      <title>How to Buy a Townhouse</title>
      <description>&lt;p&gt;&lt;strong&gt;Step 1 Think about how long you're going to stay in one place. Buying a&amp;nbsp;townhouse is no different than buying a single-family home--you need to live there at least a couple of years to recoup closing costs, assuming the property will appreciate. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step2 Give some thought to what you want. If you're not interested in the pool or sauna, understand that the&amp;nbsp;townhouse price and ongoing monthly association fees will reflect their use regardless of your interest in swimming or sweating. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step3 Visit various condominium or townhouse communities and multiunit buildings so you know what's available where you live. Get a sense of prevailing prices. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Step10 Check the HOA's history of assessments to see how many have been made in the past 10 years and how large they have been. This information will help you gauge how likely it is that you'll be assessed in the near future, and indicate how well-managed the building is. Better managed buildings make fewer assessments. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step11 Talk to other members and find out how restrictive your HOA is. For instance, some buildings even dictate what sort of holiday lighting you can put up.       <title>You Should Buy A Home!</title>
      <description>&lt;p&gt;You should buy a home. That's what you've been hearing from friends and family, right? So, by now you have likely already weighed the benefits and decided that home ownership was the best decision for you. That's a major hurdle now passed. You are focused and certain. Good.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Defining Search Parameters&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Almost 80% of all home searches today begin on the Internet. With just a few clicks of the mouse, home buyers can search through hundreds of online listings, view virtual tours, and sort through dozens of photographs and aerial shots of neighborhoods and homes. You've probably defined your goals and have a pretty good idea of the type of home and neighborhood you want. By the time you reach your real estate agent's office, you are halfway to home ownership.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Long Should It Take to Find What You Want?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In seller's markets, often I show only one home. After all, how many homes does one family need? A few buyers will look for years, but buyers who do that aren't motivated. A motivated buyer will find a home within two weeks. Most of my buyers find a home within two days. &lt;br&gt;&lt;br&gt;Good real estate agents will listen to your wants and needs and arrange to show only those homes that fit your particular parameters. Your agent should preview homes before showing them to you as well.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Many Homes Will You See?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Studies show that the your memory dramatically improves after consumption of carbs and slows upon consuming sugar. So, layoff the soft drinks and have a hearty meal of carbs before venturing out to tour homes. The average number of homes that I show to a buyer in one day is seven. Any more than that, and the brain is on overload. Therefore, don't expect to see 20 or 30 homes; although it's physically possible to do so, you probably will not remember specific details about any of them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The "Red Shoes" Experience&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Women will relate to this. Say, you need a new pair of red shoes. You go to the mall. At the first shoe store, you find a fabulous pair of red shoes. You try them on. They fit perfectly. They are glamorous. Priced right, too. Do you buy them? Of course not! You go to every other store in the mall trying on red shoes until you are ready to drop from exhaustion. Then you return to the first store and buy those red shoes. Do not shop for a home this way. When you find the perfect home, buy it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to Rate Inventory&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Bring a digital camera and begin each series of photos with a close-up of the house number to identify where each group of home photos start and end. &lt;/li&gt;
&lt;li&gt;Take copious notes of unusual features, colors and design elements. &lt;/li&gt;
&lt;li&gt;Pay attention to the home's surroundings. What is next door? Do 2-story homes tower over your single story? &lt;/li&gt;
&lt;li&gt;Do you like the location? Is it near a park or a power plant? &lt;/li&gt;
&lt;li&gt;Immediately after leaving, rate each home on a scale of 1 to 10, with 10 being the highest.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;View Top Choices a Second Time&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;After touring homes for a few days, you will probably instinctively know which one or two homes you would like to buy. Ask to see them again. You will see them with different eyes and notice elements that were overlooked the first go-around. &lt;br&gt;&lt;br&gt;At this point, your agent should call the listing agents to find out more about the sellers' motivation and to double-check that an offer hasn't come in, making sure these homes are still available to purchase.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Making the Selection&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I'll let you in on a little secret. I generally know which home a buyer is going to choose, and I suspect most other agents operate the same way. It's an intuition. But I make it a practice not to steer buyers, and I insist that buyers choose the home without interference from me. It's not my choice to make.&lt;br&gt;&lt;br&gt;Real estate agents are required, however, to point out defects and should help buyers feel confident that the home selected meets the buyer's search parameters.&lt;/p&gt;</description>

