      <description>I have extremely exciting news to share with you!
J.D. Power and Associates announced today that RE/MAX ranks highest in customer satisfaction, for both buyers and sellers, in its 2011 residential real estate survey.
That's right &amp;ndash; we've earned the highest level of appreciation from BOTH groups of consumers, which is a remarkable statement about the Outstanding Agents in our organization.

Two single-office RE/MAX firms are No. 1 when production is measured by office. RE/MAX of Reading in Wyomissing, PA, (2,756 sides) is one of nine RE/MAX brokerages on the Closed Transaction Sides Per Office list, and RE/MAX of Boulder in Boulder, CO, ($55.8 million) is one of five on the Closed Sales Volume Per Office list.
Among overall Top 500 rankings by transaction sides (the main qualifier for the report), 111 RE/MAX brokerages placed on the list, with the cutoff at 961 sides. Five RE/MAX firms exceeded 7,000 transactions, 33 closed more than 2,000, and 104 offices topped 1,000.

&amp;bull; RE/MAX Alliance, Arvada, CO: 8,880 sides
&amp;bull; RE/MAX Gold, Rancho Cordova, CA: 7,982 sides

&amp;bull; RE/MAX Allegiance, Fairfax, VA: 7,014 sides
In additional to the 111 brokerages in the Top 500, another 90 RE/MAX firms closed more than 500 sides each, qualifying as "Up and Comers."
RE/MAX vs. the Industry
Additional information from the Real Trends 500 will be released early next month, and further analysis will reveal other important details about per-agent production. The findings will likely resemble those in the RE/MAX Versus the Industry Report, a nationwide study confirming that RE/MAX led all national franchises in total transaction sides (754,333) and transaction sides per agent (13.1) last year. That per-agent productivity easily surpassed Coldwell Banker (7.1 sides per agent) and ERA (6.3), Prudential (6.2), and more than doubled Century 21 (5.4), Keller Williams (5.1), Sotheby's (3.9) and Better Homes and Gardens (3.5).

      <description>NAR: Existing-Home Sales Up 5.6% in November
U.S. existing-home sales got back on an upward path in November, resuming a growth trend since bottoming in July, according to the National Association of Realtors.
Existing-home sales rose 5.6 percent to a seasonally adjusted annual rate of 4.68 million in November from 4.43 million in October, but are 27.9 percent below the cyclical peak of 6.49 million in November 2009, which was the initial deadline for the first-time buyer tax credit.
Lawrence Yun, NAR chief economist, is hopeful for 2011.
&amp;ldquo;Continuing gains in home sales are encouraging, and the positive impact of steady job creation will more than trump some negative impact from a modest rise in mortgage interest rates, which remain historically favorable,&amp;rdquo; Yun said.
Data from the November RE/MAX National Housing Report on 54 metro areas closely aligns with NAR on the year-over-year sales decline, showing a 25.9-percent drop vs NAR&amp;rsquo;s 27.9 percent. Also, inventory data is nearly identical with a 4.6 percent decline and 10-month supply compared to NAR&amp;rsquo;s 4 percent and 9.5 months. The RE/MAX report can found on Mainstreet.

