As I sit in my office compiling stats for my end of the year market report it is interesting to note which subdivision has been the hot spotof activity this past year.  Here in the town of Historic Edenton, a town of 5000 residents with a land area of 5 miles, 3 golf courses within 25 minutes and water on just about all sides, the subdivision seeing the most consistent sales activity in 2009 is the Mill Village.

Confused in Real Estate - 12/08/09 08:08 PM
Okay here's my dilemma, I read an article telling me I need to increase my sales tactics in this "down" market.  The reason I am not closing more deals is that I don't know how to sell and if I do X, Y, and Z to hone my sales skills, my business will get better and I'll be able to convert those cold or medium warm leads into done deals.  In fact, not all that long ago I was at a small social gathering where people were standing around talking about real estate. New Short Sale Guidelines - 12/04/09 11:05 AM
On Monday the U.S. Treasury Department's long awaited guidelines to streamline Short Sales hit the press.  The new guidelines as enumerated below are from RE/MAX's Co-Founder Dave Liniger.
*Lenders must respond to Short Sale requests within 10 business days of receipt of the offer package.
*The seller will be released from all liability for repayment of the mortgage debt.
*Subsequently, the seller is entitled to a relocation incentive of $1500, which will be deducted from the gross sale proceeds at closing.
*The lender will be paid $1000 to cover administrative and processing costs for a Short Sale or a deed-in-lieu.

A Place You'll Want to Call Home - 12/01/09 01:05 PM
There are not many places in Edenton, NC that give you the feel and comfort of a caring stable community along with the warm feeling of home, yet Pembroke Circle is one of those places.  Established in the early 1940's this one and a half block long street is flanked on one side by Filbert's Creek, which leads to the water of Edenton Bay, and on the other by well built forties style homes. i.e. a Dutch Colonial, brick ranch, cottage style homes, etc.
