September of 2009 brought devastating flooding to many areas of metropolitan Atlanta, Georgia. During this time flood waters from the Chattahoochee River, the Yellow River, Peachtree Creek and hundreds of other small tributaries and reservoirs crested to record levels. During a 24 to 48 hour period as much as 15 inches of rain deluged the already water soaked landscape and created a new line of demarcation between flood zone and safe zone.

Fifty years ago this past August I was born in the same hospital where decades later my children would be born and I would say good-bye to both of my parents. I remember when there was no Interstate highway, only six government high schools and the fire department was all volunteer. That was before my fellow Cobb County residents Ty Pennington, Travis Tritt or Julie (Julia) Roberts were born.

What? Are you kidding? I can actually buy a Georgia HUD home for only $100 down payment? Maybe - there are a couple of rules but they don't exclude the majority of buyers. Harvest time is here and in Georgia that mean apples, squash, corn, and parties! This is one of my favorite times of the year to get out and go for a ride and hit the many events in north Georgia starting right here at home in Marietta at the Square - actual name Glover Park.

When I was a young school boy Cobb County was covered with cattle ranches and farms of all types. School, back then, started the week after Labor Day and the first excitement was the day they handed out tickets for the North Georgia State Fair. Not only did we get one ticket or even two tickets but we got a dozen tickets so we could visit the fair more than once or take a large group with us!

In recent months I have seen a large number of property assemblages listed by agents from "the big names" in the business as well as some local players. As an investor I may look at this differently than the average person but obviously assemblages are meant for buyers like me and not homeowners.
Interestingly not one assemblage has sold since I started tracking. I have, however, funded deals for investors who went out and did their own assemblage sans professional representation.
