      <description>Town in shock after announcement of second mill layoff. It will be a trying time for the people of the town&amp;nbsp;facing changes. With many optimistic avenues for the town of Hudson Bay&amp;nbsp;and the people that believe in this community we will have to believe that a another door will open and our town will flourish once again. Just which door will it be the shale oil, the diamond mining, the ethanol plant or a new owner that will buy the&amp;nbsp;OSB or plywood plant and reopen but the question remains how long will this take to develop?</description>

      <title>Hudson Bay, Sask property values uncertain due to speculation!</title>
      <description>&lt;p&gt;Home owners are caught up in a speculation trend. For lack of a better word, the future speculations of this town has played this towns market like a fiddle. One day Hudson Bay to be the next little Fort Mac, the next day nothing is moving, nothing is happening.&lt;/p&gt;&lt;p&gt;In the mind of the seller:&amp;nbsp;If I sell today for this&amp;nbsp;I will miss the great boom which is&amp;nbsp;SUPPOSE to happen, if I sell to cheap I will regret what I could have gotten for my property when it does happen if it does.&lt;/p&gt;&lt;p&gt;Looking&amp;nbsp;at&amp;nbsp;things Realistacally, if you need to sell today then put a fair market value on the property and if you want to buy then offer the fair market value. Not that hard is it . &lt;/p&gt;&lt;p&gt;If it was only that easy you wouldn't need an agent. Hopefully with local agents who know the market as well as the properties we can get these buyers and sellers to meet on an appropriate price.&lt;/p&gt;&lt;p&gt;Two&amp;nbsp;things&amp;nbsp;are for certain, it cost a certain amount to build and land will always be a good investment.
