How do you measure online success? Is it the number of followers you have on Twitter? How about the number of friends you have on Facebook? Are you ranked number one in your area for points on Active Rain?

Social media is not a disease but it can have an infection. I personally have been guilty of infecting social media but my lessons were (mostly) learned two decades ago when there was little forgiveness. Of course we didn't call it social media back then we called it by other names like USENET or BBS. Guilty. Not you - me. I am guilty of wasting time on Twitter and Facebook. In fact I have wasted so much time on Twitter and Facebook that I now waste even more time keeping up with at least a dozen new prospects every week. Then the closings that I am seeing are really cutting into my week - like the $300,000 FHA 203(k) loan I am doing because of a referral I got from a Twitter "friend".

Never have I nor never will I blog for points or position. My winnings are measured by the number of conversations I have with people I have met online. When I get on the phone with a real estate agent from California, an appraiser from Maine or a title man from New Jersey just to say, "How's it going?" I win. I can't even provide loan services in those areas so it's definitely about friendship.
