marketing: How to avoid "black hole" blogging - 11/28/11 02:25 PM
Have you ever written a post that simply didn't get any visits much less comments? Does it happen almost every time you write? You are not alone. In fact the reality of it is most blog postings go virtually unread for most people. Writing a post here or there which receives little attention is okay - it happens to the best of the best (unless they have huge subscriber numbers). When one continually blogs, tweets or posts with absolutely no reaction we call this "black hole blogging" also known as wasted time. On the other hand you shouldn't fear this situation just

marketing: Why well built, functional landing pages increase business as much as 400% - 10/24/11 12:28 PM
Most everyone I speak with says they have at least one landing page. Most every one of them really do not have a landing page - they have an entry page. In addition to only having an entry page that page is often cluttered, offers little in the way of information to directly address the visitor's search and at best has a tiny call to action with a way to interact with the visitor. Let's start here by addressing the increase possibility I stated in the title. If you're like me you are skeptical, and well should be, of numbers and

marketing: 109 Blog Posts, 835 Tweets, 278 Facebook Friends, 0 Sales - 09/29/11 03:05 PM
From time to time I end up discussing Social Media marketing. No real reason why (*), it just seems to happen. In fact at almost every event I attend (*) people seem to want to talk about Social Media marketing. Okay, I'm joking of course. Social Media has been a big part of my business and personal life since before it was called Social Media. But that doesn't pay your bills now does it? Because people often think Social Media is not making a difference in their business or success path I want to share with you one very basic step

marketing: Am I a good Marketing Partner? - 08/24/11 11:21 AM
Here is some of what I do as a marketing partner. My first priority becomes actually finding qualified buyers for a particular marketing partner. While I cannot directly market specific properties I can definitely market a specific price range and area. For this I use all sorts of online advertising including Google, Bing, Facebook, and (yes) Craigslist. Of course my multiple websites should go without saying. Additionally I supply an easy to install form widget to allow visitors to my marketing partners' website to be able to request more information about a home loan on general terms or a specific property.

marketing: If SMS isn't in your marketing kit you're missing a huge shot - 12/24/10 12:22 PM
Name one person who would be a viable prospect who does not have a cell phone which will receive a text message. Come on, you can do it. The fact is there are 300 million wireless phone lines in the US: "A text message is typically read within 15 minutes and responded to within 60 minutes. With over 300 million wireless lines in the U.S. alone, mobile marketing’s potential for success has never been greater." MassMailSoftware So you're happy with the response from your email campaign ... understandable. I send about 6500 emails a month and receive about 400 visitors to

marketing: The "Value Proposition" - Marketing 101 - 06/19/10 05:11 PM
Folgers "Good to the last drop", Campbell's Soup "Mmmm mmmm good", CNN "News around the world". Want some without the company? Choosy moms choose ______(1), Maybe it's _______(2), Built ______(3) tough. These "slogans" are powerful, tied to a brand, recognizable as tied to a specific brand, bring to the top of mind the brands they are associated with when used stand alone, and very valuable to the companies they describe. While the stories vary about how these phrases came to be the results of their impact on the community at large is undeniable. These phrases sell. King of Beers Not every

marketing: Why Personal Branding is More Important Than Ever - 04/05/09 02:51 PM
They're gone. Big names in the industry - huge names. In fact if it wasn't for what will probably turn out to be some very shady and possibly illegal dealings one of the largest banks would not have saved one of the largest lenders from certain failure. How many hundreds of thousands of employees in the real estate, banking, construction and supply company have lost their jobs in the last 24 months? If you spend all your time building your company name there is no guarantee that from one day to the next you will still have that name on your

marketing: Do You Have A Web Presence or Do You Dominate Your Market? - 11/09/08 02:35 PM
Please excuse me if this short article gets a little technical but I believe it is important to emphasize the difference between someone who calls herself an SEO SERP expert and someone who actually is an SEO SERP expert. Also excuse the cut if you belong to the first group but here is a chance for you to learn. SEO is Search Engine Optimization and SERP is Search Engine Ranking and Placement. The average SEO consultant knows that key words are important to SERP and they are correct. They may even know that html document (web page) titles are important. Most

marketing: Strategy to Fail - Guaranteed Failure! Free Plan! - 10/03/08 10:30 AM
Albert Einstein is reported to have said, "the definition of insanity is doing the same thing over and over and expecting different results." If the door is locked when you first try to open it do you try again or do you find the key? Keep that illustration in mind when you think about business opportunities. Most of them are not locked they just need to be opened. Those which are locked all have a key - your job is to find that key. As a mortgage lender I find a great number of doors to opportunity which at first try