      <title>Searching for a real Estate Agent</title>

&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When someone decides it is time to sell their home, they interview several Realtors&amp;reg; from different companies to determine which one is best for them. They want someone who will represent them and someone they feel will do an effective job at marketing their home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;However,&lt;/strong&gt; when someone decides to buy a home, they usually end up with their Realtor&amp;reg; through sheer accident. Why don't &lt;em&gt;home&lt;strong&gt;buyers &lt;/strong&gt;&lt;/em&gt;search for a Realtor&amp;reg; the same way that &lt;em&gt;home&lt;strong&gt;sellers&lt;/strong&gt;&lt;/em&gt; do?&lt;/p&gt;
&lt;p&gt;Instead, homebuyers usually end up with a Realtor&amp;reg; as a result of answering an advertisement. The advertisement will give a brief summary of a home available for sale along with the price, but it says nothing at all about the Realtor&amp;reg;. The ad also does not say whether the property backs to a busy street or if the "ocean view" is available only by leaning out of the second story window with a pair of binoculars.&lt;/p&gt;
&lt;p&gt;You see, there are listing agents and selling agents. Listing agents are the ones who "list" a home for sale on the Multiple Listing Service, and they deal primarily with sellers. Selling agents or "buyer's" agents do not &lt;em&gt;usually&lt;/em&gt; list very many homes for sale. They deal mostly with homebuyers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Buyer's agents sell the homes that are placed in the MLS by the listing agents.&lt;/p&gt;
&lt;p&gt;Most agents concentrate primarily on one side or the other.&amp;nbsp; This is not a "hard and fast" rule.&amp;nbsp; There are also agents who split their time equally between buyers and sellers.&amp;nbsp; Often, these are the very best Realtors&amp;reg;.&amp;nbsp; The fact of the matter is, if you are &lt;em&gt;buying&lt;/em&gt; a home who do you want on your side?&amp;nbsp; A Realtor&amp;reg; who deals primarily with sellers?&amp;nbsp; Or one who deals mostly with buyers?&lt;/p&gt;
&lt;p&gt;If you call on an advertisement in a newspaper or one of those home selling magazines, you are most likely calling the listing agent. Listing agents place ads for several reasons. First, they need to show the seller that they are doing something to sell their home. Second, by showing how much they advertise, they can also attract other individuals who are thinking of selling their homes. They point to their ads as an example of what they will do to market the house.&lt;/p&gt;
&lt;p&gt;What sellers don't realize is that a listing agent's main marketing emphasis is directed toward other Realtors&amp;reg;, not the general public. Their main goal is to convince the selling agents (buyer's agents) to find buyers and make offers.&amp;nbsp; This is a &lt;strong&gt;good &lt;/strong&gt;thing because if you are selling a home, you want as many Realtors&amp;reg; as possible bringing buyers around to take a look.&amp;nbsp; Most of a listing agent's marketing efforts toward other Realtors&amp;reg; are invisible to the general public, but it is where an effective listing agent does a home seller the most good.&lt;/p&gt;
&lt;p&gt;One reason listing agents advertise homes in newspapers and magazines is to show their clients that they are aggressively marketing the property.&amp;nbsp; When home sellers constantly see ads from a particular Realtor&amp;reg;, they are inclined to want to list with that Realtor&amp;reg;.&amp;nbsp; So even though the ads look like they are directed toward home &lt;em&gt;&lt;strong&gt;buyers&lt;/strong&gt;&lt;/em&gt;, they often have another purpose.&amp;nbsp; To attract home &lt;em&gt;&lt;strong&gt;sellers&lt;/strong&gt;&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Selling&lt;/em&gt;&lt;/strong&gt; agents (buyer's agents) do advertise homes for sale in order to attract buyers. However, they don't really expect you to actually purchase the home you originally call on.&amp;nbsp; They would be happy if you do, but it happens so rarely that they do not expect it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When you call on a real estate ad, you often schedule an appointment to go look at the advertised home. While you are out looking at that home, you will probably want to look at a few others, too. Eventually, you and the Realtor&amp;reg; will zero in on what you need and like in the proper price range and you will make an offer.&lt;/p&gt;
