While the market for townhomes in Fusion had slowed to a virtual stop due to the pending litigation against the builder, that issue has been resolved, lenders are once again financing, and the abundant inventory has just about withered down to nothing. What was a great opportunity for buyers may be short lived as the inventory is now so far down. 2011 saw a total of 2 sales in Fusion, of which both were all cash buyers. 2012 couldn't have started of more drastically different with 6 townhomes currently in escrow. Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices. As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices. Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder. While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010.

As I work with a number of short sale sellers and buyers I do realize that the market has been dramatically impacted by these distressed sales.....but the reality even surprises me once in a while. I was just doing a quick search of single family homes in Gardena California, for homes with 3 bedrooms and priced under $400,000. Now granted that anything in the South Bay under $400,000 is a reach but I just couldn't believe the results. Of the 18 homes priced under $400,000 that are currently active, 13 of them are "distressed" sales with 12 short sales and one bank

I was just on the MLS setting up appointments for showing tomorrow with my client. He's interested in finding a newer townhome in Carson and generally in the $375,000-$425,000 price range. In searching the homes that he's interested in seeing it never ceases to amaze me the sheer volume of short sales. Of the ten homes he's hoping to see....9 of them are short sales. As Carson is one of the lower priced areas of the South Bay, it shouldn't be surprising that it was one of the hardest hit communities, but it makes it a challenge for both buyers and

When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities. Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd and directly across the street from Manhattan Beach. As the market cooled so did the prices in Fusion and we're now seeing smaller 2 bedroom townhomes selling in the low to mid $400,000 range. Although it shouldn't, it never ceases to amaze me just how different people are in terms of what concerns them during escrow and inspections. I had a listing about a year ago for a very nice townhome in Inglewood, California. In today's market stats show that over 80% of potential homebuyers begin their search online. With all of the available data out there many homebuyers and sellers use sites such as Zillow to find values for an area, determine if something is priced well, and see what comparable homes are on the market. I'm not hear to critique everything about Zillow and even post all of my listings there. The problem is Zillow often gets it wrong and uses comparables that......well aren't comparable.
