The Demise of the MLS is Greatly Exaggerated

I just perused Richard Weisser's featured post about his prediction of the impending doom of the MLS, and it made me chuckle a bit.

Yes, I assume that Richard's intent was to stir the pot, as he seems to enjoy doing, but the very idea of what he has proposed is illogical.

Why? What Richard left out of his post is that most of the real information about homes on the Internet is culled from MLS systems, and the MLS — or something like it — is always going to be necessary as a source for detailed information about homes.

It's really an infrastructure issue. Think about it; most people thought the Internet would put newspapers out of business, and in large part it has. But as long as there are a few major newspapers and media outlets around to cover and report the news, the Internet will have information to offer. But without newspapers (and other media sources) gathering news and information, the Internet would have nothing from which to index. It would become a tool without a job to do.

Think about it this way: The Internet is the messenger, not the creator of the message. If every source that creates information ceases to exist, the Internet will have no purpose.

The Internet is a tool; a delivery mechanism. Sure, it's powerful and all-encompassing. But without information to process and provide, what would the Internet be?

If you don't mind, I'd love to hear some input and perspective from you. I have a number of decisions on my mind with our company, and I would welcome any helpful advice/direction. Please note that I said "helpful". :) I'm editing this opening paragraph now that I've finished writing the rest of the post and I realize that some of the stuff I wrote below seems a little disjointed. Hang in there if you can.

Here's the thing: I've been selling homes full-time in Austin for 15 years as of this month. I started my own brokerage just over 7 years ago. We've had some very good years (thankfully, 2011 was one of them) and a couple of very lean years, too. As we begin another year, my business partner and I are evaluating things to try to determine the best direction for ourselves and our company. I find myself going back and forth between two extremes: big-time company growth vs. streamlining, saving money, and focusing on my own sales.

We're paying way too much for office space, so we're likely moving down the hall to a smaller, much less expensive space. Most of our agents work from home, so it seems silly to pay for a large space with lots of barely-used desks. This downsize in physical office space will save us $1700/month, so that's a no-brainer. We will be moving.

I could use some of the savings for additional marketing/branding, I suppose. Again, I'd have to think about the most effective use of these dollars. I've used just about every type of print and internet marketing technique over the years, and it seems that the internet is the only one that makes much sense, outside of handwritten notes (not a joke). Again, I welcome your input.

We have a nice system in place for the leads from our website, and a relatively substantial number of new prospective buyers sign up every day. I would love to increase our conversion rate for these leads, since I worked so hard to get the traffic in the first place. It seems that this would probably entail more accountability, and a different system, although I have no idea how much this might cost to design and implement. I could focus on SEO, but since we're getting ample traffic, perhaps the site needs a re-design to maximize its effectiveness? Here's our primary website: http://www.austintexashomes.com

I DO offer something that seems to be in short supply based on my conversations with agents: I care. I genuinely care about the people who work for us, and I am available pretty much any time to answer questions or provide advice. I've never been involved in a lawsuit or mediation of any kind, because we really try to head off problems before they grow into full-fledged legal issues. I value honesty and integrity, which might be a hindrance to substantial growth, although I'd like to think otherwise. Maybe I'm not cut-throat enough, and I'm okay with that.

There's no easy way to say this next part, so I guess I'll just be blunt. I promise it's not sour grapes, just an observation. I have seen other local companies grow to 50 agents and beyond with seemingly less to offer, other than possibly bravado and aggressiveness on the part of the managing broker/owner. I don't begrudge them their success, and I'm sure I could learn something from their recruiting efforts. Having interviewed a few agents who went to work elsewhere, only to be disillusioned, I just can't bring myself to over-promise to agents. Yes, we have leads. No, I can't tell you how many to expect, nor do I want agents who are dependent on me or the company to produce all or most of their business.