A holiday favorite is almost here! Watch the action, glory and athleticism of the RE/MAX World Long Drive Championship on Christmas Day on ESPN2.
The Dec. 25 telecast starts at 2 p.m. ET; ESPN will carry it the next day at 2:30 p.m. ET. Other channels will deliver the show to fans around the world; watch Mainstreet in the coming weeks for programming details.
The worldwide broadcast of golf's premier power event means more exposure for RE/MAX &amp;ndash; and for your business.
"Through the RE/MAX World Long Drive Championship, millions of consumers become familiar with the RE/MAX brand and, in turn, keep our agents top of mind when it comes to buying or selling real estate," says Mike Reagan, RE/MAX Senior Vice President of Brand Marketing.
And the winner is...
In dramatic fashion, Joe Miller of London, who fell into the loser's bracket early in the competition, survived five "Last Chance" rounds to make it to the final Open Division head-to-head battle &amp;ndash; against 16-year-old Domenic Mazza of California. Miller crushed a 414-yard blast to beat the teen's 371-yard effort. Earlier, in the semifinals, Miller eliminated two-time winner Jamie Sadlowski of Canada, 396 yards to 388.
In addition to becoming the first champion ever to emerge from the loser's bracket, Miller &amp;ndash; who earned a $150,000 prize &amp;ndash; became the second winner from Europe. The first was Sweden's Victor Johansson in 2000.
The finals were streamed live, for the first time, on www.espn3.com, where the archived show can still be viewed. RE/MAX Broker Associate Kevin Gorman, however, didn't have to watch from his computer; he was in the thick of the action as it happened.
Gorman, of RE/MAX Equity Group in Lake Oswego, Ore., brought his two brothers to the event. The three avid golfers were captivated by what they experienced.
"It's mind-blowing to see the guys hit the ball that far," Gorman says. "I saw my Ad Fund dollars at work in full force; the brand exposure is simply amazing. Also, we teed it up with some of the pros, and they gave us some great golfing tips &amp;ndash; you can't put a value on that. This was a magical trip for us."
Other championship results:
&amp;bull;The Super Seniors Division champ was Frank Miller, winning by just a 2-yard margin at 367. George Slupski won the Senior title with a drive of 389 yards.
&amp;bull;In the Legends Division, Basketball Hall of Famer Rick Barry won with a 351-yard drive.
&amp;bull;The 2010 Grand Champion Division winner was Thomas Proben, who took the trophy with a 366-yard shot.
&amp;bull;For the fourth consecutive year, U.S. Coast Guard Ensign Ryan Hixson, who is stationed in Pensacola, Fla., won the Military Long Drive Championship with a blast of 358 yards.

      <title>5 Tips to Sell a Home in the Winter</title>
      <description>HOLIDAY GLOW: Help your sellers add an inviting holiday ambience to their home that will entice winter buyers.
Selling a home in December, January or February in frigid climates can be a tough task with a slowdown in market activity and chilly weather.
Typically, buyers searching in the winter months are more serious. And sellers who are motivated to close quickly can make it happen with your help this winter.
Here are five tips from RE/MAX Associates in Northern Illinois that you can share with your clients:
1. Let those lights shine. "Turn on all interior lights for a showing &amp;ndash; even in closets and utility/mechanical rooms &amp;ndash; and make sure all the bulbs are working. Stock up on all the right bulbs for your lamps and fixtures so you can replace burned out bulbs immediately. Also, it's a great idea to keep front exterior lights on even if no showings are scheduled.  Open drapes and blinds to let in light and show visitors the view."

2. Make entry easy. "Winter showings can get off to an awkward start if prospective buyers arrive with snow or salt on their shoes.  Make it easy for buyers to deal with their shoes when they arrive by putting out a nice, festive area rug at the front door so visitors can wipe their feet, and have slippers or disposable booties available. Also, put out a bench, if there's room for one, where visitors can sit and remove their shoes."

3. Keep odors under control.  "Homes can be stuffy in winter when windows are rarely opened, and that can allow odors to build up, which is a huge turn-off to buyers. Pet odors can be especially worrisome in winter. Use a room fragrance if needed, but nothing too strong, and clean more often (especially cat litter, which should be changed daily). Consider using an air purifier and adjusting your thermostat so that your furnace fan runs throughout the day to move air through the house and dissipate odors."

4. Make it festive. "Appropriate holiday decorations can give your home a cheerful look during the winter months &amp;ndash; and even help homes sell, however, don't go to extremes. Small, decorative white lights on trees and bushes are OK through the winter season, but other decorations should be taken down quickly once the holiday passes."

5. Keep it comfy. Adjust your thermostat so the temperature is warm, but comfortable; you don't want it too hot or cold. "When it comes to keeping heating bills under control, don't use plastic sheeting to insulate your windows. You may save a few hundred dollars on heating costs if you cover the windows with plastic, but it could cost you thousands on the sales price because buyers might believe they will have to replace the windows," Hibnick says.

