Dataw Island Real Estate Market Update, January 2009 - 02/18/09 09:26 AM

For the month of January 2009, there was one closing on Dataw Island.  It was for a 3/3 with a waterview and sold for $562,500 on 1/12/09.  The home had been under contract since 7/15/08, so the closing timeframe was approx. 6 months.
Dataw Island is a gated golf community near Beaufort South Carolina.  Membership to the club is required at a social level minimum.

Palmetto State? Where did that come from? - 02/17/09 03:34 PM
Fort Moultrie was the first fort, built of palmetto logs.  The fort inspired the South Carolina state flag and the nickname Palmetto State. The fort was attacked by the British on June 28, 1776. The soft palmetto logs did not crack under bombardment - it absorbed the shots from the warships. Also, there were stories that cannon balls actually bounced off the walls! The fort is named for William Moultrie who was the commander in the battle.
Now you know an interesting fact of how South Carolina, The Palmetto State got its name!

 In the month of January 2009, 41 Single Family Homes sold in Beaufort MLS.  The median sold price was $198,000 with 187 days on the market.  This is a slightly lower median home price than seen in 2008.  We will have to monitor this trend together to see if it continues.

Finders Fee for Rentals, Beaufort SC Real Estate - 02/11/09 03:29 PM
You can imagine my shock when a $995.00 check arrived on my desk today!  One of my agents charged their client a Finder's Fee for placing a tenant in their rental home.  The charge was the first months' rent.   This was a cute little cottage, so it did not stay on the rental market very long at all!  Hey, who couldn't use an extra $995.00!
This is a great alternative for clients needing a Realtor's assistance to locate a tenant, but does not want full property management services!
