About the area
Cedar Park TX is a city in Travis and Williamson counties in Texas. The city is a major suburb of Austin TX, the center of which is approximately 16 miles to the southeast.

The Cedar Park area was inhabited by Native American tribes including the Tonkawa, the Lipan Apache and the Comanche. In the mid-19th century it was known as Running Brushy. In 1873 George and Harriet Cluck, after having run cattle up the Chisholm Trail for years, bought 329 acres of land that included the Running Brushy spring and which formed the core of the community that would one day become Cedar Park.

Ten years later, the railroad came through. The Austin & Northwest Railroad, which connected the state capitol with the cities of Burnet and Lampasas to the north, was finished in 1882 and passed through Running Brushy and the Cluck ranch. The community was at this point renamed Bruggerhoff. In 1887, Emmett Cluck (son of George and Harriet) changed the community name to Cedar Park.

Cedar Park changed little until the 1950s and 1960s when housing subdivisions began to be built, spurred by the growth of nearby Austin. On February 24, 1973, the citizens of Cedar Park voted to incorporate. In 1978 they created the Cedar Park library.

Cedar Park is served mostly by Leander Independent School District, and is home to the Cedar Park High Timberwolves and Vista Ridge High School Rangers. Two neighborhoods, Riviera Springs and parts of Avery Ranch, feed into the Round Rock Independent School District.

The city is home to the Cypress Creek campus of Austin Community College, which was expanded in 2008. The Texas Psychological Association is also located in Cedar Park TX.

Fun facts

Cedar Park was incorporated in 1973 with a council-manager system of local government.

Cedar Park is home to two top-level minor league professional teams: The Texas Stars of the American Hockey League play. Also, Austin Toros of the NBA Development League.

A public skate park facility opened in 2010. The 15,000-square-foot facility features a large bowl, mini bowl and modern street course.

In December 2007, Cedar Park Regional Medical Center opened becoming the first major medical center in Cedar Park.

Those of you who know me much at all know that I am a big fan of NFL football. I enjoy the game, yes, but am also intrigued by the business.

When I was a lot younger I would study the game itself. Now I study management and leadership styles of the league's owners, upper management and coaches.

I read earlier today that Lovie Smith, head coach of the Chicago Bears, was fired after a 10-6 season. Smith, who came up through the ranks as a top defensive coordinator, has had what most people would consider a fair amount of success as a head coach. NFL head coaches get fired all the time, and Smith is only one of six that have been let go so far.

It's pretty rare that an NFL coach gets the ax after a 10-6 season, however. But a closer look at this season, and his tenure as a whole, makes the move understandable to many observers. Ownership thanked Smith for his defensive prowess but blamed the teams failures on offense during his tenure as the reason for the firing.

I had to laugh at that one — defensive coach fails at offense. I think it offers us a valuable lesson in management and leadership.

Watching Lovie Smith on the sidelines over the years, I have always felt like he exuded a kind of stoic cluelessness. He often looked lost out there; like he was in over his head. But behind the scenes, defensive players would sing his praises. When he was a coordinator, Smith's defenses were creative and powerful. He certainly earned his shot in the big chair.

I'll give him some credit ... Smith understands his shortcomings on offense. He tried several offensive coaches and coordinators over the years, some of whom did not fit at all with Smith's coaching style or philosophy. But many of the changes were widely reported to be because of ownership and management directives.

Therein lies the problem.

Smith got his shot because he was bold and successful. When he floundered a bit, he cowered to management. He did what he felt he had to do to keep his job. Smith let fear of losing his job overshadow why he got the job in the first place. From that moment on, he managed from a position of weakness.

Great leaders rarely know every single thing about their business. It's impossible to be a master of all trades. But the best leaders understand that they can't bury their head in the sand and let other people tell them what to do. They find the right people and let them work ... but keep on top of the operation to make sure everybody is on the same page and doing their jobs. They lead and they listen. They fix what's broken ... and not what isn't.

Leaders are hired by people who want results; we all get that. But often the same people who make these hires quickly forget why they did in the first place, and start to meddle. In my view, what separates the great leaders from the rest is the strength of their belief in themselves. They don't back down to management. They don't shoot themselves in the foot and allow higher-ups to make directives that will lead to results for which they, ultimately, will be held responsible.

"If I'm going to cook, I want to buy the groceries."

That's a quote from Bill Parcells, legendary NFL head coach. Say what you will about him, he led with vision and toughness, never wavered in the belief in himself, and never allowed himself to be pushed around by the bean counters.