He's a real estate agent and hot air balloon pilot named Max, so he probably should have realized long ago that RE/MAX was the right place for him. Better late than never, Max Mitchell is finally on board.
Mitchell joined RE/MAX Realty Associates in Champaign, Ill., on Sept. 1, after a successful 20-year career with Coldwell Banker.
Several factors motivated Mitchell to consider a change. He is the 2011 president of the Champaign County Association of Realtors, so he wanted to make a move before his term began. And when his Coldwell Banker brokerage was sold, Mitchell's decision wasn't difficult. He knew exactly where to go.
"There are no strangers at RE/MAX Realty Associates," says Mitchell, who has been an active industry leader for many years. "I've been selling real estate in the same market since 1975, so when I visited the office for what was supposed to be a 10-minute tour, I was there for two hours catching up with friends. The folks at RE/MAX are all highly productive, ethical and committed to giving back to the community. I'm glad I'm here now."
Mitchell has been connected to RE/MAX in other ways for years. One example: His wife's cousin, Susan Ramsey, is a Platinum Club member and Lifetime Achievement Award recipient with RE/MAX Integrity Realtors in Glendale, Ariz.
"She loves RE/MAX and never could understand why I wasn't part of it," Mitchell says.
Another is his love of ballooning. Mitchell pilots the trademarked Felix the Cat special-shaped balloon, and has built a network of contacts that includes many RE/MAX Balloon Pilots across the United States. Since 1980, he has attended all but two Albuquerque Balloon Fiestas, the same festival where the RE/MAX Balloon flew for the first time. For years, Mitchell and longtime RE/MAX Balloon pilot Russ McLain even shared a balloon site.
As a witness to bits of RE/MAX history from the outside, Mitchell says he's looking forward to experiencing it from the inside.
"Being affiliated with RE/MAX is cause to raise the bar," he says. "I'll be able to become a better agent for buyers and sellers in today's market."

Kathleen Cooper was recruited to Keller Williams from her independent brokerage last year with guarantees of a new office, 100 percent commissions and the opportunity to be a coach within the system.
After one year of false promises and little support, she joined RE/MAX in mid-October. Her impression so far?
&amp;ldquo;I wish I had joined RE/MAX a year ago,&amp;rdquo; says the new Broker Associate with RE/MAX Professional Associates in Sturbridge, Mass. &amp;ldquo;When Keller Williams recruited me, they told me that RE/MAX was really &amp;lsquo;FEE/MAX,&amp;rsquo; but that&amp;rsquo;s simply not true. I get more services, education and training for free at my new office than I ever did with Keller Williams.&amp;rdquo;
Cooper isn&amp;rsquo;t alone. A total of five former Keller Williams agents joined the Sturbridge RE/MAX office in October with the support of Broker/Owner Lorraine Herbert and Recruiting Manager Pam Crawford. Gaining the new agents effectively stopped Keller Williams&amp;rsquo; plans to open a new satellite office in town, Crawford says.
&amp;ldquo;We are constantly fighting the misconceptions about RE/MAX that our competitors perpetuate to recruits,&amp;rdquo; Crawford says. &amp;ldquo;When I sit down with agents and show them how much more they earn with us than with other companies, they finally get it. Keller Williams aggressively promotes a 70/30 split, but that only works in your favor if you&amp;rsquo;re not producing.&amp;rdquo;
The opportunity to put more money in his pocket also attracted Dennis Bottcher to RE/MAX Professional Associates. He had been with Coldwell Banker for five years before Keller Williams recruited him with the ill-fated promise of a new office in Sturbridge. When the project fell through, he switched to RE/MAX so he could stay in town.
&amp;ldquo;RE/MAX is a major hitter with better tools, resources and operational systems than any company I&amp;rsquo;ve been with,&amp;rdquo; Bottcher says. &amp;ldquo;When I had joined Keller Williams, my friends asked me &amp;lsquo;Who&amp;rsquo;s Keller Williams?&amp;rsquo; RE/MAX, however, needs no introduction; everyone knows the brand.&amp;rdquo;
Bottcher reports that he has already received several referrals and action on his listings since joining RE/MAX. He&amp;rsquo;s working a listing, just sold another house and is closing on three others &amp;ndash; all within a month of making the switch.
As Cooper puts it, moving to RE/MAX is a step up.
&amp;ldquo;Everything &amp;ndash; the training, education, support and technology &amp;ndash; is top-quality at RE/MAX,&amp;rdquo; Cooper says. &amp;ldquo;If you want to sell real estate and be successful, RE/MAX is the place to be.&amp;rdquo;
