blogging: How to avoid "black hole" blogging - 11/28/11 02:25 PM
Have you ever written a post that simply didn't get any visits much less comments? Does it happen almost every time you write? You are not alone. In fact the reality of it is most blog postings go virtually unread for most people. Writing a post here or there which receives little attention is okay - it happens to the best of the best (unless they have huge subscriber numbers). When one continually blogs, tweets or posts with absolutely no reaction we call this "black hole blogging" also known as wasted time. On the other hand you shouldn't fear this situation just

blogging: Here Come The Blog Cops! December 1 FTC Changes - 11/09/09 11:37 AM
December 1st, The FTC, Testimonials and your Blog/New Media December 1, 2009 is the date your blog and all new media advertising meets new enforcement and scrutiny. Meet the Federal Trade Commission 16 CFR Part 255 "Guides Concerning the Use of Endorsements and Testimonials in Advertising". Much of the "guide" applies to celebrity endorsements and the use of "disclaimers" such as those which say "results not typical". The word "endorsement" is used 188 times in 16 CFR 255 and the word "testimonial" is used 92 times. Where the real danger comes in, of course, is if someone complains to the FTC about

blogging: Three Tips To Building New Media Equity - 09/17/09 03:15 PM
Money Maker - noun - the website where you actually convert surfers to prospects and prospects to customers. Most people do not consider it a "waste of time" to use new media resources, like Active Rain, to build their network of associates, providers and clients. Many AR users have already seen the power of having a well stocked blog when it comes to search engine results page (SERP) positioning. Most of those do not know why and some of those do not care why they are simply happy it works. Maybe right now your links are coming up in the fourth

blogging: Irregardles Either Your Noone Or Won't To Be - 03/29/09 04:30 PM
No matter how much they try spell checking applications still are not usually smart enough to pick up on these grammatic errors of word usage. I have written over 5000 blog posts, articles, essays, and more yet still need to pause while I am writing to make sure I am using the proper words from time to time. Those of us who write until well past midnight ocassionally read our published work the next day to our own horror. Nobody or no one This servers for anybody, anyone, somebody, someone, everybody and everyone as well. The etymology is not as crucial

blogging: I Don't Blog For Points or Position - 03/01/09 05:28 PM
Never have I nor never will I blog for points or position. My winnings are measured by the number of conversations I have with people I have met online. When I get on the phone with a real estate agent from California, an appraiser from Maine or a title man from New Jersey just to say, "How's it going?" I win. I can't even provide loan services in those areas so it's definitely about friendship. Oh, I enjoy the checks I cash from the deals I close from my online relationships but quite honestly I have not closed that many deals

blogging: Be The Brightest Star In Your Prospect's Sky - 11/20/08 01:50 PM
You know you have great service to offer to prospects. You are experienced, versatile, caring, concerned, realistic ... then so is your competitor. The hiccup is that your competitor seems to be everywhere. No matter where you go they "got there first". The restaurant where you eat lunch has their picture on the place mats, their name is on the front cover of the varsity game schedule, they are in the newspaper being nominated for Citizen of the Year. For crying out loud the kids came home from school carrying a bag with your competitor's logo all over it and some

blogging: Useful Thingies for Bloggers - 09/11/08 12:58 PM
Occasionally I will post some tools or tips for bloggers. It is not my main passion but I do find many things worth sharing. One thing I want to interject is "more blogs usually equals more hits". Just ask Scott Shank about his success at Blog X3: The 24 (free for you guys, too, buy the way). Posting your email link in the text of a website is always a problem. Posting it in HTML is almost as dangerous but using an image in the text without a link in HTML is much safer. So you can fire up your favorite

blogging: Congrats to SCOTT SCHANG! Top Post on The 24 - 08/10/08 10:22 PM
"Freddie Mac Makes Bold Moves to Encourage Workouts" is a grand slam hit for Scott Schang at The 24. Scott is the regular featured publisher on The 24 and proves why with this powerful submission. My personal favorite part of Scott's article is, "If you are having challenges making your mortgage payments or if you are troubled by the enormous amount of negative equity you're currently sitting on, don't hesitate to attempt a work out with your lender." And brother is he right! It looks like Scott, as is my Novation Mortgage, is helping people regardless of who their current lender

