic ocean views from both (the exception is the 5th floor which is actually the 1st floor of the rear building.  The 5th floor does have views but overlooks the roof of the front building so no sand or wave views which makes that location more affordable and less valuable).  The Sand Castle … (0 comments)

redondo beach: Video Tour of the Esplanade in Redondo Beach - 08/24/11 05:06 PM
Unlike Manhattan Beach and Hermosa Beach, Redondo Beach offers a much wider variety of housing options and living ocean front may be more affordable than you think.  In this tour we'll take a quick look at the first 3 ocean front buildings on the Esplanade, the bluff top street overlooking the beach.  In this tour we'll show you the 531 Esplanade building known as the Ocean Plaza, the 535 Esplanade building known as Casa Bahia, and the 565 Buildings known as the Surfrider.  All were built in the 1970s with some condos for sale having been completely remodeled while others are fairly … (0 comments)

redondo beach: So What is a 3 on a Lot Townhome - Understanding Redondo Beach Real Estate - 06/27/11 02:44 PM
Redondo Beach offers a wide variety of housing options for just about everyone's budget. While many buyers originally come to me in search of a single family home, they often find that they're priced out of the  single family home market in Redondo. Most are hesitant when they hear the word townhome picturing a complex of hundreds of units but that's not always the case. In the South Bay, and most prominently in Redondo Beach, we have what's known as 3 on a lot and two on a lot townhomes. 3 on a lot towhomes are more prevalent in Redondo Beach than … (1 comments)

redondo beach: Remembering one of the reasons this is a great business.... - 12/22/09 12:41 AM
I like a lot of aspects of what I do.....from helping people, to being my own boss, to running my own business.  I think that I appreciate things as much as anyone, but every once in a while something happens that makes me realize just how much this really is about helping people.
I had the final walk through of a townhome in Redondo on Sunday and had the whole family show up.  Mom and dad had seen the house of course, but their seven 6 year old son hadn't.  As we walked through the house they pointed out where his … (1 comments)

redondo beach: Ocean View Living in Redondo Beach - Seascape I, II, and III - 09/27/09 09:02 PM
There are endless reasons that the South Bay and Redondo Beach are great places to live, and without question the proximity to the ocean is one of them.  Redondo Beach offers a wider variety of options than neighboring Hermosa Beach and Manhattan Beach as it's zoned to allow higher density housing in some areas.....meaning larger condo complexes.  Some of the most ideal complexes are located in South Redondo Beach just off of Catalina and are known as The Village or Seascapes I, II and III.  All of the Seascape Buildings are also known as the Village (they're actually all on Catalina … (0 comments)

redondo beach: Dawn Barnes Karate Kids in Redondo and Manhattan Beach - Buyer Beware - 12/11/08 04:36 PM
As the parent of two here in Hermosa Beach, I'm always on the lookout for new and healthy activities in the Beach Cities and always happy to pass along information for kids activities.  We had the chance to get a free session at Dawn Barnes Karate Kids back in 2006 in Redondo Beach.  Our daughter seemed to enjoy it so we enrolled in the age appropriate class and were happy....for a while.
We quickly realized that the original tuition quickly becomes so much more.  Our one day a week class soon turned into two as our daughter got a bit older, … (3 comments)

redondo beach: New Website Dedicated to Oceanfront Homes in the South Bay and Southern California - 10/03/08 12:26 PM

When people think of the South Bay they often think of endless beaches, beautiful sunsets and warm summer days.  When people think of their dream home they often think of these same features, and many are searching for homes right on the beach or overlooking the ocean.  There is a new website, South Bay Oceanfront, that was created for just such buyers.   The site offers free access to  current oceanfront and beachfront home listings in the cities of Manhattan Beach, Hermosa Beach, Redondo Beach, Palos Verdes, Playa Del Rey, San Pedro and Long Beach as well as luxury oceanfront homes throughout … (0 comments)

redondo beach: Signs of the times in Redondo Beach - 09/26/08 05:22 PM
I had a listing about a year ago for a very nice townhome in Inglewood, California.   I knew I had a challenge ahead when I pulled up the street to meet the owner and saw at least 15 for sale signs, many of which had "bank owned" or "foreclosure" on them.  As I have written in prior articles, in terms of real estate the South Bay is not one large community, but a number of very different towns with values and demand basically increasing as you get towards the beach. The cities within couldn't be more different and factors that impact one … (0 comments)

redondo beach: I Challenge You Realtors......If a picture is worth a thousand words part II - 09/26/08 01:48 AM
I recently posted my thoughts  on something that I just don't get....property listings with no photos (See If a picture is worth a thousand words....why do so many agents not have pictures of their listings?)  I don't know what the reason is, but I do know that it's doing a disservice to you and your clients.  I received some great comments and realize that I'm not the only one that has a problem with this and many agents won't send their clients listings with no pictures.
Well......perhaps I stand corrected.  I remembered seeing a listing quite a while back for a short … (14 comments)

redondo beach: Looking for an oceanfront home in Redondo? Look to the Esplanade - 09/18/08 01:29 AM
Needless to say that much of the appeal to the South Bay has to do with it's proximity to the ocean and all that it entails.  Beautiful views, dazzling sunsets, warmer winters and cooler summers and outdoor activities of every variety.  One of the cities most often thought of, especially for those relocating from other parts of the country, is Redondo Beach.  Redondo Beach is the largest of the "Beach Cities" (Manhattan Beach, Hermosa Beachand Redondo Beach) and has the greatest number of housing options.  Everything from a studio condo in the $300K range, to oceanfront estateswell into the millions.  If … (0 comments)