I haven't instituted minimum production standards for our agents, partly because it struck me as disingenous, since I wouldn't have been given a chance with my original mentor/broker if these were in place, but I think I was a great addition to his team for 8 years. It reminds me of the classified ads I used to see for Dell Computers that required a college degree and 2-4 years of experience, when the CEO was a college dropout. That being said, I don't think I want very many brand-new agents, partly because of the time commitment involved in training. What are your thoughts on minimum standards for sales production?

I've managed up to 20 agents in the past, and I think I could handle a lot more (40-50+), under the right circumstances. Namely, if I weren't so dependent on my own sales to provide the vast majority of my income, and if the agents were at least somewhat self-sufficient. I recognize that this sounds obvious.

I guess the bottom line is that I am torn between building an actual business that can provide income for me on its own vs. continuing to grow my personal sales. I am now 41 years old. I don't think I want to drive people around showing houses (even if they're nice houses) when I am 60 or 70.

I need a plan.

Feel free to chime in below with ideas. I'm all ears.

As a former owner of three homebuilding companies, I provide a very unique quality of service as a real estate agent for new-home buyers.

In addition, I have toured many new homes across the nation, and also several homes around Austin TX.

I will tell you that Centex, especially since buying out Pulte homes almost 2 years ago, is a wonderful "systems" homebuilder. What I mean by "systems" is that they are among the best of the national, publically-owned homebuilders that use exceptional systems to build — in scheduling, ordering supplies, updating and changing designs, materials selections, etc.

If you want a home built on time, on budget, with a virtually hassle-free experience, then Centex is a solid choice — second only to DR Horton in the Austin area, in my opinion. These are commonly referred to as "big box" builders — offering lots of space cheaply, with good but regimented upgrading options.

The downside to large builders, to me, is the mass buying of construction materials at rock-bottom prices. The materials generally just meet the local standards, rarely exceeding them. Also, charm and uniqueness are rare qualities in these types of builders, at least in the lower price ranges.

Builders like Buffington offer less buying power than the bigger builders, but usually have a little more personal touch in the process.

The bottom line, however, is that I tend to focus more on the superintendents in a particular subdivision, because how the day-to-day operation is being run in a specific subdivision will have more of an effect on a particular finished house than the reputation of a builder. Virtually all homebuilders have checks and balances and checklists in place ... but does the work actually get inspected before the checklist is completed? Is there a superintendent around, or just tradespeople? Is work moving along in an orderly fashion, or is it chaotic ... or too slow?

Another key point to remember is the sales process. Homebuilding communities have on-site agents who either are employees of or contractors for the homebuilders. They work hard to make you think they are working for you, but they are not — their duty is to make the most money for the homebuilder.

But I, Agent Aaron, work for you. I look out for your best interests. Period.

Part of the draw — and real joy! — of living in and around Austin TX is the lengthy outdoor-living season.

Here in Kyle TX, we recently purchased a grill. We haven't had one for a few years, and it has been a welcome respite from using the oven for nightly meals.

I had resisted getting a grill because we have yet to complete — OK, start even — our outdoor living space transformation. We have no overhangs for our back door, which faces west. So, as you probably can imagine, the sun just hammers the backyard. I am guessing here, but I think that on a hot day, with the sun directly above the house, the backyard is probably 10 degrees hotter than the front of the house.

No, I'm not kidding! If only I were ...

Anyway, we are not the only people who live in Kyle TX that have this problem, of course. One way other families handle this situation is to use their grill in front of the garage. Already, a lot of garages in homes in and around Austin TX — certainly here in Kyle TX — have garages that were converted to living spaces complete with sheetrock, fans, fridges, high-def TVs, and furniture.

Driving around town in Kyle TX on a Friday night can be quite entertaining, what with the friendly neighbors and wonderful, smoky cooking aromas wafting about.

I remember about 20 years ago, I got my first grill. I thought using it would be foolproof, but I was sadly mistaken! When you live in Texas, especially as a transplant from another state, you feel the heat, if you will. Oftentimes people have to go it alone, fearing the onslaught of torment they might face if admitting they are anything but a great griller.

