While Fannie Mae indeed recently raised the property limit back to 10 properties on credit (a smart move) they have limited the ability to acquire properties 5 through 10 to people who can truly afford them. They are all the rage - real estate auctions. Block asset auctions. REO auctions. In fact there is a company that will sell you a course on how to be an auctioneer and let you be a part of their franchise for only $15,000 - I know, they called me. Non-recourse is defined by Merriam-Webster.com as "the right to demand payment from the maker or endorser of a negotiable instrument". Obviously you know what "non" means so if we replace "the" with "no" we get "no right to demand payment from the maker or endorser of a negotiable instrument". That pretty much sums up what a non-recourse loan is. The lender cannot demand the borrower to make them whole in the event of a foreclosure.