blogging: Update from The 24 - Racking Up SEO - I Ranked 1, 2, 3, 5 & 7 on Google - 02/16/08 03:53 PM
There is a very simple way to really crank up your search engine ranking and a handful of us are enjoying it nicely! I have a nice paycheck coming next week from a loan I did in Florida because of this neat little trick that also happens to be a free resource to help build your internet presence in a great way. Let me share it with you now. The 24, if you don't know, is a blog with a limit of 24 of North America's most proficient bloggers. Many are bloggers who publish here at Active Rain as well. The purpose

blogging: Ruffled Feathers on Active Rain - Public Apology to Linda Futral - 01/28/08 01:02 PM
This is my public apology to LINDA FUTRAL, a Re/Max Agent in my great state of Georgia, for a comment I posted on her blog telling her readers what a great area she is in for real estate investors. (1/29 - I edited out some content just because as much as I wanted to say it and it may have even needed saying it was a little below me.) My comment was this: "And Linda is in a PHENOMENAL market for Real Estate investors - just call me (or her) and I'll tell you why and why you can probably still

blogging: Help! I'm Too Busy To Blog Right Now! - 01/23/08 03:24 PM
Seriously - you all know how I do love to blog - then we've got that great little project going on over at BlogX3.com with The 24. I haven't posted to my personal blog hardly at all nor have I posted to my Blogger blogs. And in the midst I am still having idiots who pull boneheaded moves during the loan process. The truth is if we don't close most of these deals I'll be working at WalMart pretty soon and I think my house payment and car payment alone would eat up anything WalMart could pay even as GM ... so I

blogging: Blogging Report from The 24 - Top Bloggers Racking Up More SEO Juice - 01/21/08 10:32 PM
Many of you are following many other blogs and the idea behind The 24 is to keep a big grouping of your favorite bloggers in one outside location. If you have not visited The 24 please do and see what your favorite bloggers are saying there. In fact there are just a handful of spaces left for a few more top real estate bloggers. The idea behind The 24 is to have a small group of prolific bloggers looking to juice up their search engine optimization and gain further exposure. It's so small it is like a gnat in the wine glass

blogging: I Have Been Compared To A Holocaust Denier - 01/09/08 01:48 PM
Anonymously, of course. The email says, "I understand your desire to spin positive the effects of negative media and attacks on you personally from the blogosphere but that doesn't change the fact that your industry is in the crapper and the rest of the economy is rapidly eroding. We are racing toward full blown recession to levels not seen in most of our lifetimes. Denying there is a real economic disaster on the immediate horizon in post after post puts you on the level of the Holocaust deniers." Wow. First of all I have never denied there is a major problem. When

blogging: Wanted: 23 Prolific Bloggers With Drive and Passion - 12/25/07 03:00 PM
We all know among the best reasons we blog are to share our experiences, our ideas, our viewpoints, and to lead others out of their darkness and into our light. Another truth, not so well known, is that blogging creates awareness and awareness can translate into business and real dollars. How many of you have multiple blogs? It doesn't matter if you do most of your writing on Active Rain, having other blogs strengthens your SEO results (search engine placement) and having those blogs be relavant to your industry is key. Not too often do new invitation only blogs come along that

blogging: Some Free Web and Software Tools and Resources I Use Often - 01/17/07 10:49 AM
I keep a list of tools that I use very often in my business. I work from several locations so some of these are quite valuable to me and may be to you as well. Instead of spending $50 or more on software to create PDF files when they only need to be read and not edited I use CutePDF. It installs like a printer and when you select PRINT from your menu on whatever application you are using such as Word, Excell, Internet, it will print that document into a PDF: CutePDF Writer (Freeware) Create professional quality PDF files from almost any

blogging: My Own Little World - And That's All I Write From ;) - 09/06/06 11:52 AM
When my wife and I were enjoying a quiet evening some weeks ago we started talking about how people think we simply vanish from existance when they can't see or hear us then magically reappear again when they need us. I suppose my first revelation to this occurred when I was in elementary school and I saw my teacher at the grocery store. I simply couldn't imagine her anywhere except in my classroom but there she was in the cereal section! Young people, especially, have little exposure to the greater world. As a child I thought everyone was just like us. I
