If you're average you didn't read this article. If you're above average you read the title and got this far thinking, "I thought Twitter was all chat". Welcome, you're going to love this if you read this far.
Twitter, in case you do not know, is the wildly popular global, open stream, 140 character text chat system. If you have been around long enough to remember the AOL chat room with 25 guests maximum image that with thousands of guests but limited to 140 characters including spaces called "tweets". If you do not yet have a Twitter account here's what I suggest:

Never having been accused of being the quiet type it has been a lifetime challenge to keep my opinion to myself. Yet when I hear people say or read people's writing talking about the waste of time Twitter is it piques my interest. Listen, I'm the first to admit anchovy pizza isn't for everyone but if 25% of my prospective relationships like anchovy pizza it's worth a try. Learning how to talk about the anchovies, knowing what compliments their flavor, other intricate details about anchovies - that is my duty if I intend to serve.

How do you measure online success? Is it the number of followers you have on Twitter? How about the number of friends you have on Facebook? Are you ranked number one in your area for points on Active Rain?

Sure, I can start with the basics. TweetGrid is a web based solution for watching multiple, filtered streams from Twitter. For example I have used TweetGrid during the Presidential Debates to track up to six hashtags. Today I am using TweetGrid to track six relevant to NFL Football Twitter streams.

I see you there on Twitter. Your name is there, you have your profile completed with a little thumbnail of your cute little self there. You even have your phone number in your profile - good! But then I see you have 23 followers and you follow 8 people and you have updated 112 times. Updated means posted. Posted does not mean interacted. Especially when all 112 posts after the initial two: "Trying Twitter" and "Hello?" begins with "Just posted on ActiveRain".

They're gone. Big names in the industry - huge names. In fact if it wasn't for what will probably turn out to be some very shady and possibly illegal dealings one of the largest banks would not have saved one of the largest lenders from certain failure. How many hundreds of thousands of employees in the real estate, banking, construction and supply company have lost their jobs in the last 24 months?

Social media is not a disease but it can have an infection. I personally have been guilty of infecting social media but my lessons were (mostly) learned two decades ago when there was little forgiveness. Of course we didn't call it social media back then we called it by other names like USENET or BBS. Guilty. Not you - me. I am guilty of wasting time on Twitter and Facebook. In fact I have wasted so much time on Twitter and Facebook that I now waste even more time keeping up with at least a dozen new prospects every week. Never have I nor never will I blog for points or position. My winnings are measured by the number of conversations I have with people I have met online. When I get on the phone with a real estate agent from California, an appraiser from Maine or a title man from New Jersey just to say, "How's it going?" I win. I can't even provide loan services in those areas so it's definitely about friendship.

Really the formula is quite simple: meet more people, be nice to more people, know more people. Between all of my social networks I can directly touch (through friends, connections, followers, etc) roughly 11,500 people within a matter of about 1/2 hour. Add to that the number of people who have signed up to receive occasional email updates from me and it nearly triples.
