'Secret' Credit Scores - What? - 02/28/09 05:04 PM
This keeps getting better and better!
Experian in their infinite wisdom has come up with 'Secret' credit scores that only lenders can see and the consumers cannot.  Also they plan on pulling out of myfico.com, the site in which consumers can go to review their credit and credit scores.
It seems that while everyone is so focused on watching American Idol and transfixed on Hollywood, everyone behind the scenes is taking control of everything 'Secretly' keeping you entertained with the idiot box while they control your future.  Then again that seems to be what is happening.

Jumbo Loans Left Out of Gov't Program - 02/28/09 04:22 PM
Homeowners with Jumbo loans are being left out of the possibility of refinancing backed by the government because they won't qualify.  The government is only going to assist individuals with conforming loans.  These individuals are middle-class borrowers with lower loan amounts.
Conforming loans that do not exceed $417,000 will qualify for the program along with loans that are conforming up to $729,750 which is the conforming limit in certain areas of the country like California, New York and Hawaii.

For those who are in the market to purchase a home or an investment property you need to check the Title Insurance Policy on the property.  The Title Policy will list all the liens that are attached to the property.  Those liens can include:

The best part about being an entrepreneur is having flexibility in your schedule and time for yourself.  I do not need to drive all over tarnation wasting time that does not produce results.  I have the ability to produce results from the comfort of my home or if I am lying on the beach. 
All I need is a computer and a phone and I am in business.  If I need to go look at property I do not mind at all because I can accomplish other tasks while doing business.  I love it!  First things first is to analyze then verify.

I am hearing and seeing so many great stories of people who are doing very well in this economy!  I just saw yesterday a friend of mine made $98,000 with no cash and no credit on an investment deal.

I keep politics and religion out of my blogging to my best abilities.  However I'm going to address this topic of the Stimulus Bill based on 2 things that I'm aware of that is an absolute INSULT to the American People!
1.  President Obama said he would put the Bill on the internet for 48 hrs for Americans to review.
This did not happen.
2.  Hidden inside the Bill, our so called political leaders are getting $93,000 in petty cash up from $30K.
Probably 1 of many reasons why we were not able to review it for 48 hrs.

I received an email about the Option Contract and Short Sales.  This guy is using them and has deals in the works.  However he brought up something I felt needed MASSIVE attention!!!!!
One problem he is having is finding an attorney who will endorse his option contract.  I understand this and I will tell you why soon.
Second, he is anticipating running into problems with buyers agents if they find out the contracts were written by short sales investors/title escrow agents.  I also understand this completely.

Hurry, Won't Last!  The 3 words you should never use to advertise property for sale.  It could be translated in different ways that hamper the real estate market.
The person marketing the property may be broke and need money so they are going all out to advertise even though the property is not what the client really wants after the fact.  Yet the mere fact of the wording "Hurry, Won't Last" seems to say there is no other great home but this one.  Yet the wording is so over used on so many properties.

For those who do not wish to step out of your comfort zone you don't know what you are missing.  Comfort zones are familiar safe places for people who are happy with their current life.  Staying inside your comfort zone is a set of behaviors in which are predictable and comfortable taking on as little risk as possible.

The Fed is still making it harder for consumers and businesses to get loans despite the bailout money.  Who didn't see this coming from a mile away?  I sure did.  They purchased a ton of toxic loans and don't want anymore.
If you know the History of past Presidents and their concerns over a Central Banking System you would understand a little better why this is happening.  One of the reasons for the American Revolution was to get away from the British Central Banking System.

Why are people so determined to go after a niche market?  This limits your opportunities drastically!  Yes, you will have specialized knowledge in this area and can become very successful.  However, how much can you grow just by focusing on one area?  If 25 people decide to work in the same niche market in your location, your opportunities drop even more.
If you choose to learn about more areas than just your niche, you greatly increase your possibility to have more business and closings.  Expansion of your knowledge will increase your ability to analyze every transaction better instead of saying I don't … (10 comments)

I'm very happy to say that!  I don't watch the show myself, but I'm familiar with what they do.  It is a noble gesture but it doesn't always work out for the families they are helping.
I'm sure a lot of you are familiar with the T.V. show.  I'm not sure who is responsible, but someone or a group of people find families who are living in less than desirable conditions, picking a new family for every show to redo or build a new house for them.