&lt;p&gt;That is one way of finding your Realtor&amp;reg; by accident.&amp;nbsp;&lt;/p&gt;
&lt;h4&gt;
&lt;/h4&gt;&lt;p&gt;Suppose you call the Realtor&amp;reg; who is listing the property you "might" be interested in and it turns out that the house is absolutely perfect and affordable and you want to make an offer? Do you want the same agent who listed the home for sale and represents the seller to also represent you? The odds are that everything would be okay if you did, but it is risky. It would be like both the husband and the wife using the same attorney to represent each of them in a divorce. A more extreme example would be if you sued somebody and agreed to let the opposing lawyer represent you, too.&lt;/p&gt;
&lt;p&gt;When you make an offer to buy a house, you are entering a negotiation. The seller wants as high a price as possible and the buyer wants the lowest price possible. If a Realtor&amp;reg; represents both sides, there is a conflict of interest, though an ethical Realtor&amp;reg; can equally represent both sides. Most Realtors&amp;reg; are very ethical and take their responsibilities seriously.&amp;nbsp; However, If the listing Realtor&amp;reg; knows how much you are willing to pay for a home or the loan amount you have been qualified for, and that information gets somehow passed on to the seller even though they are also representing you as the homebuyer, you are at a disadvantage.&lt;/p&gt;
&lt;p&gt;There are other ways that having the same Realtor&amp;reg; represent both sides of the transaction can be a negative as well.&lt;/p&gt;
&lt;p&gt;Actually, the best thing for you to do when you see an advertisement in the paper is to call your own Realtor&amp;reg; and tell them about the ad. Since addresses usually do not appear in advertisements, your Realtor&amp;reg; will call the listing agent and find out which property is featured in the ad. It may be a great home for you, but it may also be a property the Realtor&amp;reg; has already disregarded because it backed up to a busy noisy street and you have told your Realtor&amp;reg; you wanted a quiet neighborhood.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;First you have to have a Realtor&amp;reg; you can call. How do you find one?&lt;/p&gt;
&lt;p&gt;Referrals are always a good way to go. Perhaps a friend, co-worker, or family member recently bought a house in the same community and had a good experience. However, if they bought a house twenty miles from where you want to move, it may not be a good idea to use the same Realtor&amp;reg;. You want one who knows the area in detail, and has already previewed many of the homes available for sale in that community.&amp;nbsp; Community knowledge should be important to you because you are not just buying a house.&amp;nbsp; You are buying a &lt;em&gt;home.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Every Realtor&amp;reg; can show you every property available for sale in the Multiple Listing Service. Since that is true, you can call any real estate office and find a Realtor&amp;reg; willing to show you houses for sale. The problem is that you do not know if you are talking to an excellent Realtor&amp;reg; or a lazy inactive one. Your first step should be to shop for a Realtor&amp;reg;, not to shop for property. Shop for a Realtor&amp;reg; the way you would shop for a good attorney, accountant, mechanic, plumber, doctor, financial advisor, or other professional.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;for a Realtor&amp;reg; That Will Represent You Properly.&lt;/strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you imagine that automobiles are sold like real estate, you can see why you need to shop for a Realtor&amp;reg; of your own.&amp;nbsp; Imagine there are no more car lots or dealerships.&amp;nbsp;&amp;nbsp; Instead of working for dealerships, all car salesman are freelancers, working for anyone.&amp;nbsp; New cars are just parked on streets all over the place and they have "For Sale" signs on them.&amp;nbsp; So if you want a Ford, there are no more Ford dealerships you can go to and look at all the new cars.&amp;nbsp; No more Lexus dealerships or any other kind of dealerships, either.&amp;nbsp; If you want to look for a new car on your own, you just drive around and see what you can find.&amp;nbsp; Even then, you can only look at the outside, because you don't have the keys.&lt;/p&gt;
