Over the past year, a sharp decline in condo sales lowered the overall average and median Manhattan apartment sales prices over the past year. Condo closings feel 24% from the 4th Q2010 accounting for only 40% of all apartment sales. The economic and financial turmoil that began in the late summer led to fewer transactions than a year ago. While there was stagnation in hiring recently, New York’s recovery remains well ahead of schedule. Coming in at number 6 on the list is a single-family townhouse sitting approximately 20,000 square feet on East 75th Street. Reportedly sold to private equity investor J. Beginning January 1, 2011, New York State Real Property Law will bring changes that increase the transparency of the real estate process and offer increased protections for consumers and real estate brokers.These amendments will impact real estate brokers by requiring that agency disclosure forms be completed for all residential transactions and permitting consumers to give their advance consent to dual agency representation.Prior to the amendment, verbal consent for agency disclosure was accepted for multifamily buildings over four units. 1st Quarter Market Report 2009 An 87% decline in closings over $10M from the 1st quarter of 2008 helped bring the average Manhattan apartment price down 11% to $1,0502, 399. The data for the first quarter of 2008 were significantly inflated due to the many closings at 15 Central Park West and The Plaza. The median price actually rose 6% over the past year to $907,500 as new developments accounted for a larger percentage of closings. Overall, 58% fewer transactions were recorded compared to the same period in 2008.

With almost two-thirds of U.S. banks having raised their standards for mortgages to their most creditworthy borrowers, three-fourths of U.S. Banks made it more difficult for people with limited or bad credit to get loans. According to a June 11 report by the Washington-based Mortgage Bankers Association, eighteen percent fewer mortgages will be written this year compared with last.