So, I am going to share some of what I have learned over the years of grilling. A lot of blood, sweat, and tears have passed; a lot of meat has landed in the garbage.

So why not take advantage of my mistakes? Why not, my ex-wife certainly did. Again, I digress. =)

Don't waste your money on a giant grill; it's too much space to heat.
The stainless steel on the outside isn't important, but stainless steel grates are, um, great! In any case, try to get a grill with grates that are not painted or coated. Trust me, those coatings will end up on your food, and in your stomach.
Turn on the grill for at least 5 minutes on high (10 minutes is excessive) to turn the leftover bits of food to carbon that is easily brushed off the grates.
Brush off the grates (oiling them is unnecessary if you do the following steps).
Before grilling any kind of meat, leave it on a covered plate at room temperature for about 30 minutes.
When grilling meat, brush on vegetable oil one one side (the grill-down side of course), to help reduce sticking.
If cooking marinated meat, pat dry with food-grade paper towels and then brush with oil.
For great grill marks, leave on untouched for 15-25 seconds, then move the meat pieces about 30 degrees (or a couple of inches). This will make great crossed grill marks, like a pro!
After the grill marks are complete, reduce heat to medium.
Resist the urge to press, poke, cut, or move the meat while it cooks.
When cooking chicken — especially boneless, skinless breasts — it's important to take a few extra steps to avoid meat that is burned on the outside and pink in the middle. Just sear the grill marks on each side, then turn one quadrant of the grill off (or to low if it is a huge grill) and move the chicken to the off/low side. This allows the breasts to cook with indirect heat, so there is time for the middle to get thoroughly cooked without burning the outside.
Always use tongs — not giant grillin' forks — when grilling. Keep those juices IN the meat!
After you turn over the meat, move it after 5 seconds to reduce sticking, but then leave it alone.

If you do all these things, and skip this last part, you will not be nearly as happy with your results. I know you, the rest of the family, your friends, and even your coy-yet-uninvited neighbor will be really hungry, but it is essential that you let the meat rest for 5-10 minutes on a plate, covered in foil, before you cut it in any manner.

You know what they say ... if you don't like the weather in Central Texas,
just wait a few minutes and it will change!

Never were those words more true than this past Thursday in the late morning
and early afternoon. I was out in the field with clients, and
my wife Sherry and daughter Isabella were at home.

The day began innocently enough. It has been extremely muggy the past couple
of weeks in Kyle TX, after we had a really terrific stretch of about 3 weeks of absolutely
perfect weather — temperatures in the high 70s, sunny and clear skies,
humidity that rarely surpassed 25 percent (and hit lows of 12 percent a few days)!

Well, fast forward to May, and it was almost like Mother Nature flipped a switch
and decided to drive me a little insane (OK, it wasn't a long drive ... hardie-har-har).
The mugginess has been getting worse by the day, and we have been getting severe
weather warnings so long now we've become immune to them. And that was a big mistake!

I was in nearby San Marcos TX, while my wife was here in Kyle TX taking these photos
and freaking out! I called to check in to see if she was having the same crazy clouds
and downpours as we were, and she said yes. I casually mentioned to her
that somebody had just told me that there might be a small tornado coming.

I got a text about 5 minutes later telling me she cleared out the closet
shelves preparing for the worst-case scenario. I chuckled. =)

When I got home a few hours later, she told me that Kyle did get a small tornado!
Thankfully for us, it was closer to downtown ... and nobody was hurt, nor was there
serious property damage. Whew! That was too close for comfort for everybody.
You think that by now I would trust my wife's instincts ALL the time! =)

Sometimes when looking at houses, human nature takes over. No matter now much discussion that took place; no matter how much preplanning was discussed, no matter how one person promised the other that they would not let emotion take over, it happens.

