I just received an email yesterday from a company called elistit.com offering a service to post my listings on my Facebook profile page. I love the idea the only problem is I signed up for the free 14 day trail( $99 per year /unlimited listings) and entered a could of listings and it seem to have taken forever.

My question is there another way to do the same thing and not have to manually post all the data? I'm all about posting my listings to as many sight as I can. Especally free sites but if I have to manually enter them that's all I will be doing every day. ( I know just hire someone to do it for me )

If anyone has a suggestion or better way/service please share.

 

 

 

 

$15,000 Homebuyer Stimulus Plan

Congress is to vote on the Homebuyer Stimulus bill some time today. Hopefully it will not be modified in any significant way. The bill proposes up to a $15,000 tax credit for homebuyer that purchase a home within one year of the signing of the bill. And unlike last years $7,500 tax credit that needs to be paid back this bill does not. The credit can also be split into two years if the homebuyer wishes.

This plan will increase demand for housing with will decrease inventories and help mitigate foreclosures. I will post a follow up after the bills gets passed or amended in the house.

 

 

Yesterday, I was showing homes to a client in the Romeoville and Plainfield areas of Illinois and I showed 3-4 homes that were REO's and all of them were missing all the kitchen appliances including the garbage disposal?

But that's not the topper, one house we went into not only was missing all the appliances but the Stu@#$ homeowner took every light bulb, all the door handles, kitchen and bathroom knobs and door casing. But left a nasty looking desk in the basement. And based on the overall condition of the property I would guess that the things the homeowner took out of the house were just as nasty as they were.

Maybe they wanted the stuff for the front lawn of there new trailer.

Come on people, these people need to be held responsible and accountable for vandalizing the homes before they get thrown out.

There should be a website that publishes the names and shows photographs of the properties these people left behind. A photo is worth a 1000 words.

In this day and age with the internet being such a huge part of our lives (Facebook,Twitter,My Space,Linked in) someone should design and publish a website that would shame people that do things like this.

I think people would think twice before doing such stupid acts.

Finally some good news from Washington to help Heat up or real estate industry.

The new credit, approved by the Senate Wednesday night, Buyers would get 10 percent of the purchase price of any home, up to $15,000, applied to their tax bill.

Consumers would be allowed to spread out the credit over two years, making it possible for those who pay less than $15,000 in taxes to benefit. Anyone who buys a home within a year of the bill's signature would qualify. To deter speculators, buyers must occupy the house as their main residence for at least two years.

The total cost to the federal government is estimated to be between $19-$36 billion dollars. That seems like a drop in the bucket compared to all the other usless projects and funding that has been approved in the last six months.(My Personal favorites are:$4 million dollars for wooden arrows and Puerto Rican rum, racetracks and film producers.) As a constituent and a REALTOR, I want to stress how important it is for FHA reform legislation to be quickly enacted. These bills, passed the House and Senate in 2007, are now stalled in conference. Permanent increases in the FHA loan limits, lowered FHA downpayment requirements, and new opportunities for condominium purchases are needed to create safe and affordable mortgage options for our state's homebuyers and those wishing to refinance. These changes will also provide much needed stability to our local housing markets and economies.

The new loan limits passed in the recently enacted Economic Stimulus bill will expire in less than 10 months. Dramatically reducing these limits at year's end will push our nation's fragile housing markets into turmoil once again. Realistic loan limits that permanently help ALL areas of the country are needed to bring stability to the marketplace.

FHA's downpayment levels led many borrowers to opt for the exotic, risky mortgages that have been the hallmark of the foreclosure crisis. The FHA reform bills will allow FHA to modify downpayment requirements and offer flexible financing to eligible borrowers.

In many areas of the country, condominiums remain the most affordable option for homeownership, but FHA owner/occupancy and documentation requirements, make it very difficult to purchase a condominium using FHA mortgage insurance. The FHA reform bills will move condominium financing programs into FHA's single-family program where they belong and ease the way for condominium purchases.

We cannot wait any further for FHA reform. Pass a permanent FHA reform bill NOW to give American homebuyers and homeowners the peace of mind they so desperately need.
