Just what we are all waiting for, SPRING and the Coal exploration to announce some big news in Hudson Bay not to mention what will the mills be doing in 2009? Town in shock after announcement of second mill layoff. It will be a trying time for the people of the town facing changes. With many optimistic avenues for the town of Hudson Bay and the people that believe in this community we will have to believe that a another door will open and our town will flourish once again. Just which door will it be the shale oil, the diamond mining, the ethanol plant or a new owner that will buy the OSB or plywood plant and reopen but the question remains how long will this take to develop?

Hudson Bay, Sask property values uncertain due to speculation!

Home owners are caught up in a speculation trend. For lack of a better word, the future speculations of this town has played this towns market like a fiddle. One day Hudson Bay to be the next little Fort Mac, the next day nothing is moving, nothing is happening.

In the mind of the seller: If I sell today for this I will miss the great boom which is SUPPOSE to happen, if I sell to cheap I will regret what I could have gotten for my property when it does happen if it does.

Looking at things Realistacally, if you need to sell today then put a fair market value on the property and if you want to buy then offer the fair market value. Not that hard is it .

If it was only that easy you wouldn't need an agent. Hopefully with local agents who know the market as well as the properties we can get these buyers and sellers to meet on an appropriate price.

Two things are for certain, it cost a certain amount to build and land will always be a good investment. Just how much is it worth to you as a seller and a buyer is the question?

The land of beautiful trees and lots clean fresh air, with the Red Deer River and Fir River so close to this town and the wildlife of plenty how can it not be a beautiful place to raise a family or retire. Not like just any small town is one way of describing us. With so much recreational activity and natural resources what else could one possibly want? Anyone who has made the trip over here has to agree it doesn't get much better.

The challenge of a forest industry town has brought many changes over the years. This seeing many families moving in and out creating housing booms over the years, one thing is for certain almost anyone that has set there roots here and has had to leave to go find other work or for other various reason will tell you that Hudson Bay SK. is one of a kind place to live. Not many smaller towns have big hospitals, well staffed schools, beautiful skating arenas, a curling rink, a swimming pool, a library, golf course and yet be so close to hunting, fishing, snowmobile trails, and so many calendar of events actively going on it is hard to be at them all.