I think most of the time it is spurred on when visiting new construction homes. In and around Austin TX there are many wonderful communities sprouting up all over, including a lot of them with lush landscaping and expensive neighborhood signage designed to make a potential buyer become a new homeowner.

Yes, emotion is a tricky mistress, indeed!

And, of course, the home-buying process is already fraught with emotion for most people. And a lot of times, one person is more emotional than the other, so that creates even more emotion and conflict. But let's face it, when you see something cool and big and shiny, human nature may be able to convince you to buy something bigger and better than you really need.

But there are hidden costs to owning too much home:

Upgrades (especially flooring options) are more costly.
There is a lot more house to clean.
Taxes are going to be higher.
Remodeling will be much more expensive.
Insurance will be higher.
Utilities (especially cooling costs) will skyrocket.

Since I am a former homebuilder, I get a lot of questions from clients and potential clients about buying a new construction home in and around Austin TX. It makes perfect sense.

Sometimes questions are about the quality of homebuilders in Central Texas. Other times about neighborhoods (which homebuilder is better, etc). Now, don't get me wrong, I love to answer questions about builders of new construction homes, and I answer as candidly as possible. But I do have to be careful what I say.

I try to keep things general — such as large, publically-owned homebuilders being more efficient, and therefore more cost-effective, than custom builders; you get what you pay for, etc. But in reality, where most homebuilders in and around Austin TX fall down on the job is customer service after the sale is made and the closing happens.

To me, this is the hardest thing to discuss with my clients, because sometimes the fault of poor customer service with homebuilders falls on the shoulders of the new homeowners in the form of unrealistic expectations.

When I built homes, every single person that was involved in the building and selling of our homes was a real part of the team, and communication was key. We did our best to make sure this communication trickled down to the new homeowners, too. We were very successful in my opinion in this department. But, invariably, disagreements arose. It was in these kinds of situations that we really shined.

If Central Texas homebuilders were better at managing expectations with their customers, I think complaints would drop considerably. Because of my experience, I do what I can to set the bar for my clients — not to protect the homebuilders, but to protect my clients and their enjoyment of their new Austin TX home.

In gerneral, I think build-quality is very good in the new construction neighborhoods in and around Austin TX — including Dripping Springs, Buda, and Kyle TX, too.

Other questions I get are about extra amenities; specifically which ones add to resale value and overall enjoyment of the new home.

Among my suggestions:

Spend money in the kitchen first, the master bathroom second.
Hard-wiring for networks (CAT-5) is virtually obsolete, and still very expensive.
Wiring for home-theater is a very good investment. If you need to save money, just do the rough wiring for built-in speakers now, as this will save tons of cash down the road. (Remember, building new is always cheaper than remodeling).
If you plan on being in the house for less than 7 years, keep the crazy colors to a minimum. Same goes for flooring options, too.
Get elongated toilet bowls in the powder and master bathrooms.
Make sure all tile is sealed with a high-quality sealer before you use it the first time.
If you actually cook in your kitchen, don't necessarily spend the money on stainless steel just to keep up with the trends. Stainless steel appliances show fingerprints and grime more than black or white appliances do. Keeping them clean might just drive you to the funny farm!
Crown moldings in living areas can be a relatively inexpensive way to make the home seem much richer than it is.
Get a sprinkler system in the front and back yards.
Check the utility companies for the particular neighborhoods you like most. Most newer developments are part of MUDs — municipal utility districts. These are entities created to pay back the expenses caused by neighborhood infrastructure, and things like water and sewer can be much more expensive until they are paid off, which can be many years away. (If you are going to spend extra money, why not put it in the house, not the utility company's pockets?)

Of course, there are many other things, too, that make sense if you are planning to buy a new construction home in or around Austin TX. Doesn't it make sense to have a former homebuilder on your side in such a major transaction? Remember, when you visit model homes in new construction communities, the agents on-site work as employees or contractors for the homebuilders, not you.

