south bay brokers: Fusion South Bay Impacted by Short Sales - 08/10/11 01:08 AM
Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices.  As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices.  Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder.  While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010.

Activity continues to increase in Fusion South Bay with both a variety of sizes and floorplans, but a combination of traditional sales, short sales, and one for sale by owner.  There are currently 6 homes in Fusion on the market with 4 active listings and 2 that have gone into escrow.  In addition there may be two new listings coming onto the market that we know of in the coming weeks.  See below for some basic information on the homes currently active and in escrow.

While waiting for a buyer and their agent to show up to my Plaza Del Amo listing in Torrance recently I had a bit of time to kill.  This is an end unit townhome so the windows and views are a big part of what makes it different and what I'm marketing.  While standing in the kitchen I noticed that the windows were very dirty from the recent rain (who says it doesn't rain in Southern California).  What to do.....so I searched under the sink, found some Windex, popped the window out and made them nice an clean.

In this continually changing South Bay real estate market in which you just can't seem to avoid short sales and bank owned homes, I keep running across listings with the agent remarks "Please don't call for availability.  If it shows active it is available."  That's great and all, but it seems that more often than not I go view it with my clients, call the listing agent with a question about my clients wanting to write and offer only to be told.....it's actually in escrow.  Now I realize that many of the agents that specialize in REOs and short sales have quite a … (5 comments)

Over the weekend I was out showing homes in Torrance to a very nice young couple.  They had their 18 month old daughter with them and were looking, of course, for something with a yard, room to grow and great schools nearby.

I've tried to embrace it.....tried to convince myself it's for the best.....tried to believe that the MLS had my best interest in mind (ok I know that's a reach), but I just have to admit it. 
I hate that SAFEMLS little token.  There's just got to be a better way.  I have yet to speak with anyone that actually likes the little thing.  With the proliferation of the Redfins, and the Trulias, and the Zillows does it really keep our information safe?  Can we not come up with another way....one that doesn't require us to continually have this little thing attached … (6 comments)

With downward pricing pressure from foreclosures and short sales, the market for lower priced homes in Del Aire is really picking up.  Homes that had been sitting on the market are now going into contract.  Of the 5 single family homes priced below $400,000 (which would have been unheard of a year ago) 4 have gone into escrow in the past month after some were sitting on the market for quite a while.  Of the 5 homes 2 are bank owned homes, 1 is a short sale, one is a court ordered (not probate) sale and only one is traditional seller.  Click … (0 comments)

Hermosa Beach home sales update for December 2008.  We saw 12 properties close escrow during the month of December.  Of the 12 properties to sell, 3 were single family homes, 8 were townhomes and one condominium.  Of the homes to close in December two were distressed property with one short sale and the other being a bank owned home.  The median price was just under $1,050,000.

south bay brokers: Hermosa Beach Home Prices and Home Sales for November 2008 - 12/02/08 11:28 AM
Market Update for November 2008.
As of this post Hermosa Beach had 8 closed home sales in November of 2008 with a few of the sales being homes that had been on the market for quite some time.  The walkstreet home at 92 16th Street finally sold after originally coming onto the market on July 1 2006 and for only 3.5% below their original asking price. 
The average days on market for these sold homes was 76 with the homes selling an average of 4.83% below their list price. 3 of the 8 homes sold for at or above their listing … (0 comments)

south bay brokers: Expiring Listing? Protect Yourself and Prepare Your Clients - 11/18/08 02:54 PM
As I've seemed to say quite often in my posts lately...it seems that desperate times call for desperate measures.  I realize that there's a whole slew of agents that target and hunt expired listings but it seems that they're getting more aggressive than ever... and it's good to let your clients know what's coming.
It always good advice to contact your seller prior to the listing expiration and let them know what's about to happen.  If possible it's also good to remove their contact information from the listing prior to expiration, or put in the notes that it will be re-listed etc., … (1 comments)

For Realtors and home sellers, there are a great many challenges in today's market.  Without a doubt price is usually the greatest factor as to which homes sell.....and which don't.  But it's not the only factor. 
Accessibility is crucial.  There is endless competition in the market and the easier you can make it for Realtors and their clients to see it, the more likely it is that it will sell.