&lt;p&gt;However, there are a group of individuals who have the keys and are hooked into a computer that tells them basic details about all the vehicles and where they are all located.&amp;nbsp; They get paid a commission for selling the cars.&amp;nbsp; Some of this new type of car salesman just sit around with their list hoping for people to call on ads they run.&amp;nbsp; Some of them, however, also go out and locate the new cars, physically inspect the interior and exterior, and flip on the ignition to listen to the sound of the engine.&amp;nbsp;&amp;nbsp; They are interested in finding the best cars so their customers refer future clients to them.&lt;/p&gt;
&lt;p&gt;As a buyer, who would you rather deal with?&amp;nbsp; Someone who has a key and a list?&amp;nbsp;&amp;nbsp; Or someone who really expends some effort to make sure they have satisfied clients?&lt;/p&gt;
&lt;p&gt;You want someone &lt;em&gt;&lt;strong&gt;good&lt;/strong&gt;&lt;/em&gt; working for you.&lt;/p&gt;
&lt;p&gt;One way to find candidates to interview is to talk to professionals from real estate related professions and ask their opinion. If you know someone who is employed as an escrow officer, title representative, homeowners insurance salesman, or loan officer, they will be able to recommend Realtor&amp;reg;s from the area they work in. If you talk to a loan officer, be sure it is someone who deals primarily with purchase money first trust deeds and mortgages instead of refinances, second trust deeds, or finance companies. Since the latter do not deal with Realtor&amp;reg;s on a regular basis, they will not know who to recommend.&lt;/p&gt;
&lt;p&gt;You could just make phone calls to real estate offices and ask questions. Ask the manager to recommend someone or ask a Realtor&amp;reg; who he/she would recommend from another office. This will be a little tricky because the Realtor&amp;reg; you ask will be "giving away" a commission, but you will find out who they respect as a competitor.&lt;/p&gt;
&lt;p&gt;A new alternative to finding a Realtor&amp;reg; is the internet. Look for Realtor&amp;reg;s who advertise themselves, not property. That way you have a pretty good idea you are getting a "buyer's" agent instead of a listing agent. Look to see if their web page offers something to you in the way of information or other services instead of just telling you they are "number one." You want someone of value to represent you, not someone who is full of "puff."&lt;/p&gt;
&lt;p&gt;When you interview Realtors&amp;reg; for the job, you want someone who will be concerned about you and will take care of your interests. You want someone who demonstrates ready knowledge of homes available for sale and does not have to call you back after they "check on the computer." This ready knowledge demonstrates they have actually been out previewing homes and don't just sit around waiting for the phone to ring. You also want someone sharp enough to ask you questions as well, including your financial and debt information. By asking these questions, a good Realtor&amp;reg; will be able to determine the proper price range you should be looking in. By asking about your family, an agent will be able to tell if what you need in a home is something available in your price range. You want a Realtor&amp;reg; who is bold enough to talk straight with you instead of always telling you what you want to hear.&lt;/p&gt;
&lt;p&gt;Finally, any decent agent will always ask for an appointment to meet with you, too. It is only natural, since they earn their living by commissions. However, Realtors&amp;reg; are also supposed to act as your agent, looking out for your interests before their own. You want a Realtor&amp;reg; who takes that responsibility very seriously. If someone seems too much like simply a salesman, then maybe you should look a little further&lt;/p&gt;