Tough Austin Rental Market Could Spur Home Sales | Agent Aaron, 512-845-4204 | Austin TX MLS

I read a story a few days ago about the low rental vacancy rates spurring construction of new apartment complexes in and around Austin TX, and was a little surprised. Rents have been climbing a little lately, but not enough for me to be suspicious that the vacancy rates on the major apartment complexes in Austin TX and the surrounding Central Texas markets could be that low.

So I did some research on our apartment listing service and found that it was true: many complexes are well over 90% occupied, and a few had waiting lists.

I am not sure what this means for short-term home sales in and around Austin TX, but many Hill Country cities, specifically Kyle TX, Buda TX, and Hutto TX have a lot of what I would consider bargain-priced homes. And, according to a news story in April's Fortune magazine, the country has a severe shortage of completed new construction homes right now. This story features quotes from a Dripping Springs TX-based data expert. Allegedly, builders will be ill-equipped to handle the major turnaround that's just around the corner.

Since I am in real estate, I welcome these events as potentially great news for the market. And there seems to be a lot of pent-up demand from home-buyers who have been sitting on the sidelines, waiting for the market to send clearer signals that this is indeed a good time to buy a home in and around Austin TX.

But I am a pragmatist and realist, and I am still a bit skeptical on the short-term improvements to our home-selling market. There are a lot more people looking at homes right now, I can attest to that. But the loan process is still frustrating many, and other clients are still not impressed with the "deals" that are the reality of the current market.

And it seems like every time there is some good news about the economy — such as jobs finally being added — there is a counter-point of potentially bad news, like another bank failing. So what does all this seemingly conflicting information mean to the immediate housing market in and around Austin TX?

My guess is the bottom is falling out on prices, and the current mortgage rates are about as low as we can expect them to get. So, if you are sitting on the fence, wanting to buy a home but afraid to make the move, I honestly don't think the timing could be better than right now — assuming you have good credit, a stable job history for the past couple of years, and haven't missed any payments for the past year or more.

Back when loans were as easy to get as a bottle of water, a lot of people just went along for the ride. Lender says, "Sign here and you'll get your dream home," and it was often just about that easy to do.

But here in the real world, 2011 — which I like to call our post-apocalyptic lending days, the lending market has changed a lot. A lot!

And there is so much doom and gloom out there, several people have told me they think that nobody can get a loan anyway, so why even try? Kind of a defeatist attitude if you ask me, but given our current economic climate, I guess this kind of thought process is to be expected.

However, it's just not true. Sure, loans are a lot harder to get then they were in 2005, but they seem generally easier than they were in 2009, so things are moving in the right direction.

While this was always a good idea in the past, nowadays it's particularly true: Ask your mortgage officer a lot of questions. Be completely honest about your time on the job, your earnings, etc., and make sure you have not missed any kinds of payments in the past year on accounts that report to credit bureaus (and preferably the past 2 years!)

If your FICO credit score is 660 or better, your loan will generally be easier. But income ratios are tighter now, and files that have weaknesses will likely need some "mitigating factors" on the positive side to make it through to approval.

Whatever you do, make sure you don't get too frustrated when you are asked for additional documentation during the process. It's going to happen, and there is no way for a loan officer to know exactly what an underwriter will want to see from you.

So, when you contact your mortgage loan professional, please do it before you decide to look at homes. And don't be afraid to ask questions.

If you are reading this post, it is possible, likely even, that you are or are about to become a distressed homeowner. Researching what to do in this situation takes courage, especially since it's a time that most people want to just shut down and hope it all goes away.

But you are making a great step forward in wondering what the options are. So, you might ask, is a short sale really the best option for me?

Well, yes and no are both possible answers. Let's just say it depends. Here are some examples/ideas about general circumstances:

Are you not yet behind on your mortgage payments, or maybe just one or two payments behind?
Is your current financial situation likely permanent, or is it just temporary?
Do you want to keep your house if at all possible? If so, do you think it is a realistic option?

