      <title>Cheers for a job well done ! </title>
      <description>&lt;p&gt;With all of the news of Doom and Gloom around us, I wanted to take a moment and tell everyone that there are good things happening out there.&amp;nbsp; It is so easy for people to complain. &amp;nbsp;They are quick to tell you what you are doing wrong but not forthcoming to tell you when you are doing something right.&amp;nbsp; So it is my turn to let the world know that there are people out there doing things right&lt;/p&gt;
&lt;p&gt;A little background. I had a client that wanted to purchase a home using Down Payment Assistance.&amp;nbsp; This meant that we were working with a deadline. &amp;nbsp;Well, we&amp;nbsp; found the perfect home. &amp;nbsp;We put &amp;nbsp;in the offer and waited for an answer. &amp;nbsp;The listing agent for the REO property Bently Thomas &amp;nbsp;understood that we were working with a deadline.&amp;nbsp; Bently Thomas worked diligently to get the signed contract back to us ASAP.&amp;nbsp; Bently Thomas was friendly and efficient he made sure the seller signed all the documents that we needed.&lt;/p&gt;
&lt;p&gt;Well that was the beginning of our ordeal.&amp;nbsp; The representative for the seller's attorney did not understand the urgency with this transaction.&amp;nbsp; She was quick to tell us that she just got this file, and let us know that it would take at least 7-10 days before we could close.&amp;nbsp; This would not work the lender gave us until September 19 to close this transaction.&amp;nbsp; Cindy Nelson the loan officer already cleared all the conditions to the file and the package was at the attorney's office waiting for the closing. &amp;nbsp;Well needless to say I was a little frazzled and not sure what to do.&amp;nbsp; So, I called Richard Bradley with Devoe Law firm.( &amp;nbsp;Devoe Law firm was handling the transaction for the buyer.)&amp;nbsp; Richard Bradley with his can do attitude, decided that he would contact the seller's attorney and face the problem head on.&amp;nbsp; Richard Bradley was able to overcome every obstacle placed before him and he did this while remaining positive and optimistic.&lt;/p&gt;
&lt;p&gt;Well the bottom line is we were able meet the deadline and close this transaction.&amp;nbsp; I am so happy that I had the opportunity to work with a team made up of Bently Thomas, Cindy Nelson, and Devoe Law frim.&amp;nbsp; Because of them this transaction was able to close on time! &amp;nbsp;This might not sound like a big deal to many but for my client it was a dream realized.&amp;nbsp; My client is now a homeowner!&amp;nbsp; The house that she drove by everyday for weeks, was now her home!&amp;nbsp;&lt;/p&gt;

      <title>Don't Push the Envelope! </title>
      <description>&lt;p&gt;Don't push the envelope!&amp;nbsp; Open It!&lt;/p&gt;
&lt;p&gt;I went to a client home for to do a listing presentation for a possible short sale. After going through the presentation and looking at all of the paperwork that the client had. I noticed that there were several envelopes that the clients had that were from the mortgage company.&amp;nbsp; Many of these envelopes were not opened. I asked why they did not open the envelopes and they said because they knew that they did not have the money to pay the mortgage. We sat there an opened the envelopes.&amp;nbsp; The mortgage company was trying to get in contact with them to work out a solution instead of foreclosing on home.&amp;nbsp; The couple really wanted to keep their home but was afraid that they could not come up with the mortgage payments that they were in arrears.&amp;nbsp; They were not even aware that they could work out a repayment plan with the mortgage company.&amp;nbsp; With the repayment plan the past due amounts are divided and added onto the regular monthly payments.&amp;nbsp; This can be done for an extended amount of time, this allows you to bring the loan current.&amp;nbsp; Plans for repayment can be made for as short as 3 months, or as long as 24 months. This was just the option that they needed.&amp;nbsp; The husband was laid off and it took him 4 months before he could find a job.&amp;nbsp; The family was struggling to pay all of their bills with just one income.&amp;nbsp; Even though they were behind on their mortgage they were now able to make payment arrangement to keep their home. This was great because they were able to prevent foreclosure. Many mortgage companies will allow you to make repayment plans.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;So please don't push the envelope, open it!&amp;nbsp; &amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;Wow, everywhere you look there is a for sale sign.&amp;nbsp; It seems like there aren't many neighorhoods that have gone untouched.&amp;nbsp; Foreclosures and Short Sale have taken over the market.&amp;nbsp; The last few phone call that I have gotten about listings have all been clients interested in listing their homes for Short Sales.