marketing: Loan Officers vs. Real Estate Agents - The Battle - 09/27/08 01:06 AM
Because I have so much respect for so many of you here I had a difficult time writing this - but it's a huge background noise among lenders and brokers. I mean it, seriously, I respect you guys very much and admire the majority of you more than you know. I guess you know I'm prefacing something not so pleasant. Let me say this is a time for us all to work together and I truly want whoever reads this to have an incredible weekend! Let me also preface with this: These words were very difficult for me to write and

marketing: Ruling The Panicking Market - 03/13/08 02:37 PM
What is a couple of hundred billion dollars among friends? Who panics over nearly a trillion dollars in mortgage write-downs? Not me, I have GOLD TEETH! Now that my bridges are worth more than my Coca Cola stock I think I will leverage the dental work. I mean 7 ounces of gold - that's a lot of jack, Jim. The big trouble with the market is no matter how much education, experience or resources we have at our disposal it is not possible to continually and accurately predict where the market is going. Why? I preach it all the time: the market

marketing: Update from The 24 - Racking Up SEO - I Ranked 1, 2, 3, 5 & 7 on Google - 02/16/08 03:53 PM
There is a very simple way to really crank up your search engine ranking and a handful of us are enjoying it nicely! I have a nice paycheck coming next week from a loan I did in Florida because of this neat little trick that also happens to be a free resource to help build your internet presence in a great way. Let me share it with you now. The 24, if you don't know, is a blog with a limit of 24 of North America's most proficient bloggers. Many are bloggers who publish here at Active Rain as well. The purpose

marketing: I Love The Smell of Commission in the Morning ... - 12/28/07 12:37 PM
... smells like ... victory. What is victory? Is victory when only one party wins and, if so, is that true victory or is that just domination? To achieve true victory is not to annihilate or dominate one's opponent through utter and mass devastation. To achieve true victory is to give the appearance the other party has won through assisting them to reach the goals best for their situation and purpose. There are people in the world, in our industry, even reading this who see victory only as complete and total dominance over the other party. "Ha! That gal didn't know what she

marketing: Supercharging Your Market for 2008 (Part 2) - 12/06/07 11:49 AM
Continued from Supercharging Your Market for 2008 (Part 1) Success Is A Numbers Game In 2001 we had exactly 0 clients. My wife's first question was, "How do we get people to call us?" Ah, good question mi querida. There was no craigslist, at least not in Atlanta, so I was going to have to actually work for a living! I did have a plan and that plan worked something like this ... Warm Market First At that time I had several contacts through the various non-profit and charitable organizations with which I had associated as well as a few dozens of friends and family

marketing: Supercharging Your Market for 2008 (Part 1) - 12/05/07 01:35 PM
"Yes you can" is neither joke nor gimmick to me. You can and I know you can. Even if you never have you can now. You can what? You can do whatever you plan when you plan to succeed. You may need a little help - we all do. You'll almost certainly need some network partners - we all do. You may need education or experience but since you're going to do things in the right order and the best step for the next move that's okay, too. Now if you already have some experience, some education and a functioning business

marketing: She Called Today And Said, "I'm Done. I'm Closing Down" Fast Track Out or Back On Top? - 09/22/07 10:23 AM
We don't have to "just exist" or "hope we make it" in this very strange time for real estate. At least we don't have to take it laying down like some race horse with a broken tibia just waiting on the final bullet. We can win and we can do more than just survive. A very good friend since high school called on Friday and said, "That's it. I'm done. I'm closing down." Wow. She used to have so many listings. Now she has nine and in spite of massive marketing campaigns she can't stick it out any longer. It saddened me.

marketing: Who Can You Trust? - 03/09/07 01:49 PM
Evidence is mounting that the larger lenders seem to have been the most deceptive and are now suffering the greatest consequences. AS a small lender we know that our clients have been repeatedly victimized through being snared by bait and switch tactics from large national lenders who advertise regularly during shows of mass audience including Rush Limbaugh, the Super Bowl and American Idol. Some even repeat: No one can do what we can do. Really? Looks like your delinquency rate just cost your founder (who evidently wants to retire) millions or billions of dollars in a sell-out/merger opportunity. Not too long ago I blogged

marketing: Ding Dong: Multi-Level Loan Officer Calling - 10/26/06 03:17 PM
Anyone can be a loan officer. Yep - that's what the ad says. Tired of selling plastic dishware to keep your leftovers safe? Pre-paid legal didn't turn out like you thought? Telecom downline too hard to manage?Well, shucks, boy! You can own your own mortgage company. NO EXPERIENCE NECESSARY - that's exactly what the spam I get in my email regularly tells me. And it is one of the most frightening phrases I've ever heard in relationship to the industry of which I am so proud to be part. For most Americans their home is the single most costly and valuable purchase