As a short sale specialist, I can tell you that, in general, a short sale is the last, best alternative to foreclosure. If it is a temporary financial setback, it's possible that your lender will allow a temporary or permanent loan modification to help you stay in your home. These can be time consuming and tricky, plus there are a lot of scammers out there who say they will help, but just want to take your money or your home, or both.

It would be a good idea to talk to a HUD counselor (for free) to discuss your existing financial circumstances to help make this decision. They can help you get started in the process.

If you have already heard from your lender or lenders that foreclosure actions have begun, then a short sale is probably your best option. I recommend that my clients speak to a real estate attorney if they are confused about which avenue to take in the various stages.

Keep in mind that lenders can move forward with foreclosure steps even during negotiations for a loan modification or forbearance.

Facebook Failure: Can The New Big Blue Really Help Build Your Business?

So here I am almost 2 years into my Facebook account, and I have not closed a single deal that originated from a person that found me on Facebook. Not a one. In fact, I've never had a single client even in my car to look at houses that was generated from the new Big Blue.

Before I get a zillion (OK, 6 or 7) comments from fellow real estate agents extolling the virtues of Facebook while telling me that I must be doing something wrong, I will fess up. I am doing something wrong.

I am not working it! (No, not my booty, silly, working the virtual "room" that is Facebook)

I have a little problem. I like my personal Facebook page as just that — personal. I don't like to mix in business with pleasure in this way, I guess. Yes, I have a fan page, or "Like" page as the kids are calling 'em these days, but I am not even a fan of it myself, lest the throngs of clients and potential clients find my personal page that way.

I have been through several different phases in my thought process on this. Gone over it a zillion (OK, 6 or 7) times in my head, too. First, I befriended other real estate agents by the hundreds. Yes, hundreds. Was up to 600 or so Facebook "friends" — even though I don't think I've even spoken to 600 people in my entire life! OK, that's a bit of an exaggeration, but I hope you get my point.

As of this morning, I sit at 194 "friends" on my personal Facebook page. Of those 194 people, there are about 10 real estate agents I know personally, another 10 I know from ActiveRain relationships, and the rest are actual friends and acquaintances. I know, I sound like a dinosaur, but I am far from it.

I love technology! Love it. Love the ways it has opened doors for me, in business as well as in life. I can build a computer from scratch. I blog, have a website, and I actually understand these things. Plus, I am only 48 years old, so I am too young to be put out to pasture just yet.

One of my biggest pet-peeves when I had all those agent friends on Facebook was the huge numbers of inappropriate posts and links. You know what I am talking about — listings!

No matter how many seminars there have been on social media being a "pull" and not a "push" marketing tool, I guess some real estate agents just cannot help themselves. Tell a story, draw them in. Don't use your listings like a cudgel, pummeling your "friends" and potential clients with a sales pitch. I saw enough of these last year to make me drop other agents I barely know as "friends" a long time ago.

Personally, I consider any listing post without an organic lead-in — a back-story or real explanation of what makes this particular listing so darn special — to be pure spam. (And not the good kind that comes in a can, either)

I think the part that is hard for me is watching other agents on Facebook, and wondering if they are really getting business from it. Now, I don't count the real-life friends who would use them anyway. That's not fair. But how many agents have gotten a real client — an actual closing — from somebody who was a total stranger that found them on Facebook? I am asking, because I have no idea.

If you are one of the lucky ones, then please enlighten me. I am not against getting more business from Facebook, I'm really not. But I need to see some real facts and figures, not just hyperbole.

So what do you think, fellow 'Rainers ... am I off-base? What are some of the things you do in your market to make The Book work for you. Or, like me, do you like Facebook for the fun and social activities only.

I am all ears. OK, I have two. But they are wax-free and ready to listen!

A lot of the potential clients I deal with on a daily basis are from out of town, usually outside of Central Texas — and often outside of Texas altogether.