&lt;p&gt;A house can be a place to eat, sleep, park your car, and put all your "stuff" (including other family members). It is a material possession and an investment. A home is where you feel comfortable, warm, safe, and protected.&lt;/p&gt;

&lt;p&gt;A house is something you buy logically. A home is an emotional purchase. When buying real estate you have to balance your emotional wants and your logical needs because there will almost certainly be a time when the two conflict.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Example&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For example, you may want a house with a view, but the payment is higher than you feel comfortable with on a thirty-year 30 year fixed mortgage.&lt;/p&gt;
&lt;p&gt;What do you do?&lt;/p&gt;
&lt;p&gt;Purchase the house anyway and budget more carefully for the next few years? Buy the same house without the view and get it cheaper? Make a larger down payment by borrowing from your 401K or family members, so you get a lower payment? Get an adjustable rate mortgage with a smaller payment instead of a fixed rate loan? Or buy a smaller house and still get the view?&lt;/p&gt;
&lt;p&gt;When viewing the house, most people look at it emotionally and envision it as a safe, happy, comfortable home. Later, when making the offer or filling out a mortgage application, your logic may begin to kick in, instead. That's when "buyer's remorse" may come up.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Balancing Act&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The trick in buying real estate is to view all decisions with both a logical perspective and an emotional perspective. If a situation presents itself that requires a trade-off, decide on whether there is a huge conflict or a small one. Logic should win the big conflicts, but emotion should always be a factor, even winning the small ones.&lt;/p&gt;
&lt;p&gt;You will find yourself owning a warm, happy, safe home - and an investment for the future at a price you are willing to pay.&lt;/p&gt;</description>

&lt;li&gt;Look for a handyman. A contractor who drives up in the new, extended-cab, long-bed Silverado pickup is not the guy for your job.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;Close the deal. Never submit a contract unless you are absolutely certain you will be able to close.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;Resist the lure of the big dollar house. High-end homes will put you out of business in a hurry.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;li&gt;Get the keys. Don't ever hand over the money until you have the keys and the tenant is out.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;li&gt;Don't fall prey to "deal-itius." As a rule, do not work for less than 20 percent of the total value of the property-even if you currently don't have a deal.

&lt;li&gt;I already have a contract, thanks for calling. Build a buyers' list. Remember: it is easier to find houses than it is to find buyers for houses. Don't throw names away just because you have a contract.

&lt;/li&gt;
&lt;li&gt;Don't be cheap. There's a reason it's called "the cost of doing business." You have to spend a little to earn a lot.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;Beware of lien windfalls. Spend the time learning the bidding system in the state before buying. Focus on the tax rate of return, not the property.
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;/li&gt;
&lt;li&gt;Be sure you have the dough. Don't make a bid if you can't back it up. It would really be embarrassing to be sued by the county. &lt;/li&gt;

      <description>I just got off the phone with my sister in law in New Jersey and she was walking in her office 2 days ago picking up her mail and the phone rang. Apparently this client was looking for a million dollar home but the lisitng agent &amp;nbsp;didnt pick up her phone. She went on the apointment and wrote a contract. Her client was handed&amp;nbsp;down a large some of money from there family and always wanted something like this and now could afford it.&amp;nbsp;Just came out of attorney review and ready to close in two weeks. What a gift from above. 855,000 at 3% you do the math. I bet the agent who blew this client off is kicking herself now. Go Jodi!!!</description>

      <description>No wonder&amp;nbsp;the foreclosure rate is so high. I am trying to do a short sale and what a disaster. The banks&amp;nbsp; never get back to you. I find myself twittling my thumbs at the banks mercy.My client does not want to sign anything.&amp;nbsp;To top it off the other realtor does not understand the concept. My best advice when getting a listing is find out if they are either not paying there mortgage or about to go into foreclosure. I know it a sale but the hoops you have to go through really does not even out to my favor. Calgon take me away!!!</description>