Leadership styles are varied and have evolved. But great leaders are always fearless.

If you are thinking about selling your Austin TX area home now or in the spring, here are a few important things to remember before you go too far in the process.

The most imporant parts of selling your Austin home:

Staging/color schemes: Neutrality is important ... and also overrated. If a home is white/tan/beige it will appeal to a larger base of buyers because they can imagine what THEY will do with it; it's a canvas. But a properly designed and fully completed interior plan with bolder colors can combine with uncluttered staging to create an "I want to live like this" trigger to a large portion of the market — and bring you more money. You just can't be too crazy here — and neat, professional and finished work is a must!

No weird smells: This is HUGE — and the homeowner is NOT qualified to tell if their home has offensive odors. Either have an honest friend help out, or rely on the real estate agent to tell you. Candles, plug-in air fresheners, etc., are not acceptable. The home must smell naturally fresh.

Pet(s): While it may not be practical to board your animals elsewhere, you MUST create an environment in your home that projects as pet-free as possible. Repair damages made by your pets before listing.

Partnering with right agent: It's important that the listing agent is well-versed in the market, and responsive to the questions of other agents and potential buyers. It is also important that an agent listen to the seller and educate them on the process and their marketing methods, too. How does the agent communicate with you? Do they listen? Do they have a follow-up system that keeps you updated weekly? Also, a good demeanor is helpful when working with other people. A creative problem-solver comes in handy, as well.

The right intel: Especially true if you live in a neighborhood with an HOA, but the more information you make available during the listing appointment, the better for the person who is marketing your home. And let the agent decide what to use and what to skip ... we have the experience and have learned through trial and error what is essential, and what might backfire.

Finally ... price: Your home must be priced properly for its size, condition, location and — this is often overlooked — appeal. Do you have 8-foot ceilings when your comps have higher ceilings? Do you lack an open floor plan? Again, these things are not about how your home compares to the "ideal" home, but how it compares to your competition. Keep in mind that if you owe more on your home than a buyer will pay, you may have to consider selling it as a distressed property. Check out our blog about short sales to learn more. If you are thinking about selling your Austin TX area home now or in the spring, here are a few important things to remember before you go too far in the process.

The most imporant parts of selling your Austin home:

Marketing: Is my home being seen by enough potential buyers? Do buyers like what they see? How do I know? Which brings us to ...

Pictures: These are so important, they get their own paragraph. Do the pictures used to market your house present it in the best possible light? Think about it: Most potential buyers will see your home first online. At that moment, the photos will either help get the home on the short list, or help the potential buyer eliminate your house before they even look at any other details. Statistics show that virtual tours are virtually ignored by most buyers — they don't have the time or patience to sit through them. But they will look at pictures until they see one that makes them move on.

No clutter: The more stuff you have, the less your home is worth. A lot of buyers see clutter and immediately remove the home from consideration on their mental list: "Too small for our needs."

Condition: Do small and large repairs before listing. On the major repairs (electrical, plumbing, roofing, A/C, etc.), don't skimp and don't do it yourself. You will lose what money you thought you were saving after the inspection when buyers (or their lenders) require work to be redone by a licensed contractor. Don't be stubborn and think you can get away with it. You cannot.

Kitchen/master bath: Everybody wants a gourmet kitchen with granite counters and a master bath that is like a day spa ... but are YOUR kitchen and bathroom similar to or better than other area homes in your price range? That's what really matters.

Curb appeal/landscaping: If a boring, outdated or simply "blah" architectural style greets potential buyers when they drive up, make the landscaping sing the home's praises. If a buyer drives up and loves what they see, they will make excuses for interior flaws instead of looking for them. In other words, half the battle is either won or lost depending on the curb appeal of your home. Do whatever you can to make the first impression be a great one.

Hyde Park Historic District - rough boundaries are 38th street to the S, 51st to the N, Duval St to the E, and Guadalupe to the W. It's north of the University of Texas and it borders the neighborhoods of Hancock and North Loop.

Started in 1891, it was Austin's first planned suburb. The suburb boasted an electric streetcar system which provided easier access to downtown Austin.

It was originally promoted as an affluent residential area and the first homes in the area were grand, Queen Anne style homes.

By the early 1900's, the marketing was revamped to promote Hyde Park as an affordable neighborhood for working class people. This was reflected in smaller, modest Craftsman style houses and bungalows.

If you are looking for a clear sign that the real estate sales market is improving
in Austin TX and the rest of Central Texas, look no further than the Wells Branch
neighborhood of North Austin TX and Round Rock TX.