When people search the country for a new place to live, Austin TX comes up frequently. Why? Because on virtually every "quality of life" or "best job prospects" news story out there these days, Austin TX ranks at or near the top of the list of places to move to land on your feet.

And it's no wonder, what with the fun things to do, access to higher education, beautiful rolling hills — and also being the capital city of Texas doesn't hurt either.

But after looking at the real estate prices, sometimes a little sticker shock sets in. So I get asked all the time: Where can I live near Austin TX that offers a better housing value? One of the easiest answers? Well, Kyle TX of course!

Why? That's easy. First of all, it's a quick commute to downtown Austin — roughly 20-25 minutes. It's close to Hill Country, being about the same time to travel to downtown Dripping Springs TX as Austin.

But the real draw is the home prices. While home values have remained steady in the heart of Austin — even increasing in values in some Austin neighborhoods, Kyle TX has seen values remain steady or drop the past couple of years.

Here are some examples:

2010: There were 464 closed home sales in Kyle, with median stats of 3 bedrooms, 2 baths, 1,825 square feet, and sold price of $138,600.

2009: There were 498 closed home sale in Kyle, with median stats of 3 bedrooms, 2 baths, 1,834 square feet and sold price of $140,000.

2008: There were 574 closed home sales in Kyle, with median stats of 3 bedrooms, 2 baths, 1,844 square feet, and sold price of $143,950.

2007: There were 740 closed home sales in Kyle, with median stats of 3 bedrooms, 2 baths, 1,793 square feet, and sold price of $140,347.

Compared to Austin in 2010: 8,011 closed home sales, 3 bedrooms, 2 bathrooms, 2,022 square feet, sold price of $245,000.

So you can see that Kyle is quite a bargain compared to living within Austin. The home values have remained relatively steady during the housing bubble's burst, and the area offers more and more amenities every day — including shopping and restaurants.

Kyle's historic City Square Park is the place to be on the first Saturdays
of each month April through November (9 am to 2 pm) if you love old-time
charm, fun and funky music, fair food and artisan offerings.

Bin Laden's dead ... but is that a reason to celebrate?

So I first heard of bin Laden's "passing" earlier tonight from CNN, via a link on Facebook, while I was working on a blog.

It immediately seemed like something to celebrate, but that feeling didn't last for long — at least not for me. Being the analytical sort, I got a little somber thinking of all the people who have died since the "war on terror" began in earnest nearly 10 years ago, and then I began to really worry.

Think about it — will the killing of bin Laden really put a damper in al Qaeda's efforts to destroy the U.S. and all for which she stands? Or will it, as I fear, poke a sleeping bear?

I get a sinking feeling that bin Laden will be martyred for his cause (not a big surprise, really) and help ramp up the seemingly dormant al Qaeda movement.

I certainly hope I am wrong about this.

Also, I can't help but get a little queasy when I see all the flag-waving/"Proud to be an American" headlines on the AR blog page right now, since it was the United States of America that created the evil bin Laden in the first place.

Well, spring has officially sprung in Central Texas. OK, summer's around the corner already! Yay! You know what that means — delicious local fruits and veggies, that's what.

Can you tell I am excited? I thought so. But who can blame me? After all, the end of the local growing season is always a sad time around our house, as my wife and I regretfully accept the fact that we'll have to go back to the imported and mostly flavorless produce from the grocery store. And no more canning! No!

Now the Buda Farmers Market, while in its infancy stages, is growing each year. It is well worth the drive, and let's face it — the more support it gets, the bigger it will get, and the better the selection will become.

So join me on Saturdays at the Buda Farmers Market, located at 121 N. Main Street in downtown Buda (across from Garcia's Restaurant and just south of City Hall).

The festivities begin in May and run through the first frost, which generally happens in October. It starts at 9 am and officially stays open till noon. However, the selection is best (and freshest) the earlier you get there, so don't dilly-dally, ya hear!
