With every article about the real estate market that appears in either my inbox, my TV or my doorstep, my opinion is that our industry is becoming more bi-polar everyday. Often, on the same webpage, you will find articles with conflicting headlines; one tells us that more homes aren't selling, while the next article tells us how robust the 'mortgage applications' index looks. To the layman, this can only confuse and scare them more. Yes, more homes are selling than LAST MONTH because we're getting closer to one of our peak seasons (well, used to be anyway) but we're selling less from year-to-year. And the reason

This was originally sent to Bryant, in regards to his post titled; Three blind mice, three blind mice.........blah, blah, blah. He asked if I could show him some examples of how I explain some harsh financial realities to my foreclosure customers. So here is most of it... Ethics aside business is business. But it can still be done with compassion. I always think of the mortician analogy; they're not working with people they work with bodies, but they still have compassion for the people still alive. Two other lenders fell through, numbers 82 and 83. Both shredded the appraisal. Not necessarily unfair of them, it is their money after all. But in principal I disagreed with their reasoning - lender didn't want to extend in one case. Well then just say you don't want to extend the credit, don't use the appraisal as a red herring. Other lender had too much inventory and still blamed the appraisal. Okay. Anyway, short sale package is in and naturally the lender didn't like that. Actually the lender probably didn't care, it was a pretty good offer. I'm sure the lawyer didn't like

I know of no one that is active in the real estate market that is unfamiliar with Zillow, so I'll skip the intro altogether. If somehow you are unaware of Zillow, well then I guess go here; www.Zillow.com. Anyway, why do I love Zillow? I love Zillow because in a giant swing of it's mighty blade, technology has both leveled the playing field - and simultaneously separated the "knows" from the "know-nots."