Sales have been brisk so far in 2012, with 75 closed MLS transactions since the first day of the year, though Oct. 3. The lowest priced home sold in Wells Branch Austin TX so far was priced at $94,870, with the highest priced home to date in 2012 selling for $260,000. The Average Days on Market (ADM) was 63 so far in 2012.

Average $/SF for listing price vs. sold price were $98.97/96.37, which means homes are selling for very close to asking price. Not surprising, given the flurry of sales activity. That means home sales in the Wells Branch neighborhood of Round Rock TX are on pace to be about 111 homes sold, which is a big jump from the past few years.

With so much news around the nation focusing first on the terrible real estate market in the U.S. (with the fortunate exception of Austin TX region, including Buda TX), then more recently on the improving RE market, I find myself answering this question a lot.

We handle a lot of short sales in Buda TX, Kyle TX, and Austin TX and its surrounding communities. It is wonderful to help people who so often feel hopeless and at the end of their rope emotionally and financially.

But it's not the best thing for everybody, and not everybody qualifies to do a short sale, either.

In order for a lender or lenders to take seriously the idea of doing a short sale on your home, you must be considered a "hardship" case. Lost a job and were forced to take a lower-paying job? Did an injury cause undue financial hardship? Did a job transfer force a move?

The market is improving in Austin TX and around the suburban areas like Kyle TX, Buda TX and Dripping Springs TX. Hope prices have at the very least stabilized, having in some cases jumped in very specific neighborhoods that are particularly sought after.

One of the biggest hurdles to a full-blown recovery is the still-tight lending market, at least when it comes to getting a traditional mortgage.

But there is an alternative that works for some people: Owner financing.

While the inventory of owner-finance properties is not nearly as large as traditional homes on the market, they can be found.

It works for the seller if:

1) They don't have enough equity in their home to pay selling costs and break even, yet they are close to the line of a short-sale making sense for them, or for some reason they don't qualify for a short sale

2) They don't want to buy a home right away.

It works for the buyer if:

1) They have stable employment (self-employment is usually fine).

2) They have good credit.

3) They have a down payment of around 8-10% depending on the sales price.

As a former owner of three homebuilding companies, I provide a very unique quality of service as a real estate agent for new-home buyers.

In addition, I have toured many new homes across the nation, and also several homes around Austin TX.

I will tell you that Centex, especially since buying out Pulte homes almost 2 years ago, is a wonderful "systems" homebuilder. What I mean by "systems" is that they are among the best of the national, publically-owned homebuilders that use exceptional systems to build — in scheduling, ordering supplies, updating and changing designs, materials selections, etc.

If you want a home built on time, on budget, with a virtually hassle-free experience, then Centex is a solid choice — second only to DR Horton in the Austin area, in my opinion. These are commonly referred to as "big box" builders — offering lots of space cheaply, with good but regimented upgrading options.

The downside to large builders, to me, is the mass buying of construction materials at rock-bottom prices. The materials generally just meet the local standards, rarely exceeding them. Also, charm and uniqueness are rare qualities in these types of builders, at least in the lower price ranges.

Builders like Buffington offer less buying power than the bigger builders, but usually have a little more personal touch in the process.

The bottom line, however, is that I tend to focus more on the superintendents in a particular subdivision, because how the day-to-day operation is being run in a specific subdivision will have more of an effect on a particular finished house than the reputation of a builder. Virtually all homebuilders have checks and balances and checklists in place ... but does the work actually get inspected before the checklist is completed? Is there a superintendent around, or just tradespeople? Is work moving along in an orderly fashion, or is it chaotic ... or too slow?

Another key point to remember is the sales process. Homebuilding communities have on-site agents who either are employees of or contractors for the homebuilders. They work hard to make you think they are working for you, but they are not — their duty is to make the most money for the homebuilder.

But I, Agent Aaron, work for you. I look out for your best interests. Period.

Homes in Kyle TX, one of the most sought-after affordable suburban communities in the greater Austin TX area, had modest home sales in the 2008 calendar year.

The most expensive listing price was $495,000 and the most expensive sales price was $455,000 (not necessarily the same home, either).

The highest sales price/listing price ratio was 121.9%, and the lowest was 77.9% of listing price. But with an average of 98.53% of the current asking price being paid by buyers, the Kyle TX market falls in the same general sales area as the rest of Central Texas.

Days on market in Kyle TX saw equally crazy extremes, with the longest being 405 days on the market, and the lowest being 0 days on the market. The average was 61 days, and the median was 41 days — both figures a little less than more expensive areas around Austin TX.
